This one-of-a-kind real estate was designed originally by SF architect in 1972 and re-designed and remodeled in 2016 by designer Hamid Rafiei and built by Hamta Partners INC. After major concrete breaking and running ground plumbing, we used a dead corner of basement near staircase to tuck in bar area. A dual entrance bathroom from guest bedroom and main entertainment area was placed on far wall to create a large uninterrupted main floor area. A custom barn door for closet gives extra floor space to guest bedroom. New movie theater room with multi-level seating, sound panel walls, two rows of recliner seating, 120-inch screen, state of art A/V system, custom pattern carpeting, surround sound & in-speakers, custom molding and trim with fluted columns, custom mahogany theater doors. The bar area includes copper panel ceiling and rope lighting inside tray area, wrapped around cherry cabinets and dark granite top, plenty of stools and decorated with glass backsplash and listed glass cabinets. The main seating area includes a linear fireplace, covered with floor to ceiling ledger stone and an embedded television above it. The new exercise room with two French doors, full mirror walls, a couple storage closets, and rubber floors provide a fully equipped home gym. The unused space under staircase now includes a hidden bookcase for storage and A/V equipment. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen. The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces. Challenges: • Eliminating bearing partition walls • Relocating all supply and return ducts from box columns • Run 1” gas line from exterior meter for new 48” stove • Cutting slab concrete to relocate all plumbing and electrical for new island The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating. The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv. The old glued down floor was removed and replaced with a more contemporary LVT flooring, The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry. A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space. Design ideas for a modern landscaping in New York.

This AMAZING natural stone backyard makeover was recently installed in Stevens, PA located in beautiful northern Lancaster County. Installed during the early winter which made it quite cold. Luckily once the fire pit was complete we had the luxury of enjoy the warmth of the fire through the day. We even manage to cook a hot lunch a few days on the grill attachment of the fire pit insert. The Project included a two tier natural flagstone patio with a smokeless fire pit feature embedded in the top tier of the patio. Natural Stone steps and boulder retaining walls separate the two patio tiers as well as border the edges. Color changing LED landscape lighting was installed around the perimeter along with an impressive outdoor audio system. The project was finished of with surrounding landscaping and a sod yard.

Bathroom. The goal here is to install washer and dryer under countertop. To solve this task, countertop was elevated a little bit higher then average standard. Since space under countertop is busy with washer and dryer, the biggest challenge was to install sink boul. If simply put sink on the countertop, then it goes to high, because countertop already was elevated to allow washer and dryer remain under it. I did not consider shallow sinks, because they are not convenient at all. Also it was not possible to install under mount sink, because there are washer and dryer. Eventually i found sink that is half in, and half above countertop, and increase a little bit of countertop thickness. As a result this solution allow to have both washer and dryer, comfortable pretty deep sink and huge countertop to keep bathroom stuff on it. Another important element in the bathroom is tankless electrical water heater, Its New York, so water tank for all units installed on the roof. Building is old and big, so sometimes building tank is lack of hot water. To set tankless electrical water heater two extra valves were installed on hot and cold pipes. In case there is no hot water, i close main hot water valve, open cold one that right before heater, to let cold water go inside heater, and open another valve, that deliver hot water into the system after heater. This task also required installation of new electrical cable, because tankless heaters requires a lot of power. The last thing is pretty big, 48”x30”, embedded wall cabinet, with three big parts and mirror doors. To support this cabinet, extra wood frame structure was built inside wall, that was designed thicker to allow build-in cabinet set inside.
