We gave this rather dated farmhouse some dramatic upgrades that brought together the feminine with the masculine, combining rustic wood with softer elements. In terms of style her tastes leaned toward traditional and elegant and his toward the rustic and outdoorsy. The result was the perfect fit for this family of 4 plus 2 dogs and their very special farmhouse in Ipswich, MA. Character details create a visual statement, showcasing the melding of both rustic and traditional elements without too much formality. The new master suite is one of the most potent examples of the blending of styles. The bath, with white carrara honed marble countertops and backsplash, beaded wainscoting, matching pale green vanities with make-up table offset by the black center cabinet expand function of the space exquisitely while the salvaged rustic beams create an eye-catching contrast that picks up on the earthy tones of the wood. The luxurious walk-in shower drenched in white carrara floor and wall tile replaced the obsolete Jacuzzi tub. Wardrobe care and organization is a joy in the massive walk-in closet complete with custom gliding library ladder to access the additional storage above. The space serves double duty as a peaceful laundry room complete with roll-out ironing center. The cozy reading nook now graces the bay-window-with-a-view and storage abounds with a surplus of built-ins including bookcases and in-home entertainment center. You can’t help but feel pampered the moment you step into this ensuite. The pantry, with its painted barn door, slate floor, custom shelving and black walnut countertop provide much needed storage designed to fit the family’s needs precisely, including a pull out bin for dog food. During this phase of the project, the powder room was relocated and treated to a reclaimed wood vanity with reclaimed white oak countertop along with custom vessel soapstone sink and wide board paneling. Design elements effectively married rustic and traditional styles and the home now has the character to match the country setting and the improved layout and storage the family so desperately needed. The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall.

The layout of this bathroom was opened up to get rid of the hallway effect, being only 7 foot wide, this bathroom needed all the width it could muster. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper.
A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project.

Larger north facing windows can bring much needed light into darker rooms. Mixed materials were used to keep the space feeling warm, while providing a generous amount of light coloured horizontal finishes to allow light to bounce through the space. A key to filling a space with light that does not glare is to have light coming into the room from different walls.

This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

Lux Design created this one of a kind chalkboard wall, to allow the client to mark off all the places he has visited, and also use it to make notes, as this area would be used for his home office.
The steel desk along with the black leather office chair, have carried forward the same look as the entry, keeping the overall look consistent in this condo.

A metal mesh bridge and fountain mark the entry to the Texas French Bread Garden. The bridge crosses a rain garden full of native grasses that manage drainage, and provides a moment of pause when entering the domain of the garden. The fountain provides the sensory engagement of sound, reflection, and a cooling effect with the breeze.

Located near the base of Scottsdale landmark Pinnacle Peak, the Desert Prairie is surrounded by distant peaks as well as boulder conservation easements. This 30,710 square foot site was unique in terrain and shape and was in close proximity to adjacent properties. These unique challenges initiated a truly unique piece of architecture.
Planning of this residence was very complex as it weaved among the boulders. The owners were agnostic regarding style, yet wanted a warm palate with clean lines. The arrival point of the design journey was a desert interpretation of a prairie-styled home. The materials meet the surrounding desert with great harmony. Copper, undulating limestone, and Madre Perla quartzite all blend into a low-slung and highly protected home.
Located in Estancia Golf Club, the 5,325 square foot (conditioned) residence has been featured in Luxe Interiors + Design’s September/October 2018 issue. Additionally, the home has received numerous design awards.

A spacious balcony extends the entire length of the room and floor-to-ceiling windows create a feeling of openness and connection to nature.
A large grassy area accessible from the second level is ideal for relaxing and entertaining with family and friends, and features a fire pit with ample lounge seating and tall hedges for privacy and seclusion. Downstairs, an infinity pool with deck and canyon views feels like a natural extension of the home, seamlessly integrated with the indoor living areas through sliding pocket doors.
Amenities and features including a glassed-in wine room and tasting area, additional en-suite bedroom ideal for staff quarters, designer fixtures and appliances and ample parking complete this superb hillside retreat.
