UserThe XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. From the curb, the design presents with an impressive stature marked by a tall 2-story gable massing, flanked by a flat-roofed wing and entryway sheltered by a quaint second-story deck above. This rendition is skinned with a dark concrete brick, accented by a richly-stained tongue and groove cedar wood facade.
Designed specifically for NE16, my OKC Urban Renewal-awarded redevelopment project in inner Oklahoma City, this plan is compatible with narrow lots while still packing in nearly 1900 square feet of pure, functional living space. It includes a standard 1-car garage with modern, satin-glass window garage door, but when building from scratch, can also be re-configured as a pull-through breezeway into a backyard parking scenario, where a detached garage is also possible.
Guests are greeted with an impressive two-story vaulted, naturally-lit staircase immediately adjacent to the front door. The great room, complete with a touch of industrial-modern with its exposed HVAC ductwork, is vast with a roomy kitchen on one end and living room at the other. Just beyond the living room is a 3-panel door system to the back patio and yard.
Kitchen-wise, modern enthusiasts who love to cook will enjoy the large kitchen wall that includes an impressive range and vent hood with a horizontal slider window built right into the backsplash over the cooktop. The island also includes one of my signature built-in tables that comfortably seats six, and is one less piece of furniture to buy. A powder bathroom also resides downstairs, saving you that quick climb up the stairs just for a quick bathroom stop.
When it's time to retire for the evening, the upstairs offers several living options. Just atop the staircase is a double-door system that provides not only natural light, but access to the quaint rooftop deck overlooking the front yard. The hall leads to a full bathroom, linen closet, and spacious back bedroom with walk-in closet. Down the other end of the hall leads to the master suite, utility room, and 3rd bedroom, also with its own master closet.
The master suite, the largest of the three bedrooms, has its own full bathroom with dual sinks, shower, toilet room, and large walk-in closet with that direct, secondary connectivity to the utility room that many of my designs are known for.

Jobe Corral ArchitectsThis East Austin house is both an exhibition space and a home to its curators. At the street front, the façade of the 100 year-old home is relatively unchanged and matches the character of the surrounding neighborhood. Inside, the intersection of old / new construction, public / private zones, art / life creates a layered experience that pushes the suburban form towards a more urban typology. When the gallery is not in use, the living room and dining room spill out into the public spaces. Large pocket doors close off the private spaces during gallery hours to divide home from exhibit. A pecan tree at the heart of the site informs the footprint of the 900 sf addition. The gallery wraps around the resulting courtyard and main gallery entrance. Vestiges of the historic home punctuate the contemporary interior and remind visitors of the intrinsic value of the old materials. Salvaged long leaf pine used at the floors and walls brings warmth to the entry, and is seen again at the courtyard soffit.

San Luis Kitchen Co.In this cherry kitchen with a subtle glazed finish we raised the center of the ceiling while retaining a soffit for duct-work. There is a minimal wood hood surround, large pantry next to the refrigerator, bar seating with turned post details and lots of counter space. the counter is Corian in Tumbleweed. The homeowner added hand stenciling and a tile mural back splash.
JRP Design & RemodelEichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was.
The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior.
This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters.
A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home.
The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout.
The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace.
The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. A new spa was added to the existing pool, along with a new BBQ area and firepit.

Piperbear DesignsLocated in Church Hill, Richmond’s oldest neighborhood, this very early 1900s Victorian had tons of historical details, but the house itself had been neglected (badly!). The home had two major renovation periods – one in 1950’s, and then again in the 1980s’s, which covered over or disrupted the original aesthetics of the house (think open ductwork, framing and drywall obscuring the beautiful mantels and moldings, and the hot water heater taking up valuable kitchen space). Our Piperbear team had to “undo” much before we could tackle the restoration of the historical features, while at the same time modernizing the layout.
Lee Brothers ConstructionThis living room connects to the kitchen and features a wide view of the lake from multiple picture windows. Additional features are a large fan and exposed ducting. The steps are real hardwood finished with a professionally installed stainless cable rail system. The front door is a modern shaker style door. Adjacent is the sliding door to enter the guest bathroom.
Managed RenovationsReplaced the existing kitchen island with new cabinets and a "waterfall" quartz counter top system. Remaining cabinets were all professionally repainted. Cabinet doors and drawer faces and their hardware removed and taken offsite to be prepped and lacquer painted. The remaining base and wall cabinets were meticulously taped off, prepped, and lacquer painted. New quartz countertops, some new appliances, hardwood floors were refinished, HVAC ductwork added, and the complete kitchen area was prepped and repainted.
Lee Brothers ConstructionThis bathroom features a shaker pocket door with farmhouse style sink, faucet, and quartz countertop that looks like concrete but is much more durable. The vanity cabinet is custom built and stained to client's specifications. The shower has multiple modern styles incorporated; including a larger wall tile and seat on opposite walls, with beveled subway tile and niche on the adjacent wall. The bathroom floor is wood plank style flooring. The shower is finished off with a spot free treatment to the 1/2 inch frameless glass partition and door with hardware.
Paradise Found ConstructionA small pinhole in the coupling of the hot water supply line from the Hot Water Heater developed and began leaking and spraying hot steamy mist. Because of its location in the seldom used Finished Full Basement, it initially went unnoticed.
By the time the homeowners noticed the leaking water, the moisture content in the ceiling sheetrock and well down the walls read 100%. The moist, warm environment proved to be ideal for colonies of mold spores to spread throughout the basement, aided by the HVAC systems return and supply lines circulating the mold spores. It didn’t take long before mold patches eventually covered all of the exposed materials and surfaces, furniture included.
The homeowners’ had protection from their insurance policy and were able to have repairs done after this unfortunate disaster.
Construction ensued. The ceiling, floors, and all of the interior and exterior walls were stripped down to the wood framing and masonry and disposed of. The 1st and 2nd Floor HVAC Ductwork was removed, and the entire existing Full Bath was gutted.
The remodeling included increasing the size of the full bath and removing the shower/tub as well as installing a large and comfortable tile shower. We added a small towel closet, and a separate entry into the adjoining room, which would now be reconfigured into a bedroom. A new EPA Water Sense-rated commode, a vanity cabinet with a natural granite countertop and an under-mount sink, a wall-hung mirror, and new sconce lights rounded out the update.
We turned the adjoining room next to the full bath into a bedroom. We added generous closet storage space and new lighting.
We finally turned our attention to the old kitchenette / wet bar. We took away some of the footprint to add to the full bath and designed an efficient and handsome wet bar / kitchenette.
Porcelain tile, no VOC interior paints, a complete replacement of the basement and 1st Floor HVAC ducting, air handler equipment cleaning, and green-certified carpet and pad combined to create a healthy and light-filled living environment.
East Mountain DesignNew pass through from Dining to Kitchen features lit display cabinets on both sides to replace the old cabinets which were on the old wall. Lowered soffit conceals existing problematic HVAC ductwork.
