Maybe you can relate to these empty nesters who reached out to us to design and build a new kitchen for their current and long term needs. They do lots of entertaining, have an extensive wine collection and enjoy welcoming more grandchildren into the family. Both cook, although he prefers his grill. They wanted their new kitchen to be an open space that is easier to move around in. They were also looking forward to more storage and new, state-of-the-art appliances.
Design objectives:
-New layout to accommodate large groups for frequent entertaining
-Big island to seat as many people as possible
Improve traffic flow by omitting a counter peninsula by the family room and other cabinet barriers
-Main cooktop to face visitors with point-of-use spices, utensils, pots & pans nearby
-Multiple cooking & refrigeration appliances
-Plan for as much countertop space as possible for multiple cooks
-Dedicated spaces needed for wine, liquor, cold drinks & decorative glassware
-Incorporate special details such as thick or waterfall countertops, unique backsplash, wood accents
-Need better task, ambient and general lighting
-Make it beautiful – a kitchen the homeowners could be proud of
-Seamlessly join kitchen with breakfast room, given load-bearing wall & various ceiling heights
-Ensure the large, newly opened space remains intimate and inclusive
-Determine how to best utilize the breakfast room, given limited availability of wall space with two sets of French doors and a large window
-Relocating two ventilation ducts currently in a wall to be removed
-Incorporate multiple appliances while adding functional storage
-Integrate special details that wouldn’t be lost in a large room
-Utilize multiple finishes and colors that provide continuity
Design solutions:
-The wall between the kitchen & breakfast nook was completely removed – the structural beam was shortened, providing the largest opening possible
-One small wall section remained intact to relocate ductwork, which conveniently created an alcove for the dual refrigerator armoire
-Two islands in the same finish visually join the elongated room
-The cooking island includes necessary point-of-use storage along with a steam oven and additional storage on the opposite side
The wide cooking island allows for two cooks to comfortably share the counter space, allowing casual interaction
-The second island fills the center of the former breakfast room; tall cabinets in a contrasting finish flank the French doors and provide visual balance
-The sizable second island provides seating for six on a conversation-conducive curve. It houses freezer drawers, a microwave drawer, an under-counter refrigerator, plus additional storage
-Docking station inside drawer
-Two cabinet styles in three finishes provide continuity, balance and interest in the large room
While the clients didn’t have a specific vision of the remodeled space, they were completely open to new ideas and knew which features they wanted when they saw them. They were truly doing the project for their own enjoyment and that of their family and guests. We’re happy to know they are thrilled with the end result. In fact, we had so much fun working together we’re now talking about a new project!

This Gulfport, FL office entry features storefront-style windows, exposed steel columns, and a clean open layout. Glass office partitions and a modern staircase enhance both visibility and flow throughout the workspace.

The XXTwo Plan merges ultimate functionality with a clean Scandinavian-inspired modern farmhouse minimalism. From the curb, the design presents with an impressive stature marked by a tall 2-story gable massing, flanked by a flat-roofed wing and entryway sheltered by a quaint second-story deck above. This rendition is skinned with a dark concrete brick, accented by a richly-stained tongue and groove cedar wood facade.
Designed specifically for NE16, my OKC Urban Renewal-awarded redevelopment project in inner Oklahoma City, this plan is compatible with narrow lots while still packing in nearly 1900 square feet of pure, functional living space. It includes a standard 1-car garage with modern, satin-glass window garage door, but when building from scratch, can also be re-configured as a pull-through breezeway into a backyard parking scenario, where a detached garage is also possible.
Guests are greeted with an impressive two-story vaulted, naturally-lit staircase immediately adjacent to the front door. The great room, complete with a touch of industrial-modern with its exposed HVAC ductwork, is vast with a roomy kitchen on one end and living room at the other. Just beyond the living room is a 3-panel door system to the back patio and yard.
Kitchen-wise, modern enthusiasts who love to cook will enjoy the large kitchen wall that includes an impressive range and vent hood with a horizontal slider window built right into the backsplash over the cooktop. The island also includes one of my signature built-in tables that comfortably seats six, and is one less piece of furniture to buy. A powder bathroom also resides downstairs, saving you that quick climb up the stairs just for a quick bathroom stop.
When it's time to retire for the evening, the upstairs offers several living options. Just atop the staircase is a double-door system that provides not only natural light, but access to the quaint rooftop deck overlooking the front yard. The hall leads to a full bathroom, linen closet, and spacious back bedroom with walk-in closet. Down the other end of the hall leads to the master suite, utility room, and 3rd bedroom, also with its own master closet.
The master suite, the largest of the three bedrooms, has its own full bathroom with dual sinks, shower, toilet room, and large walk-in closet with that direct, secondary connectivity to the utility room that many of my designs are known for.

A basement may be the most overlooked space for a remodeling project. But basements offer lots of opportunities.
This Minnesota project began with a little-used basement space with dark carpeting and fluorescent, incandescent, and outdoor lighting. The new design began with a new centerpiece – a gas fireplace to warm cold Minnesota evenings. It features a solid wood frame that encloses the firebox. HVAC ductwork was hidden with the new fireplace, which was vented through the wall.
The design began with in-floor heating on a new floor tile for the bar area and light carpeting. A new wet bar was added, featuring Cherry Wood cabinets and granite countertops. Note the custom tile work behind the stainless steel sink. A seating area was designed using the same materials, allowing for comfortable seating for three.
Adding two leather chairs near the fireplace creates a cozy place for serious book reading or casual entertaining. And a second seating area with table creates a third conversation area.
Finally, the use of in-ceiling down lights adds a single “color” of light, making the entire room both bright and warm.

Old wood wall paneling was removed, the ceilings were heightened and ductwork painted for a loft feeling. Drywall was added and walls opened up.

Installation of large format hood:
For this project, the home-owner requested that we do the framing/functionality of the appliance installation. We designed the frame to meet the specifications of the home owner's cosmetic design. JDA also routed/installed the ductwork, as well as the goose-neck vent fixture on the roof.

This bathroom features a shaker pocket door with farmhouse style sink, faucet, and quartz countertop that looks like concrete but is much more durable. The vanity cabinet is custom built and stained to client's specifications. The shower has multiple modern styles incorporated; including a larger wall tile and seat on opposite walls, with beveled subway tile and niche on the adjacent wall. The bathroom floor is wood plank style flooring. The shower is finished off with a spot free treatment to the 1/2 inch frameless glass partition and door with hardware.

This boutique loft is located in the heart of the St. Lawrence Market District in downtown Toronto. There are only 12 units in the entire building which makes it a hot commodity!
When we went to meet the clients for our initial consultation we were immediately struck by the 11' 6" high ceilings and the 10 x 25ft windows.
This unit had plenty of original charm i.e. exposed ductwork, exposed electrical conduits and junction boxes but it lacked in the finishings and decor department.
The Hope Designs Team was hired to stage the loft and bring in the "wow factor".
Utilizing the some of the clients existing furnishings in combination with Hope Designs furniture, art, decor and accessories we able to transform the space.

Eichler Orange is a stunning expression of mid-century modern architecture. The vision in modernizing this historic Eichler home with a 21st-century makeover was to honor the work of Joseph Eichler and restore it to the 1964 icon of California modernism it once was.
The clean aesthetics of this home features glass walls, post and beam, tongue and groove ceilings, and oversize porcelain tile floors throughout. The free-flowing indoor/outdoor floorplan is highlighted with a signature atrium, and all material selections were made to honor the time period. Custom cherry cabinets and warm slab walnut doors grace the interior.
This home had significant structural termite damage with three-quarters of the framing needing replacement. Additionally, the original house did not come close to meeting the current seismic codes. During reconstruction, we upgraded the post and beam structure with seismic hold-downs and concealed fasteners. The house lacked energy efficiency due to its flat roof and did not meet California’s current Title 24 energy-efficient standards. While honoring its era, this fully renovated residence is now updated with today’s energy efficiencies, including all-aluminum dual-glazed windows and doors, new spray foam insulation atop the flat roof, and tankless water heaters.
A new photovoltaic solar system was added. We abandoned the radiant floor heat and installed a new high-efficiency ductless heating and air units to each room. This increased the building’s performance and provided each room with its own thermostat and control. This system also allowed us to eliminate soffits and ductwork and maintain the exposed tongue and groove ceiling throughout the home.
The living space next to the family and dining room was repurposed to relocate the washer and dryer and allowed space to add a third bathroom. The primary bathroom was also reconfigured for a larger layout.
The sleek kitchen design includes frameless Crystal Cabinets, professional-grade Miele appliances, a large stainless steel Sub-Zero refrigerator/freezer, and a generous Caesarstone countertop workspace.
The outdoor backyard living space captures the natural beauty of Southern California and mid-century modern features, including drought-resistant landscaping with decomposed granite planter areas and all-new concrete hardscape. A new spa was added to the existing pool, along with a new BBQ area and firepit.
