Old farmhouses offer charm and character but usually need some careful changes to efficiently serve the needs of today’s families. This blended family of four desperately desired a master bath and walk-in closet in keeping with the exceptional features of the home. At the top of the list were a large shower, double vanity, and a private toilet area. They also requested additional storage for bathroom items. Windows, doorways could not be relocated, but certain nonloadbearing walls could be removed. Gorgeous antique flooring had to be patched where walls were removed without being noticeable. Original interior doors and woodwork were restored. Deep window sills give hints to the thick stone exterior walls. A local reproduction furniture maker with national accolades was the perfect choice for the cabinetry which was hand planed and hand finished the way furniture was built long ago. Even the wood tops on the beautiful dresser and bench were rich with dimension from these techniques. The legs on the double vanity were hand turned by Amish woodworkers to add to the farmhouse flair. Marble tops and tile as well as antique style fixtures were chosen to complement the classic look of everything else in the room. It was important to choose contractors and installers experienced in historic remodeling as the old systems had to be carefully updated. Every item on the wish list was achieved in this project from functional storage and a private water closet to every aesthetic detail desired. Inspiration for a large modern beige two-story stucco exterior home remodel in San Diego

Our homeowner had dreamt about one day redoing her beyond outdated kitchen since they day her husband carried her over the threshold. Vinyl flooring used for a backsplash, dingy carpeting, laminate with no sheen left to speak of and mismatched cabinetry…. it was time to make it happen. A year’s worth of planning later, her time capsule became one dreamy kitchen. Functionality reigns supreme in this small, but efficient kitchen where every cabinet has a story to tell and a place to store it. Countertop space to the right of the stove was an added necessity for function and safety. The raised snack bar is perfect for day to day meals and the lowered countertop was a must for this petite baker. A new lighting plan includes recessed lights, under-cabinet and accent lights, while new lighting fixtures reflect the client’s sense of style. Dingy brick patterned carpet was removed making way for new hardwood floors toothed in from the dining room. An airy palette gained some weight with the use of larger details; the oversized hood, beefy turned posts, prominent apron front sink and a grouping of tall cabinets on the refrigerator wall. Inspiration for a modern entryway remodel in Phoenix

The builder was www.tartan-builders.com and they did a phenomenal job executing what we wanted. We went for a "modern farmhouse" look with French touches. Hosting holidays this year was only successful due to my efficient BlueStar.

The living room was long and narrow but with an amazing bay window. Instead of a galley style living room used by the previous owner, we decided to change the furniture arrangement by putting one big comfy L-shaped sectional all the way to one side to create a pass-through area enabling a better foot traffic. We then added two side chairs for extra seats. We also mounted our TV on top of the fireplace to gain more space. Although it's not my favorite design choice to have TV on top of the fireplace because I think it takes away from the fireplace but we had to work within the limitation of the space. For the fireplace, we bought wood stove insert and inserted it into the existing masonry fireplace. The look was updated by granite tiles around the insert and custom built wood mantel. Buying wood fireplace insert was the best decision we made. First of all, it created a memorable space in our home. I LOVE the sound of wood cracking and the smell of wood burning. In winter nights we would sit around the fireplace and make s'mores like it's a campfire. Second, it's a clean burning and efficient heater. You don't lose the majority the fire’s heat up the chimney thereby saving money on your heating bill. The coffee table is purchased from Wicker Emporium and it's made from reclaimed pine timbers giving the house a rustic feel. The side chair by the fireplace is the perfect spot for me to relax, put my feet up on the large ball shaped knitted foot rest and enjoy a cup of cappuccino or cozy up with a good book.

Creating a space to entertain was the top priority in this Mukwonago kitchen remodel. The homeowners wanted seating and counter space for hosting parties and watching sports. By opening the dining room wall, we extended the kitchen area. We added an island and custom designed furniture-style bar cabinet with retractable pocket doors. A new awning window overlooks the backyard and brings in natural light. Many in-cabinet storage features keep this kitchen neat and organized. Bar Cabinet The furniture-style bar cabinet has retractable pocket doors and a drop-in quartz counter. The homeowners can entertain in style, leaving the doors open during parties. Guests can grab a glass of wine or make a cocktail right in the cabinet. Outlet Strips Outlet strips on the island and peninsula keeps the end panels of the island and peninsula clean. The outlet strips also gives them options for plugging in appliances during parties. Modern Farmhouse Design The design of this kitchen is modern farmhouse. The materials, patterns, color and texture define this space. We used shades of golds and grays in the cabinetry, backsplash and hardware. The chevron backsplash and shiplap island adds visual interest. Custom Cabinetry This kitchen features frameless custom cabinets with light rail molding. It’s designed to hide the under cabinet lighting and angled plug molding. Putting the outlets under the cabinets keeps the backsplash uninterrupted. Storage Features Efficient storage and organization was important to these homeowners. We opted for deep drawers to allow for easy access to stacks of dishes and bowls. Under the cooktop, we used custom drawer heights to meet the homeowners’ storage needs. A third drawer was added next to the spice drawer rollout. Narrow pullout cabinets on either side of the cooktop for spices and oils. The pantry rollout by the double oven rotates 90 degrees. Other Updates Staircase – We updated the staircase with a barn wood newel post and matte black balusters Fireplace – We whitewashed the fireplace and added a barn wood mantel and pilasters.

Inspiration for a zen kitchen remodel in Portland

The layout of this colonial-style house lacked the open, coastal feel the homeowners wanted for their summer retreat. Siemasko + Verbridge worked with the homeowners to understand their goals and priorities: gourmet kitchen; open first floor with casual, connected lounging and entertaining spaces; an out-of-the-way area for laundry and a powder room; a home office; and overall, give the home a lighter and more “airy” feel. SV’s design team reprogrammed the first floor to successfully achieve these goals. SV relocated the kitchen to what had been an underutilized family room and moved the dining room to the location of the existing kitchen. This shift allowed for better alignment with the existing living spaces and improved flow through the rooms. The existing powder room and laundry closet, which opened directly into the dining room, were moved and are now tucked in a lower traffic area that connects the garage entrance to the kitchen. A new entry closet and home office were incorporated into the front of the house to define a well-proportioned entry space with a view of the new kitchen. By making use of the existing cathedral ceilings, adding windows in key locations, removing very few walls, and introducing a lighter color palette with contemporary materials, this summer cottage now exudes the light and airiness this home was meant to have. © Dan Cutrona Photography
