Renovation and restoration of a classic Eastlake row house in San Francisco. The historic façade was the only original element of the architecture that remained, the interiors having been gutted during successive remodels over years. In partnership with Angela Free Interior Design, we designed elegant interiors within a new envelope that restored the lost architecture of its former Victorian grandeur. Artisanal craftspeople were employed to recreate the complexity and beauty of a bygone era. The result was a complimentary blending of modern living within an architecturally significant interior.

This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River.
The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes.
The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes.
The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front.
The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. The overall intention was to create a close fit between the residence and the neighboring context, both built and natural.

We have also recently completed a commercial design project for Café Kitsuné in Pantechnicon (a Nordic-Japanese inspired shop, restaurant and café).
Simplicity and understated luxury
The property is a Grade II listed building in the Queen’s Gate Conservation area. It has been carefully refurbished to make the most out of its existing period features, with all structural elements and mechanical works untouched and preserved.
The client asked for modest, understated modern luxury, and wanted to keep some of the family antique furniture.
The flat has been transformed with the use of neutral, clean and simple elements that blend subtly with the architecture of the shell. Classic furniture and modern details complement and enhance one another.
The focus in this project is on craftsmanship, handiwork and the use of traditional, natural, timeless materials. A mix of solid oak, stucco plaster, marble and bronze emphasize the building’s heritage.
The raw stucco walls provide a simple, earthy warmth, referencing artisanal plasterwork. With its muted tones and rough-hewn simplicity, stucco is the perfect backdrop for the timeless furniture and interiors.
Feature wall lights have been carefully placed to bring out the surface of the stucco, creating a dramatic feel throughout the living room and corridor.
The bathroom and shower room employ subtle, minimal details, with elegant grey marble tiles and pale oak joinery creating warm, calming tones and a relaxed atmosphere.

As John Loecke and Jason Oliver Nixon of Madcap Cottage designed the covered porch in partnership with Frontgate, they bypassed staid staples, instead employing an eclectic mix of products and patterns.

The main entry moved from a busy street to a more tranquil side street, employing limestone quoins to give the columns a dimensional look. A Brazilian cherry floor with a decorative border warms a large foyer, creating a place for this business owner and family to welcome friends and colleagues. The custom-designed kitchen and tranquil living room radiate outward from this central greeting spot.

"Revival” implies a retread of an old idea—not our interests at Axis Mundi. So when renovating an 1840s Greek Revival brownstone, subversion was on our minds. The landmarked exterior remains unchanged, as does the residence’s unalterable 19-foot width. Inside, however, a pristine white space forms a backdrop for art by Warhol, Basquiat and Haring, as well as intriguing furnishings drawn from the continuum of modern design—pieces by Dalí and Gaudí, Patrick Naggar and Poltrona Frau, Armani and Versace. The architectural envelope references iconic 20th-century figures and genres: Jean Prouvé-like shutters in the kitchen, an industrial-chic bronze staircase and a ground-floor screen employing cast glass salvaged from Gio Ponti’s 1950s design for Alitalia’s Fifth Avenue showroom (paired with mercury mirror and set within a bronze grid). Unable to resist a bit of our usual wit, Greek allusions appear in a dining room fireplace that reimagines classicism in a contemporary fashion and lampshades that slyly recall the drapery of Greek sculpture.

LHIC was invited to design a new dining area that would include space in which our client could entertain larger groups of people. We built a custom solid walnut bar, large enough for a bartender to work during parties, and a buffet with wine and liquor storage. The counter tops of the bar are marble. Designer glass doors were installed as an additional accent. New appliances with an ice maker and cooling fridge for wine were added. Lighting in the room includes a chandelier, sconces, strip lights, puck lights and well placed low profile recessed lights. Removal of walls and repair of floors were needed to establish one large open room. An interior designer was employed for furniture, paint colors and curtains. The room is now ready for entertaining!
