"Sun-Kissed Sanctuary" reimagines the traditional dining room as a versatile haven, perfect for year-round conversation and creating a lasting first impression. This project catered to the client's desire for a space that seamlessly blends casual elegance with organic elements. The design team employed a calming palette of soft whites and airy blues, setting the stage for a serene escape.
Textural harmony was achieved through a layered approach: radial plush linen chairs provided sumptuous comfort, while woven pillows and a shagreen-wrapped coffee table added a touch of rustic charm. A lush fiddle fig leaf plant, strategically placed in the space, injected a dose of life and echoed the organic design theme.
Respectful of the existing foundation, we integrated the client's existing rug, a statement chandelier, and a captivating wall thread hanging into the new design. To elevate the space further, we introduced custom elements that instilled a sense of unique character. Hand-crafted wood beams and wall trim, reminiscent of a sun-drenched porch, added warmth and architectural interest.
Oyster-hued wallpaper on the foyer ceiling provided a bold textural contrast and a touch of coastal sophistication. The added white trim was accentuated, drawing the eye upwards and creating a sense of verticality. The "Sun-Kissed Sanctuary" transcends the limitations of a traditional front room, offering a versatile space that invites relaxation and connection.
This project exemplifies our ability to curate a space that is both elegant and inviting, perfectly reflecting the client's personality and lifestyle.

This project is one which I will not take design credit for, as the house was designed by my ex-employer as his own home. I was however responsible for the complete detailing of the entire house and stair, was project manager and over saw the development of design and construction documents and, oversaw the entire construction Administration phase of the project. I worked as a carpenter with the contractor for the last part of the project which included erecting the stair that came from fabricator shipped as one piece unit.

This powder room successfully boasts floral wallpaper to give the tiny room loads of interest and charm. To help counterbalance the overpowering effect of the wallpaper we've kept all the other surfaces neutral.
Though this room employs a conservative color scheme, the detail in the finishes makes an unforgettable impression. The painted vanity and built-in cabinets are custom, the counter is a quartzite with a Kohler undermount sink and faucet.

This modular collection of sofas based around linear or curved elements works in different arrangements, giving rise to a huge range of solutions, all characterized by an essential, fresh style. The structure consists of a wooden frame covered with non-deforming, expanded polyurethane padding of different thicknesses and polyester fibre, with the seat on a plywood panel. The sled base is made of chrome-plated metal. They come with non-removable fabric or leather upholstery.

HomeSource Builders completed the demolition and subcontracted the installation, under the expert guidance of Project Manager Corey Rogers. A striking feature, he relates, is the tiling installed by Mosaic Custom Tile.
“In my opinion,” he said, “the tile setters really made the kitchen stand out with the clean lines and sleek look the clients were trying to achieve.”
In addition to the backsplash tile, HomeSource installed the kitchen and bathroom cabinets as well as the kitchen and bath quartz countertops.
It’s extraordinarily helpful when clients have well-defined goals. “These clients were ideal, and made my job much easier,” Corey said. “They were very detailed and knew exactly what they wanted.”
Since the clients were renovating all bathrooms in the house, a challenge to overcome was phasing the project so that the client had a working bathroom at all times. This hurdle was easily overcome, though, with skillfully choreographed scheduling.
Designer Christy Dunlap of HomeSource Design Center led the design charge. “Besides the pleasure of working with two delightful people,” she said, “it was great to design a beautiful navy kitchen with walnut accents.”
Subcontractors employed to complete the remodel were French Broad Plumbing, Wired Right Electrical, Mountain Air Mechanical Contractors, Inc., Mosaic Custom Tile, Haywood Appliance, New Image Home Improvement, and Victor Chapina Painting.

Serving as a weekend getaway dwelling, these clients opted for a comfortable contemporary aesthetic. “Citified with a bit of glamour” was our mantra. To contrast the linear aspects of the great room and to provide both internal and external views, a large irregularly-shaped sectional was employed. It was paired with two iconic Mario Bellini lounge chairs that provide an elegant air to the space, all anchored by a 20’ round wool rug.
A hint of European sensibility is revealed with the use of bespoke lighting. Multi-globe ceiling fixtures crown the great room, while individual pendants adorn the split dining table. The custom dining table top became a true piece of art: a laser-cut brass panel with a map of the client’s Northern California hometown speaks to his passion for maps and adds dimension and interest to this table. The entryway features a bronze, stainless steel, and wood console against a backdrop of precious stone. A bold bronze sculpture in the great room draws the eye to the glass and beyond.
The walls and ceilings were given a faux finish of metallic woven, grass-cloth type texture, bringing an element of glamour and drama. In the master bedroom an art piece was commissioned to hang above the bed, blending a lifetime of poems, photographs, and song lyrics into a visual representation of a classic love story. Adjacent to this art piece is a full-size print of the client’s own photography work, backlit and custom-framed to add personality to a room full of exquisite art. A collection of outstanding pieces, that would make any art collector proud, complete this couple’s favorite weekend getaway with stunning city views.

Employing design elements that form distinct spaces was key; making a sleek and sophisticated first impression, the distinguished full height double sided fireplace separates the dining and living room without being overbearing. The impressive kitchen island offers a massive gathering and prep space as the pristine double sided waterfall edge draws your eyes to the center of the room. High-Gloss white cabinets reflect the light beaming from the cosmic panoramic door, framed in stately black compliments the living room’s acoustic slate wall. Matte and gloss glass tile randomly placed for texture flank the kitchen walls injecting the perfect balance of pattern and color in this show stealing L-shaped kitchen.

Onsite rainwater capture has become an issue of ever-increasing importance in semi-arid California, particularly as we realize the need to conserve water on a ongoing basis. This project employs the use of rainwater infiltration by diverting existing downspouts into a dry creek. Instead of being diverted into the storm drain system and wasted, the water is recharged back into the ground. Soils are able to hold the moisture and plant watering needs decrease. In addition to being functional, rock features such as dry creeks contribute to the aesthetic and create a beautiful contrast to the plant material.

THE SETUP
This project was a natural extension of a nearby kitchen remodel, emphasizing seamless integration and enhanced functionality. By removing the wall between the kitchen and dining room, we transformed a previously underutilized space into a central hub for both daily living and vibrant social gatherings. This transformation capitalized on the dining room’s potential, turning it from a cluttered storage area to a key entertaining space.
Design Objectives:
Foster an open-air design that harmonizes with the adjacent kitchen, enhancing the flow of both spaces.
Infuse the dining room with design elements that reflect the client’s dynamic personality and make it ideal for large gatherings.
Integrate a multifunctional wet bar to elevate the room’s utility and entertainment capacity.
Design Challenges:
Rerouting necessary HVAC ductwork due to the removal of the wall shared with the kitchen.
Relocating essential appliances such as a fridge/freezer and double oven without compromising the room’s aesthetic.
Incorporating bar-specific appliances in a way that avoids a commercial appearance.
Retaining the client’s large, marble dining table while maintaining a cohesive design that aligns with the new kitchen aesthetics.
Introducing plumbing into a space previously devoid of such infrastructure.
THE RENEWED SPACE
Design Solutions:
Added a secondary HVAC unit on the upper floor and adjusted the ductwork to accommodate the open layout.
Strategically relocated the fridge/freezer to a more functional location in the kitchen and substituted the double oven with an oven/steam oven combination, placed near the kitchen for accessibility yet distanced from heavy traffic areas.
Employed wood paneling extensively along the new bar/appliance wall, concealing most appliances while tastefully displaying essential ones. The wall now features a sophisticated ensemble of a wine dispenser, wine fridge, ice maker, refrigerator drawers, and the new oven duo.
Meticulously designed the bar/appliance wall to parallel the large marble dining table, ensuring it complemented the table’s grandeur while enhancing functionality. The wall is not only aesthetically aligned with the kitchen’s new look but also offers ample counter space to support dining and social activities at the table.
Installed new plumbing lines to support the wet bar and sink installation, ensuring all new fixtures were fully operational and aesthetically integrated into the design without disrupting the room’s overall style.
The new dining room/wet bar has quickly become the centerpiece of the home, captivating guests upon entry and drawing them into its stylish and inviting ambiance. Designed for versatility, it excels in hosting both intimate dinners and large-scale gatherings. The client is thrilled with this transformation, which not only meets but surpasses her expectations for a space that combines everyday functionality with exceptional hosting capabilities.

This contemporary kitchen in McLean features a split level kitchen island that employs granite for the prep area (lower) and a tempered glass bar counter.

Completed in 2011 this 4 BR, 3 1/2 bath custom home is situated on a very tight urban infill lot in Northern, Virginia. Our clients were relocating to the D.C. area from New England and wanted to retain some of the New England vernacular they were familiar with in their new home. Due to heavy zoning restrictions, stylistic CCR's and a large program of almost 7000 sf, our design response is a modern take on a traditional hipped 4-square.
We intentionally kept the skin and form of the building simple in order to contain cost and allow for a higher level of interior finish. The main level employs our favorite Great Room scheme that merges cooking, eating and entertaining into one seamless space that flows onto an expansive deck overlooking the rear yard. The entry elevation welcomes guests with a traditional front porch and stone path that passes by a small rain garden. The basement accommodates a guest room, media room, exercise area, and full shop while the upper level orients 2 kid's bedrooms, a Jack-n-Jill bath and the master suite toward a territorial view of the rear yard. All of this program is housed beneath a hipped roof that minimizes the scale of the house while presenting a thoughtful appearance toward the street and neighbors.

The Kedleston is a handsome chimneypiece that employs sparing detail to achieve its effect. The fluted frieze panels flank a plain centre tablet that sits beneath a breakfront corniced shelf. Carved in limestone, it is shown with the forged steel Morris fire basket and Reeded cast iron interior panels, black slate hearth and slilps.

This High Rise Condo Living room Fireplace was installed into an existing space with a modern black Granite surround and hearth stone. The Interior Designer Donna Sweet of Haven Interiors Ltd asked Karl Holtermann, Architectural Designer, to work with her clients who recently purchased the Condo unit. This work was performed under the employ of Sazama Remodeling.

Every detail of this European villa-style home exudes a uniquely finished feel. Our design goals were to invoke a sense of travel while simultaneously cultivating a homely and inviting ambience. This project reflects our commitment to crafting spaces seamlessly blending luxury with functionality.
The living room drew its inspiration from a collection of pillows characterized by rich velvet, plaid, and paisley patterns in shades of blue and red. This design approach conveyed a British Colonial style with a touch of Ralph Lauren's distinctive flair. A blue chenille fabric was employed to upholster a tufted sofa adorned with leather and brass bridle bit accents on the sides. At the center of the room is a striking plaid ottoman, complemented by a pair of blood-red leather chairs positioned to capture a picturesque lake view. Enhancing this view are paisley drapes, which extend from floor to pine ceiling.
