The homeowners of this large single-family home in Fairfax Station suburb of Virginia, desired a remodel of their master bathroom. The homeowners selected an open concept for the master bathroom. We relocated and enlarged the shower. The prior built-in tub was removed and replaced with a slip-free standing tub. The commode was moved the other side of the bathroom in its own space. The bathroom was enlarged by taking a few feet of space from an adjacent closet and bedroom to make room for two separate vanity spaces. The doorway was widened which required relocating ductwork and plumbing to accommodate the spacing. A new barn door is now the bathroom entrance. Each of the vanities are equipped with decorative mirrors and sconce lights. We removed a window for placement of the new shower which required new siding and framing to create a seamless exterior appearance. Elegant plank porcelain floors with embedded hexagonal marble inlay for shower floor and surrounding tub make this memorable transformation. The shower is equipped with multi-function shower fixtures, a hand shower and beautiful custom glass inlay on feature wall. A custom French-styled door shower enclosure completes this elegant shower area. The heated floors and heated towel warmers are among other new amenities.

This bathroom features a shaker pocket door with farmhouse style sink, faucet, and quartz countertop that looks like concrete but is much more durable. The vanity cabinet is custom built and stained to client's specifications. The shower has multiple modern styles incorporated; including a larger wall tile and seat on opposite walls, with beveled subway tile and niche on the adjacent wall. The bathroom floor is wood plank style flooring. The shower is finished off with a spot free treatment to the 1/2 inch frameless glass partition and door with hardware.

My clients were'early pioneers in a low-density 1940's working class neighborhood that quickly transitioned to its current status as an up-scale higher-density enclave of [cool] townhouses close to downtown. The resulting, much-published, AIA state and local award-winning design assumes an industrial flavor in direct response to the materials and ambience the clients wanted: a light-filled, open-plan living space with exposed wood structure, pine 2x sub-flooring, exposed ductwork and conduit, metal and stucco exterior siding, finished concrete floors on floor 1 and metal sash windows all around. Like most condos, the landmark building came with its share of challenges, including obtrusive structural columns, surprise ductwork, and its distinctive curved exterior walls.

The project skillfully repurposed an existing 873-square-foot barn, retaining its original character while adding 821 square feet of living space with a new garage and a welcoming front porch. The interior showcases a captivating interplay of textures and finishes. Existing barn timbers, meticulously refinished and adorned with decorative hardware, form the heart of the structure. Knotty pine wall paneling envelops the space, evoking a warm and inviting mountain retreat atmosphere. Brick paver flooring seamlessly connects the interior with the outdoors, while exposed ductwork and stylized lighting infuse the space with an industrial edge, creating a loft-like ambiance.

Located in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.

This was a quick and inexpensive fix to a space that was really rundown. New cabinets or cabinet doors wasn't in the budget so they were painted with new knobs and the back tile painted alternating colors. Strange holes for old ductwork was filled in. The linoleum counter was replaced with a hand built wooden planks stained a rich brown. The animal skin masks the inexpensive flooring. The pendant light provides warmth.

This project was a special one for us. We had the pleasure of working with a lovely retired couple in their early 70s who were returning clients! It's always a testament to our work when clients come back for more. This time, they were ready to tackle a full bathroom and basement renovation to truly make their Mississauga home a haven for their golden years. Before: Outdated and Cramped Both bathrooms were stuck in a time warp, sporting outdated fixtures and cramped layouts. Limited storage and bulky linen towers that blocked natural light added to the feeling of confinement. Downstairs, the basement was a sea of belongings with only one closet for storage. Peeling linoleum tiles and remnants of an acoustic ceiling definitely didn't create an inviting atmosphere. The Vision: Functionality, Light, and Style Our clients desired bathrooms that were both functional and stylish, with ample storage and a spa-like ambiance. In the basement, their dream was to create a space where they could relax, pursue hobbies, and entertain, all while keeping their belongings organized. The Transformation: Custom Solutions for a Perfect Fit ●Bathrooms: We banished the bulky linen towers and designed custom vanities withdrawers and shallow countertop towers to maximize storage without sacrificing light.Frameless glass shower enclosures added a modern touch and further enhanced thefeeling of spaciousness. Each bathroom, though similar in shape, boasts a distinctpersonality. The lower level bathroom has a contemporary spa-like feel with off-whitetextured tiles and a sleek white oak vanity, while the upper bathroom exudes elegancewith polished marble-look tiles, a richly stained oak vanity, and a luxurious showerbench. ●Basement: Forget basic drywall closets! We maximized the basement's potential withtwo large closets for storage, a custom media unit, and a clever cabinet designed tohouse the clients' roll-in sewing machine table and piano. Challenges and Triumphs During the renovation, we encountered some unexpected ductwork that threatened to interfere with a planned shower niche. Our team quickly adapted, shifting the niche and maximizing its width to maintain both functionality and design. Life After Renovation: A New Chapter The transformation is remarkable. The bathrooms are now bright, spacious, and functional oases. The basement has been reborn as a haven for relaxation and hobbies, with ample storage to keep everything organized. Our clients can now enjoy movie nights, play the piano, and indulge in their crafting passions in a space that truly reflects their lifestyle. Memorable Moments Working with these clients was an absolute joy. Their trust in our expertise, especially when it came to maximizing their basement's potential, was incredibly rewarding. Seeing their faces light up as they experienced their newly renovated spaces made all the effort worthwhile. This project was a reminder that renovations are about more than just aesthetics. They're about creating spaces that enhance our clients' lives and allow them to embrace new possibilities. We're honored to have played a part in this couple's journey to a more comfortable, functional, and beautiful home.
