In this photo, this client wanted an entertaining space divided into three areas (bar, game room and home theatre). There is a beautiful maple bar that this client wanted incorporated into their space. The challenge was where they wanted it located. The mechanical ductwork was going to interfere with their seating head room and inhibit the viewing of the screen. We were able to place it in the middle of the longest portion of the basement solving both issues as well as increasing the size of the gaming area. A bulkhead was created to take up the small space above the shelving to provide a finished look. We were able to recess the refrigerator so the front didn’t intrude into the walkway. Room definition was added by the short walls at the four corners of the space as well as minimally lowering the ceiling allowing us to create the tray ceiling that follows the perimeter and outlines the bar.

Restorative work was completed on every level of this 4-floor home to make it better suited for modern-day living while retaining the rich character of this historic building. To expand the kitchen and make a designated mudroom/entry area, the back of the house was squared up and fully enclosed. French doors were installed to provide comfortable access into the new space from the existing deck, infusing the remodeled kitchen with much needed natural light. A 2nd floor spare bedroom was transformed into a spacious on-suite master bathroom with walk-in closet and laundry facilities. The master bathroom features polished white Carrara marble tile, elegant pedestal sinks and an over-sized shower. On the 3rd floor, two existing dormers were connected to form a larger single dormer and adjacent closet areas were re-designed to create a new hall bathroom. A basement level addition was dug out with new foundation to create a small storage and work area off the existing finished space. In order to add air conditioning to the house, avoiding significant disturbance to the existing structure, a high velocity system was installed which uses narrow tubing rather than the traditional large ductwork. In addition, the entire interior of the home was painted a soft neutral gray, making the home bright and inviting while the original wood floors were refinished in a dark warm contrasting color.

Originally a two-story piano bar, this space was carefully converted by its new owner into an amazing urban loft. The industrial style kitchen design sits at the center of the space, as part of an open plan kitchen/dining/living area. Our designer, Julie Johnson, worked with the owner to create a comfortable living area paired with edgy industrial features, such as the exposed brick, wood beams, and ducting. Personal touches give the room its unique personality, including an original bar refrigerator and guitar collection hanging in the hallway. The revitalized kitchen incorporated a 36" wide gas cooktop, along with a Native Trails copper farmhouse sink. Flat panel Bellmont Cabinetry kitchen cabinets naturally complement the exposed brick, and pair beautifully with the MSI glass mosaic backsplash, MSI perimeter countertop, and Cambria island countertop. Every detail enhances this kitchen design, including the seeded glass cabinet doors, and undercabinet and undercounter lighting.

We transformed a separate bathroom and laundry room into a single, cohesive space by removing the load-bearing wall that divided them. The new room features a stunning blend of industrial and modern design elements, including exposed ductwork and wooden beams that add a raw, structural aesthetic. The walls and ceiling are freshly painted in modern, sleek tones, enhancing the room's contemporary feel. The bathroom area boasts a luxurious tub with a built-in niche, while the laundry section includes a functional sink paired with an LED mirror. A convenient folding table and additional storage cabinets provide ample space for laundry tasks and organization, making this renovated room both stylish and highly practical.

The homeowners of this large single-family home in Fairfax Station suburb of Virginia, desired a remodel of their master bathroom. The homeowners selected an open concept for the master bathroom. We relocated and enlarged the shower. The prior built-in tub was removed and replaced with a slip-free standing tub. The commode was moved the other side of the bathroom in its own space. The bathroom was enlarged by taking a few feet of space from an adjacent closet and bedroom to make room for two separate vanity spaces. The doorway was widened which required relocating ductwork and plumbing to accommodate the spacing. A new barn door is now the bathroom entrance. Each of the vanities are equipped with decorative mirrors and sconce lights. We removed a window for placement of the new shower which required new siding and framing to create a seamless exterior appearance. Elegant plank porcelain floors with embedded hexagonal marble inlay for shower floor and surrounding tub make this memorable transformation. The shower is equipped with multi-function shower fixtures, a hand shower and beautiful custom glass inlay on feature wall. A custom French-styled door shower enclosure completes this elegant shower area. The heated floors and heated towel warmers are among other new amenities.

Glass tiles and the dark blue-grey walls blend beautifully with the steel grey granite. This hood is ducted to the outside. The cabinets to the right of the hood are actually shorter than they appear to accommodate the necessary duct-work.

The XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. It includes a standard 1-car garage with modern, satin-glass window garage door, but when building from scratch, can also be re-configured as a pull-through breezeway into a backyard parking scenario, where a detached garage is also possible. Guests are greeted with an impressive two-story vaulted, naturally-lit staircase immediately adjacent to the front door. The great room, complete with a touch of industrial-modern with its exposed HVAC ductwork, is vast with a roomy kitchen on one end and living room at the other. Just beyond the living room is a 3-panel door system to the back patio and yard. Kitchen-wise, modern enthusiasts who love to cook will enjoy the large kitchen wall that includes an impressive range and vent hood with a horizontal slider window built right into the backsplash over the cooktop. The island also includes one of my signature built-in tables that comfortably seats six, and is one less piece of furniture to buy. A powder bathroom also resides downstairs, saving you that quick climb up the stairs just for a quick bathroom stop. When it's time to retire for the evening, the upstairs offers several living options. Just atop the staircase is a double-door system that provides not only natural light, but access to the quaint rooftop deck overlooking the front yard. The hall leads to a full bathroom, linen closet, and spacious back bedroom with walk-in closet. Down the other end of the hall leads to the master suite, utility room, and 3rd bedroom, also with its own master closet. The master suite, the largest of the three bedrooms, has its own full bathroom with dual sinks, shower, toilet room, and large walk-in closet with that direct, secondary connectivity to the utility room that many of my designs are known for. A small pinhole in the coupling of the hot water supply line from the Hot Water Heater developed and began leaking and spraying hot steamy mist. Because of its location in the seldom used Finished Full Basement, it initially went unnoticed. By the time the homeowners noticed the leaking water, the moisture content in the ceiling sheetrock and well down the walls read 100%. The moist, warm environment proved to be ideal for colonies of mold spores to spread throughout the basement, aided by the HVAC systems return and supply lines circulating the mold spores. It didn’t take long before mold patches eventually covered all of the exposed materials and surfaces, furniture included. The homeowners’ had protection from their insurance policy and were able to have repairs done after this unfortunate disaster. Construction ensued. The ceiling, floors, and all of the interior and exterior walls were stripped down to the wood framing and masonry and disposed of. The 1st and 2nd Floor HVAC Ductwork was removed, and the entire existing Full Bath was gutted. The remodeling included increasing the size of the full bath and removing the shower/tub as well as installing a large and comfortable tile shower. We added a small towel closet, and a separate entry into the adjoining room, which would now be reconfigured into a bedroom. A new EPA Water Sense-rated commode, a vanity cabinet with a natural granite countertop and an under-mount sink, a wall-hung mirror, and new sconce lights rounded out the update. We turned the adjoining room next to the full bath into a bedroom. We added generous closet storage space and new lighting. We finally turned our attention to the old kitchenette / wet bar. We took away some of the footprint to add to the full bath and designed an efficient and handsome wet bar / kitchenette. Porcelain tile, no VOC interior paints, a complete replacement of the basement and 1st Floor HVAC ducting, air handler equipment cleaning, and green-certified carpet and pad combined to create a healthy and light-filled living environment.

Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was. The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior. This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters. A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home. The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout. The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace. The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. These Woodbury clients came to Castle to transform their unfinished basement into a multi-functional living space.They wanted a cozy area with a fireplace, a ¾ bath, a workout room, and plenty of storage space. With kids in college that come home to visit, the basement also needed to act as a living / social space when they’re in town. Aesthetically, these clients requested tones and materials that blended with their house, while adding natural light and architectural interest to the space so it didn’t feel like a stark basement. This was achieved through natural stone materials for the fireplace, recessed niches for shelving accents and custom Castle craftsman-built floating wood shelves that match the mantel for a warm space. A common challenge in basement finishes, and no exception in this project, is to work around all of the ductwork, mechanicals and existing elements. Castle achieved this by creating a two-tiered soffit to hide ducts. This added architectural interest and transformed otherwise awkward spaces into useful and attractive storage nooks. We incorporated frosted glass to allow light into the space while hiding mechanicals, and opened up the stairway wall to make the space seem larger. Adding accent lighting along with allowing natural light in was key in this basement’s transformation. Whether it’s movie night or game day, this basement is the perfect space for this family! It was structurally necessary to install a steel beam to support the second story of the house which was covered by brick veneer. We decided to leave the beam exposed and utilize it as a element of the final design. The ceiling fixture in the family room area was created using black iron pipe and Juno track lights mounted on mono-points. The stainless steel hood was ducted via spiral exposed ductwork to the exterior. The Star Beach granite countertop was secured to the countertop and the post by a frame fabricated from 1" square tubular steel. The steel post was framed in wood and stone tile were applied over the framework.

An open loft hallway defined by the columns and the curved wall on the one side that separates the public space from the private bedrooms. The curved wall is a nod to the history of the building when it was used to print books. It represents the flowing paper as it is run through a printing press.

The old Bauman kitchen was terribly partitioned off. The laundry room and closet left a narrow hallway between the kitchen and the dining room. The Bauman’s really wanted an open space. They connected with ALL Renovation & Design at a home show. And we immediately got to work modifying the existing space. This proved to be a challenge because there was almost nowhere for the ductwork that fed the upstairs to go. But with some creative planning, we rerouted the ducts to go inside the cabinet next to the wine rack. This allowed us to knock out the walls that separated the kitchen and the dining room giving a beautiful open space. The homeowner had several requests that were designed to make their daily life easier. One was adding a second sink to the island. Another request was extending the kitchen past the window to allow for more cabinets and counter space. In between, we added a comfortable window seat.All the lighting was designed around how the space was going to be used. An example is how where the table was going to be positioned in the dining room next to the pantry and custom wine rack dictated where the ceiling fan and recessed lighting would be installed.The result is a beautiful, functional space that is completely open… just what the Bauman’s wanted.
