The owner of this home in Maine involved Koncerted in the design process from day one, allowing us to create unique, integrated systems with no workarounds. Design was first priority for this client, so all tech—including whole home audio, full surveillance, video doorbells, home entertainment, and five televisions—was chosen and installed with a minimalist aesthetic in mind. This secure, tech-enabled home also has as its centerpiece a custom-made floating staircase with embedded motion-sensored LED lights that give it a glowing effect.

Located in a redeveloped historic district of downtown Pensacola, "Top of the 9th" is a contemporary residence that integrates historical architectural elements. The design preserves the area’s vernacular by incorporating among other characteristics symmetrical facades, full-height windows, and single-room width volumes.
A defining feature is the "whale bone" arches, which encircle the floating main living spaces, referencing Pensacola's maritime heritage. These structural elements are both functional and sculptural, enhancing the home's modern aesthetic while grounding it in local history.
Understanding the historic preservation as the best form of sustainability, the house also Incorporates high performance insulated windows, passive solar design techniques for shading, geothermal system for heating and cooling and LED lighting.
The house respects its context while standing as an architectural statement, with the design carefully presented to the local architectural review board to ensure compatibility with the surrounding area. It also engages with the public space, offering views of the park and neighborhood. The client’s civic commitment is reflected in plans to contribute public sculptures, further embedding the residence into the community fabric.

This AMAZING natural stone backyard makeover was recently installed in Stevens, PA located in beautiful northern Lancaster County. Installed during the early winter which made it quite cold. Luckily once the fire pit was complete we had the luxury of enjoy the warmth of the fire through the day. We even manage to cook a hot lunch a few days on the grill attachment of the fire pit insert.
The Project included a two tier natural flagstone patio with a smokeless fire pit feature embedded in the top tier of the patio. Natural Stone steps and boulder retaining walls separate the two patio tiers as well as border the edges. Wide plank American oak was wire brushed, inlaid in stone, then finished with a European colored oil sometimes referred to as “hard wax.” The protection is embedded in the pores of the wood, which means there is no surface finish to maintain. The plywood deck had a number of soft spots due to ponding water and failed waterproofing. We repaired the rotted sections and flattened out the low spots and installed Life Deck FM (Fiberglass Mesh) waterproofing system (kinda like a surfboard skin). The plywood is coated with a primer and then a fiberglass cloth is embedded in resin. Texture coating tops the resin to provide a non-skid surface and finished with a color sealer top coat that provides UV protection and uniform color.

The Tile on the walls are 24"x48" and the floor tiles are 24"x24" Slabs of Italian Porcelain. We installed a total Schluter Shower system including a vertical drain as well as chrome embedded trim which were recessed in the wall and floor to receive the custom shower glass. All of the tile was supplied by 'The Kitchen & Bath Place' and all plumbing fixtures were supplied by 'The Mermaid Gallery'. The Custom Tempered Glass Shower Wall was supplied & installed by 'Clear Cut Glass & Aluminum'.

The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen.
The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces.
Challenges:
• Eliminating bearing partition walls
• Relocating all supply and return ducts from box columns
• Run 1” gas line from exterior meter for new 48” stove
• Cutting slab concrete to relocate all plumbing and electrical for new island
The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating.
The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv.
The old glued down floor was removed and replaced with a more contemporary LVT flooring,
The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry.
A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space.
This new living space reveals what an amazing total overhaul has been accomplished and how happy this family is spending all their time on this floor.
