An amazing client who wanted to push the envelope on both material choice and green building integration. This single-family home with detached garage is to be a year round base for a professional athlete. The open plan interior is achieved by CLT panels which form the walls and roof, vaulted, with no interior beams or ties, and without the use of an exterior steel frame. Woodfibre insulation covers the solid timber construction and shō sugi ban treated wood exterior. The buildings are arranged around a vast triangular canopy, providing a connection between each building and shelter from the summer sun and winter snow. The envelope and windows all surpass passive house requirements, whilst underground tanks will collect and treat rainwater for household use. Work began in Summer 2018 and was completed late fall 2019.

When a family of four purchased this 1956 mid-century modern home in Woodbrook Highlands, they saw beyond its dated renovations to the architectural heritage beneath. Originally designed by William Landsberg—a protégé of Breuer and Gropius—the home carried the DNA of modernist design, but had lost its way during an earlier remodel. Working alongside Place Architecture: Design, Greenleaf was honored to help restore this home’s architectural integrity. The full-scope renovation included updates to the kitchen, primary suite, bathrooms, and garage, as well as extensive exterior work—from siding and windows to doors and trim—each chosen to reflect the home’s original mid-century modern character while improving its performance and livability. Inside, walls were opened to create better flow between the kitchen and dining room, with a new peninsula and counter seating to suit modern family life. Slate tiles in the kitchen complement the original stone flooring, while walnut cabinetry and warm green-gray tones nod to the home’s natural surroundings. On the exterior, decayed cedar siding and outdated stucco were replaced with sustainable composite cladding made of rice hulls and recycled plastic—selected to mimic the original tongue-and-groove look with less maintenance. Trim made from fly ash, larger energy-efficient Marvin windows, and sleek new doors completed the transformation. Set on a sloping lot, the home now opens beautifully to its surroundings. Sliding doors and thoughtfully designed terraces create a strong indoor-outdoor connection. From the color palette to the materials, every choice was made with long-term durability, beauty, and the home’s mid-century soul in mind. Starting its life as a dark, walled in space with inadequate cabinetry and multiple awkward components, I knew the only way forward with this penthouse kitchen, was for it to undergo a complete rebuild. The clients were hoping to welcome a child in the years following this renovation, however they love to entertain so also wanted a modern and sophisticated kitchen. Therefore, the task became marrying functional indestructibility with clean, elevated design, resulting in a timeless, architecturally forward kitchen with sensible storage and innovated finishes. The first and most important task when addressing the modernization of this kitchen, was to remove the existing walls that closed off the space. Accomplishing this allowed for a more free-flowing feel and opened the sightline to the rest of the unit. This also invited the opportunity for a new, more welcoming floor plan including the addition of a large island with ample counter space and optional eat-in functionality. In order to maximize functional efficiency and overall aesthetic value, I knew the plumbing required substantial relocation. However, with concrete ceilings and floors, combined with a strata unwilling to allow trenching of the slab, moving the plumbing to the most effective location was no easy feat. Ultimately, I was able to accomplish this by creating a hidden channel inside the cabinetry that allowed the plumbing to be redirected to the ideal location without visible detection. Creatively, I was inspired by the idea of injecting dimension, by way of juxtaposing materials that wouldn’t necessarily be found together in nature, yet worked harmonious when combined. You’ll notice the cabinet fronts are all made of solid Dekton – a manmade stone that while costly, is nearly indestructible. This created the base in which we inset the countertop, backsplash and surround, all made in a wood-like material. As if a huge ice-cream scoop glided into a slab of solid stone, uncovering beautiful layered depths of wood. I worked with a local company to custom manufacture this is a high impact, one-of-a-kind laminate specifically for this project. It’s nonporous, fingerprint resistant and antimicrobial. It offers a matte finish which has a beautiful hand-feel resembling real wood but because it’s manmade, it’s not subjected to the same expansion and contraction of natural wood, making it an exceptional choice for this application. Final details also include a touchless kitchen faucet, integrated appliances, hidden storage, Italian lighting, delicate Australian hardware and smart switches and plugs.

Old farmhouses offer charm and character but usually need some careful changes to efficiently serve the needs of today’s families. This blended family of four desperately desired a master bath and walk-in closet in keeping with the exceptional features of the home. At the top of the list were a large shower, double vanity, and a private toilet area. They also requested additional storage for bathroom items. Windows, doorways could not be relocated, but certain nonloadbearing walls could be removed. Gorgeous antique flooring had to be patched where walls were removed without being noticeable. Original interior doors and woodwork were restored. Deep window sills give hints to the thick stone exterior walls. A local reproduction furniture maker with national accolades was the perfect choice for the cabinetry which was hand planed and hand finished the way furniture was built long ago. Even the wood tops on the beautiful dresser and bench were rich with dimension from these techniques. The legs on the double vanity were hand turned by Amish woodworkers to add to the farmhouse flair. Marble tops and tile as well as antique style fixtures were chosen to complement the classic look of everything else in the room. It was important to choose contractors and installers experienced in historic remodeling as the old systems had to be carefully updated. Every item on the wish list was achieved in this project from functional storage and a private water closet to every aesthetic detail desired. Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. The beautiful and efficient design created by designer Claudia transitioned directly to the installation team seamlessly, much like the basement project experience Chad and Karen enjoyed previously. “We definitely will and have recommended Advance Design Studio to friends who are looking to embark on a project small or large,” Karen said. “Everything that was designed and built exactly how we envisioned it, and we are really enjoying it to its full potential,” Karen said. Our goal on this project was to make the main floor of this lovely early 20th century home in a popular Vancouver neighborhood work for a growing family of four. We opened up the space, both literally and aesthetically, with windows and skylights, an efficient layout, some carefully selected furniture pieces and a soft colour palette that lends a light and playful feel to the space. Our clients can hardly believe that their once small, dark, uncomfortable main floor has become a bright, functional and beautiful space where they can now comfortably host friends and hang out as a family.
