The large living room was divided into several areas: game table, reading area, center table and main sitting/TV area. All white/neutral upholstery is tempered with the use of textures and wood. A custom game table has cup holder pull-outs to keep the card playing surface free of clutter. The bookshelves boast a collection of found items, family photos and books. The center table was sized to sit below the lantern and to be large enough to fill the space but small enough to not interfere with navigating the room.

This garden pathway links the front yard to the backyard area. Perennials and shrubs bloom throughout the season providing interest points that change from week to week. Creeping thyme and other flowering plants fill in the spaces between the irregular stone pathway.

Inspiration for a small tropical two-story exterior home remodel in Santa Barbara

Photography by Eduard Hueber / archphoto North and south exposures in this 3000 square foot loft in Tribeca allowed us to line the south facing wall with two guest bedrooms and a 900 sf master suite. The trapezoid shaped plan creates an exaggerated perspective as one looks through the main living space space to the kitchen. The ceilings and columns are stripped to bring the industrial space back to its most elemental state. The blackened steel canopy and blackened steel doors were designed to complement the raw wood and wrought iron columns of the stripped space. Salvaged materials such as reclaimed barn wood for the counters and reclaimed marble slabs in the master bathroom were used to enhance the industrial feel of the space.

This is an example of a mid-sized rustic full sun side yard gravel landscaping in Austin for spring.

The geometric lines of the home and formal gardens are repeated rhythmically throughout the landscape. Bluestone steps, supported by fieldstone slabs, mirror the angles and proportions of the home's architecture, and create a continuous line with a fieldstone wall and hedge made of boxwood shrubs. In this setting, (bluestone/)natural stone steps and a natural rock wall allow the garden design to maximize the existing contours of the landscape. Leading from the home and outdoor dining room to the pool and entertaining areas, these broad, low exterior bluestone/stone steps are easily navigated and don't require a railing. The effect is a bluestone stairway that feels modern and elegant, and reflects the formal garden style seen throughout the landscape. Photo by Linda Oyama Bryan
