We also replaced a bank of windows with French doors to allow easy access to the garden. While the house is extremely well made, the interiors were bland. The warm woodwork was lost in a sea of beige, so I chose a deep aqua color palette for the front rooms of the house which makes the woodwork sing. And we discovered a wonderful art niche over the fireplace that the previous owners had covered with a framed print. This house was a very small mid-century bungalow with previous additions that resulted in a large but chaotic layout. We were contacted by a client from the Levenshulme area of Greater Manchester who had just purchased a property there and hated the state of the grout which despite cleaning did not improve. The owner said she could not use the bathroom in this state as it looked disgusting and unclean and was keen to have it renovated. The rest of the house was being redecorated so whilst that was going on, I was called over to have a proper look at the grout and quote for sorting it out. It didn’t take long to understand the issue, is seems the previous owner in an attempt to improve the appearance of the grout had touched it up by applying another thin layer of grout on top of the original. Now both the new and old was starting to flake off making a real mess. I explained to the client we would need to scrape out the new layer, clean the original and then apply a grout colourant to improve the overall appearance. I gave her a price for the work, and she was happy for me to go ahead with the job. My first task was to scrape off the new layer of grout, so I had a stable grout line to work from. I then started cleaning the grout up using a Tile Doctor Grout Colourant Pre-Treater cleaner, this cleans up the grout and being acidic it etches the surface to provide a better base for the grout colourant to adhere to. The dirt was rinsed off and then the area was dried using a heat gun. Once dry I used a Tile Doctor Grout Colourant in Charcoal Grey (one bottle was sufficient). This product is equally effective for interior or exterior applications including bathrooms and kitchens and it is available in ten different colours. The client had requested to darken the grout and give it a completely new modern look. The colourant is painted onto the grout with a small brush and any excess which gets onto the tile is removed with a cloth before it dries. In the fixed panel, we installed a small door so the controls for the shower can be accessed without having to enter the shower. A linear drain allows for a zero threshold entry into the shower allowing for the bather to enter without any barrier to step over. We installed an American Standard Cadet Pro Right Height toilet and places blocking in the wall so drop down grab bars (one with a toilet paper holder) could be added if wanted at a later time. We decided to install a narrower vanity than what was previously installed to allow more room in the toilet area. Maple flat panel cabinetry was installed with Silestone Phoenix quuartz countertops and backsplash with a Kohler Caxton undermount sink with a Moen single handle faucet. Grab bars were installed in the shower stall and at the entry to the shower, along with a Speakman grab bar shower system with Hansgrohe shower controls. A combo niche for shampoo and such was installed close to the handheld showerhead for easy access. LED lighting was added to the shower area on it's own dimmer switch. For Seattle Neil Kelly Design Consultant, Diane Forman, the goal was simple. “How do I translate the crisp, clean, cheering feeling of a Victorian cottage kitchen to a contemporary space?” Diane needed some extra space, and what she found wasn’t much. She found 12 inches of space that was available without infringing on the dining room window nearest the existing kitchen. “The impact of that additional 12 inches was immense in that it opened up storage solutions not previously conceivable,” Diane says. “It made it possible for two people to comfortably occupy and move within that space. Just one foot, that’s all it took,” she says. As their current locations and sizes took full advantage of the view, it made no sense to move the windows, but she still needed to “lighten up” the dark kitchen. “I needed to create a joyously simple, very traditional color palette for a sophisticated contemporary setting,” Diane says. “And I replaced the ubiquitous 1970’s fluorescent light boxes with recessed can lighting, under cabinet task lighting, and some beautiful hand-blown pendant lights placed above the peninsula.” But there was one more hurdle to overcome: Storage. This design / build project in Los Angeles, CA. focused on a couple’s master bathroom. There were multiple reasons that the homeowners decided to start this project. The existing skylight had begun leaking and there were function and style concerns to be addressed. Previously this dated-spacious master bathroom had a large Jacuzzi tub, sauna, bidet (in a water closet) and a shower. Although the space was large and offered many amenities they were not what the homeowners valued and the space was very compartmentalized. The project also included closing off a door which previously allowed guests access to the master bathroom. The homeowners wanted to create a space that was not accessible to guests. Painted tiles featuring lilies and gold finishes were not the style the homeowners were looking for. Desiring something more elegant, a place where they could pamper themselves, we were tasked with recreating the space. Chief among the homeowners requests were a wet room with free standing tub, floor-mounted waterfall tub filler, and stacked stone. Specifically they wanted the stacked stone to create a central visual feature between the shower and tub. The stacked stone is Limestone in Honed Birch. The open shower contrasts the neighboring stacked stone with sleek smooth large format tiles. A double walnut vanity featuring crystal knobs and waterfall faucets set below a clearstory window allowed for adding a new makeup vanity with chandelier which the homeowners love. The walnut vanity was selected to contrast the light, white tile. The bathroom features Brizo and DXV.

Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them. The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors.
