Modern elements like the integrated speed oven in the island cabinetry, and the new hardwood flooring throughout, completed the transformation. We designed this beautiful cedar shake home with a metal roof and oyster shell embedded tabby fireplace. The pool is the heart of this home! The glass roll up garage door brings the outside in, and allows for entertaining to flow freely. Lots of outdoor space for lounging and soaking up the sun. An extra living space above the 3 car garage, including a kitchen area, enables guests to visit while providing access to some of the creature comforts of home. The crowning touch is the cupolas that allows for a 360 degree view, including spectacular views of the ocean.

Our retired clients approached us to renovate the Kitchen and Powder Room in their 1993 home, which they have lived in for 30 years. As they love to entertain and have visits with their grandchildren, they needed the Renovation to focus on creating an updated and open concept Main Floor to make their home to look and feel more spacious and inviting. Their Kitchen was outdated and cramped, lacking in counter space and storage. The Powder Room was dated, and the plumbing fixtures were lacking in both looks and function. As they love to cook and bake, a more open and functional Kitchen was a must. The closed off Main Floor was lacking in flow and function. As the Dining Room and Living Room both felt closed off and isolated, they were often unused. As well, the Main Staircase was carpeted with wooden pickets, and needed a modern facelift. After working closely with the clients to understand their wants and needs, one of our talented Sosna designers, Camila, was able to create a design plan that not only optimized functionality but also made the space uniquely theirs. During the planning stage, it was discovered that an exhaust pipe that went from the Basement, and through the Main Floor to the roof could be removed. Removing this pipe freed up a lot of space, allowing for more storage to be added. Camila then worked closely with the construction area of the Sosna team to provide our clients with the home of their dreams. Our team first removed the walls separating the Living Room, Dining Room, and Kitchen to create a brighter, more open space. We then brought up an existing window sill to match the window at the Kitchen sink to make space for an extra long countertop and plenty of cabinetry. We built a large peninsula with 4 seats in the Kitchen, functioning much like an Island. The peninsula was positioned to face Kitchen window, providing a direct view to their beautiful backyard. We made sure to incorporate plenty of storage space, and practical features. Appliance garages were installed to store unsightly small appliances, and a coffee station was added, perfect for mornings and afternoon visits with family and friends. The Powder Room plumbing was updated, providing the space with a modern look, and more efficient fixtures, and the staircase was given a beautiful modern update that will be much easier to maintain. Our clients and their beautiful dog stayed with their daughter’s family during the renovation. While it was wonderful to spend time with family, it’s always nice to be home again. Our proven process and detailed planning enabled us to keep our promise to get the project completed on time. The existing home was deconstructed and salvageable material was reclaimed and donated for reuse. In its place, a custom 4-bedroom, 4.5-bath home was built. The new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. Photo by Mike Casey Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints. OPENING UP THE KITCHEN Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before. Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house. CREATING COMFORT We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer. We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat. All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

Typical of bungalows and city lots, the footprint of this home was narrow with living spaces in front, bedrooms in back and kitchen centrally located. However, unlike most bungalows, the hall running from front to back have been closed off to, presumably, accommodate a walk-in pantry. Couple that with the fact that this circa 1925 bungalow had seen a lot of living – read boisterous children and remodeling trends like z-brick, soffits, and fluorescent overhead lighting – the kitchen was due for a major overhaul. Truly the hub of this house, the modest 11’ x 12’ kitchen was most in need of additional countertop space, convenient garbage/recycle bin, counter-depth refrigerator, storage aids, informal dining for two, and sound-proofing to enable this musically adept family to coexist despite varied schedules. Gone are the wall soffits, boxy overhead lighting, six-foot baseboard heat unit, extra deep refrigerator, refurbished cabinets, laminate countertops, z-brick wall covering, and makeshift door swags. Enter rich mahogany cabinets, roll and pull-out storage units, endcap spice storage, gorgeous granite tops, marble backsplash, LED lighting, acoustic insulation and solid-wood doors. Under the guise of such a handsome room, provisions such as a period style sink allow for more efficient use of corners with pull-out half-moon trays for storage. Redirecting the baseboard heat to a compact, toekick unit, means more cabinet and counter space – perfect for a baking and/or entertaining area removed from the basic work triangle.
