Overlooking Puget Sound in Seattle’s Sunset Hill neighborhood, this DADU was designed to flexibly evolve to serve a variety of uses for the client over time: initially as a studio and play space with guest space, transitioning into a leasable unit , and eventually to serve as her primary residence after her son moves out on his own. The DADU will begin use as her “urban basecamp” – a compact yet spacious living area above the gear storage to recharge and resupply between outdoor adventures. Shingle-style guest cottage addition with garage below and interior connector from the main dining room of an early 1900 existing house. Sited so that garage entrance and drive works within the existing landscape elevation and orientation, the guest cottage connects directly to the first floor of the main house. This results in an interesting structural dynamic where the walls of the second floor addition are square to the main house, and the lower garage walls corkscrew at a forty-five degree angle to the walls above. Inspired by their fond memories of travels to the island of Malta, the client requested warm neutral finishes and chose honed cream marble flooring with tight fitting grout lines and an intricate pattern of a Walker Zanger marble tile for the fireplace surround. "Dove White" walls with "Antique White" trim were selected in traditional simplicity to replicate the standard of the existing house and create a seamless transition to the addition. Locally handcrafted copper sconces gently illuminate the space and maintain the period-style of the home.

This modern lake house is located in the foothills of the Blue Ridge Mountains. The residence overlooks a mountain lake with expansive mountain views beyond. The design ties the home to its surroundings and enhances the ability to experience both home and nature together. The entry level serves as the primary living space and is situated into three groupings; the Great Room, the Guest Suite and the Master Suite. A glass connector links the Master Suite, providing privacy and the opportunity for terrace and garden areas. Won a 2013 AIANC Design Award. Featured in the Austrian magazine, More Than Design. A masterpiece of light and design, this gorgeous Beverly Hills contemporary is filled with incredible moments, offering the perfect balance of intimate corners and open spaces. A large driveway with space for ten cars is complete with a contemporary fountain wall that beckons guests inside. An amazing pivot door opens to an airy foyer and light-filled corridor with sliding walls of glass and high ceilings enhancing the space and scale of every room. A large grassy area accessible from the second level is ideal for relaxing and entertaining with family and friends, and features a fire pit with ample lounge seating and tall hedges for privacy and seclusion. Downstairs, an infinity pool with deck and canyon views feels like a natural extension of the home, seamlessly integrated with the indoor living areas through sliding pocket doors. Amenities and features including a glassed-in wine room and tasting area, additional en-suite bedroom ideal for staff quarters, designer fixtures and appliances and ample parking complete this superb hillside retreat.

This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. A third story porch is separated from the upstairs living area by a glass wall that disappears as desired, and its stone fireplace ensures that this panoramic ocean view can be enjoyed year-round. This house is full of gorgeous materials, including a kitchen backsplash of Calacatta marble, mined from the Apuan mountains of Italy, and countertops of polished porcelain. The curved antique French limestone fireplace in the living room is a true statement piece, and the basement includes a temperature-controlled glass room-within-a-room for an aesthetic but functional take on wine storage. The takeaway? Efficiency and beauty are two sides of the same coin.

Inspiration for a rustic kitchen remodel in Other

When our clients purchased their Fairfax Station home at the beginning of the pandemic, the main living areas had already been updated. However, three bathrooms were still stuck in the1980s. We tackled the upstairs primary and hall bathrooms first to ensure our clients had a working bathroom while construction was underway. Once the upstairs renovations were completed, we moved on to the main level guest bathroom. Primary Bathroom Transformation: The old primary bathroom had a small dark shower stall, a basic alcove tub, and the original 40-year-old plumbing, vanities, and tile. We completely gutted the space and made some minor layout changes to maximize functionality and create a serene retreat complete with free-standing soaking tub and generous walk-in shower. Expanding the shower’s footprint and replacing the full-height walls with a glass surround opened up the space, making the entire bathroom feel larger and more airy. Marble shelves and a shaving ledge add convenience and style. A large double vanity provides ample storage and a full 7 feet of countertop space. Mixed metal finishes elevate the design, with soft gold accents and brushed nickel fixtures pairing perfectly with the classic gray vanity and muted marble tiles. We reconfigured the dressing area, added custom closet built-ins, and installed new carpet throughout to complete this tailored transformation. Hall Bathroom Update: The hall bathroom did not require any significant layout changes, but the dated fixtures and finishes all had to go. We wanted the new bathroom to feel both classic and fresh, so we opted for a polished finish palette, including sleek white subway tiles on the walls and marble-look hexagonal on the floor. A furniture-style vanity, in dark navy, was paired with a distinctive Carrara marble top and sleek chrome fixtures for a modern twist. The tub+shower combo features both a standard shower head and multi-function handheld for optimum flexibility – great for bathing children and pets alike. This renovation blended classic details with modern functionality, creating a bathroom that’s both timeless and fresh. Guest Bathroom Update: The home’s main level bathroom serves as both powder room and guest bathroom with 2 separate entrances. The in-swing door from the guest bedroom made the already narrow bathroom feel even more cramped. By installing a pocket door at the guest bedroom, we immediately improved the flow and usability of the space. The shower was upgraded with handcrafted white subway tile and contrasting grout, creating a clean, tailored look that elevates the room. Thoughtful details—like discreet grab bars and a handheld shower on a slide bar—make the space adaptable and comfortable for guests of all ages. A marble mosaic floor sets a refined backdrop for the freestanding black vanity, while the cross-bar handles offer a nod to the past on these modern-day fixtures.

For this classic San Francisco William Wurster house, we complemented the iconic modernist architecture, urban landscape, and Bay views with contemporary silhouettes and a neutral color palette. We subtly incorporated the wife's love of all things equine and the husband's passion for sports into the interiors. The family enjoys entertaining, and the multi-level home features a gourmet kitchen, wine room, and ample areas for dining and relaxing. An elevator conveniently climbs to the top floor where a serene master suite awaits.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
