Modern Citi Group recently collaborated with Amelia and Jeremy to reimagine their newly purchased Junior-4 apartment with a complete remodel. This exciting renovation transformed the layout to add a second bedroom, a full second bathroom, and an updated kitchen layout. The goal was to create a functional, family-friendly floor plan and a modern, visually appealing space tailored to their lifestyle. Our design team faced the challenge of balancing modern aesthetics with a strict budget. After exploring multiple layout options and visualizations, Amelia and Jeremy chose a design they felt best suited their vision. The construction team brought the design to life, converting the dining room into a second bedroom with a large closet. The kitchen layout was reconfigured to feature an island, additional storage, and ergonomic functionality. We transformed a powder room into a full second bathroom with a walk-in shower and re-purposed the walk-in closet off the primary bedroom into a home office with a built-in desk. Our professionals refinished floors, walls, and ceilings, upgraded plumbing and electrical systems, and installed additional lighting throughout to optimize flow and functionality. The kitchen featured solid wood cabinetry, quartz countertops, and a porcelain tile floor. Neutral gray-blue cabinets complement the Empira White stone and matte black hardware, creating a sleek, fashion-forward space. Both bathrooms were reimagined with luxurious new tiling, stylish fixtures, and upgraded plumbing and lighting. The owners wanted to convert the house to a super-efficient, and charming Craftsman-style, 6 bedroom home for their large family and work at home. We achieved the space needs by moving a few walls for a more efficient, organized layout, setting up spaces for overlapping uses, and making a small upstairs addition. Every bit of square footage was optimized to meet the goals of the project without making the house huge or adding unnecessary cost. Much thought was given to the entry sequence near the front door. A large flow-through mudroom with storage for each family member, and adjacent laundry, make it easy for children to be taught to keep their things organized and to contribute to household chores. A mail station and central home admin area at the mudroom help keep clutter down at other areas and minimize home management tasks. A garage door near the kitchen gives quick access to bulk items. The existing house had too much view to the street from the living room through large corner windows, and too little entry transition, to the extent that the family did not feel comfortable using the living room much without shades drawn. We raised the window sills and brought the new windows in from the corner of the house, allowing plenty of light while protecting privacy and a sense of enclosure in the living room. We enlarged the front porch to create a more graceful transition from the public to private space. We located the front door so that the circulation from entry into the house would allow for furnishing the living room with a sitting circle that is not intruded upon by people walking through the room. Sight lines through the living spaces were an important consideration in the design. The owners wanted discreet spaces for living room, kitchen, dining and family room, but also wanted the living spaces to feel connected and to be able to easily watch their children. Being able to see the children playing in the yard while getting things done inside the house was also important. While largely working with the existing structure, we opened walls and rearranged the use of spaces to make a series of connected living spaces with long views through them. The character of the remodeled house is a contemporary Craftsman with classic materials and cool, consistent colors. We converted this seldom used guest bedroom into an efficient and contemporary office, which could easily be turned back into a guest bedroom. The challenge was to use the space as efficiently as possible so that this could be used as a functional home office.

This client in the South Bay wanted to beautify their home, boost curb appeal, and conserve water by replacing their front lawn with drought tolerant landscaping. The landscape that we designed andn installed qualified for a rebate through the Santa Clara Valley Water District Landscape Rebate Program. "This program is designed to encourage residents and businesses to convert approved high-water use landscape, such as lawns and pools, to low-water use landscape, as well as to retrofit existing irrigation equipment with approved high-efficiency irrigation equipment."

The homeowner of this old, detached garage wanted to create a functional living space with a kitchen, bathroom and second-story bedroom, while still maintaining a functional garage space. We salvaged hickory wood for the floors and built custom fir cabinets in the kitchen with patchwork tile backsplash and energy efficient appliances. As a historical home but without historical requirements, we had fun blending era-specific elements like traditional wood windows, French doors, and wood garage doors with modern elements like solar panels on the roof and accent lighting in the stair risers. In preparation for the next phase of construction (a full kitchen remodel and addition to the main house), we connected the plumbing between the main house and carriage house to make the project more cost-effective. We also built a new gate with custom stonework to match the trellis, expanded the patio between the main house and garage, and installed a gas fire pit to seamlessly tie the structures together and provide a year-round outdoor living space.

We converted this old porch into this new kitchen. Space that this 1930's cape code style house desperately needed. We put money into the construction of the space, ensure long term comfort and efficiency; while keeping all finishing material relatively moderate in cost to fit home owner's need.

This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York. The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests. The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened. A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. Client downsizing into an 80's hi-rise condo hired designer to convert the small sitting room between the master bedroom & bathroom to her Home Office. Although the client, a female executive, was retiring, her many obligations & interests required an efficient space for her active future. Before we redesigned the basement of this charming but compact 1950's North Vancouver home, this space was an unfinished utility room that housed nothing more than an outdated furnace and hot water tank. Since space was at a premium we recommended replacing the furnace with a high efficiency model and converting the hot water tank to an on-demand system, both of which could be housed in the adjacent crawl space. That left room for a generous laundry room conveniently located at the back entrance of the house where family members returning from a mountain bike ride can undress, drop muddy clothes into the washing machine and proceed to shower in the bathroom just across the hall. 2011 NARI CAPITAL COTY FINALIST AWARD WINNER Project Scope-- The owners of this 1990’s colonial home were seeking to convert the existing space-constricted builder-grade kitchen into a generously-apportioned Tuscan-style country kitchen with lots of natural light, high-end appointments and a warmly textured interior design concept. Among other features they sought a mid-room island that would house critical appliances, complete the work triangle and provide dining counter space for three. They also wanted to include a professional-grade gas range. Challenges-- Situated between dining room and family room, the existing kitchen was small and poorly planned. The sink faced a blank wall and the appliances were inadequate for the owner’s gourmet cooking ambitions. To create the desired footprint, the contractor, Michael Nash Design, Build & Homes, created a plan that called for consolidating square footage in several rooms adjacent to the kitchen. This entailed removing two load bearing walls– one between the kitchen and dining room, a second separating the kitchen and family room– and shifting loads to newly installed structural supports carefully concealed within the resultant “open” floor plan. To accommodate new appliances (and work efficiencies) called for by this radically altered space plan, the design located the new professional gas range and other key features in the footprint formerly occupied by the breakfast room, a change that takes advantage of opportunities for a higher cathedral ceiling, better natural lighting and greater space. Solutions-- With this space plan resolved, the design team could now eliminate a picture window on the west elevation, designing a new elevation to accommodate a stucco cooktop flanked by a pair of custom Palladium windows. A side elevation slider was replaced with a French door. Infrastructure considerations included introducing gas lines needed for the 48” Viking cooktop range and re-routing plumbing. The 5’ x 9’ granite-surfaced custom designed island includes the primary kitchen sink, a dishwasher, microwave and dining overhang that provided seating for up to four. On another wall, the design called for installing ceiling flush “beaded” display pantries with open bookcases, and routed-in plumbing for a water fountain, a faucet and an ice-making machine. Glazed maple and cherry cabinetry increased available storage by over 50%. A recessed space was also created for a built-in vertical wine rack. Style-appropriate terra cotta tiling with mosaic bordering detailing extends into the home’s foyer. Other finishing work elements include crown molding with rounded turn posts and corbels.

This entryway and living area are part of an adventuresome project my wife and I embarked upon to create a complete apartment in the basement of our townhouse. We designed a floor plan that creatively and efficiently used all of the 385-square-foot-space, without sacrificing beauty, comfort or function – and all without breaking the bank! To maximize our budget, we did the work ourselves and added everything from thrift store finds to DIY wall art to bring it all together. We wanted to pack as much functionality into this space as possible so we were thrilled to find this couch which converts into a full bed.
