This bathroom features a shaker pocket door with farmhouse style sink, faucet, and quartz countertop that looks like concrete but is much more durable. The vanity cabinet is custom built and stained to client's specifications. The shower has multiple modern styles incorporated; including a larger wall tile and seat on opposite walls, with beveled subway tile and niche on the adjacent wall. The bathroom floor is wood plank style flooring. The shower is finished off with a spot free treatment to the 1/2 inch frameless glass partition and door with hardware.

Inspiration for an industrial bathroom remodel in Boston

This kids bedroom features a pair of opposing bunk beds made with locally fabricated industrial style metalwork. The lighting is able to be adjusted to direct the light for reading.

The XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. During the planning phase we undertook a fairly major Value Engineering of the design to ensure that the project would be completed within the clients budget. The client identified a ‘Fords Garage’ style that they wanted to incorporate. They wanted an open, industrial feel, however, we wanted to ensure that the property felt more like a welcoming, home environment; not a commercial space. A Fords Garage typically has exposed beams, ductwork, lighting, conduits, etc. But this extent of an Industrial style is not ‘homely’. So we incorporated tongue and groove ceilings with beams, concrete colored tiled floors, and industrial style lighting fixtures. During construction the client designed the courtyard, which involved a large permit revision and we went through the full planning process to add that scope of work. The finished project is a gorgeous blend of industrial and contemporary home style.

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.
