You might recognize this kitchen from the movie "The 10 Things I Hate About You". We remodeled this kitchen for the gourmet cook while staying true to the home’s 100 year history. The aged floor had to be leveled before the tile was installed. Also, floor joists were moved to allow for the installation of ductwork for the remote fan installation. The layout was altered to increase efficiency. The island size was increased to allow for the 36” gas range and fan installation. The island top is a stunning single piece of granite. The old Bauman kitchen was terribly partitioned off. The laundry room and closet left a narrow hallway between the kitchen and the dining room. The Bauman’s really wanted an open space. They connected with ALL Renovation & Design at a home show. And we immediately got to work modifying the existing space. This proved to be a challenge because there was almost nowhere for the ductwork that fed the upstairs to go. But with some creative planning, we rerouted the ducts to go inside the cabinet next to the wine rack. This allowed us to knock out the walls that separated the kitchen and the dining room giving a beautiful open space. The homeowner had several requests that were designed to make their daily life easier. One was adding a second sink to the island. Another request was extending the kitchen past the window to allow for more cabinets and counter space. In between, we added a comfortable window seat.All the lighting was designed around how the space was going to be used. An example is how where the table was going to be positioned in the dining room next to the pantry and custom wine rack dictated where the ceiling fan and recessed lighting would be installed.The result is a beautiful, functional space that is completely open… just what the Bauman’s wanted. The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures. During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work. The finished project is a gorgeous blend of industrial and contemporary home style.

It is rare to find a basement in Texas. This home was converted from an exposed pier opening beneath the home into a complete man cave/basement for entertainment and relaxing. The floors are epoxy concrete in a natural finish. The walls are lapboard to give it a farmhouse look. In the adjacent room through the sliding barn doors are the tankless hot water heater, ice maker, refrigerator, water treatment system, and washer/dryer.

The bedrooms are located towards the back of the unit and in order to get natural light and ventilation into the bedroom as the building code requires, a portion of the curved wall that separates them from the living spaces is held down to be only seven feet above the floor letting the light and ventilation into the room

This major renovation added a second story to an original 1960's bungalow, more than doubling the square footage. All new framing, ductwork, plumbing, electrical, insulation, and more were a part of this project. No detail was overlooked in making this dream home a reality from the timber-framed front entrance to the reverse osmosis water filtration system. A large kitchen, quartz countertops throughout, second-floor laundry room & custom built staircase are some of this project's features.

This boutique loft is located in the heart of the St. Lawrence Market District in downtown Toronto. There are only 12 units in the entire building which makes it a hot commodity! When we went to meet the clients for our initial consultation we were immediately struck by the 11' 6" high ceilings and the 10 x 25ft windows. This unit had plenty of original charm i.e. exposed ductwork, exposed electrical conduits and junction boxes but it lacked in the finishings and decor department. The Hope Designs Team was hired to stage the loft and bring in the "wow factor". Utilizing the some of the clients existing furnishings in combination with Hope Designs furniture, art, decor and accessories we able to transform the space.

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.

These Woodbury clients came to Castle to transform their unfinished basement into a multi-functional living space.They wanted a cozy area with a fireplace, a ¾ bath, a workout room, and plenty of storage space. With kids in college that come home to visit, the basement also needed to act as a living / social space when they’re in town. Aesthetically, these clients requested tones and materials that blended with their house, while adding natural light and architectural interest to the space so it didn’t feel like a stark basement. This was achieved through natural stone materials for the fireplace, recessed niches for shelving accents and custom Castle craftsman-built floating wood shelves that match the mantel for a warm space. A common challenge in basement finishes, and no exception in this project, is to work around all of the ductwork, mechanicals and existing elements. Castle achieved this by creating a two-tiered soffit to hide ducts. This added architectural interest and transformed otherwise awkward spaces into useful and attractive storage nooks. We incorporated frosted glass to allow light into the space while hiding mechanicals, and opened up the stairway wall to make the space seem larger. Adding accent lighting along with allowing natural light in was key in this basement’s transformation. Whether it’s movie night or game day, this basement is the perfect space for this family!
