The modern black bar pulls from Top Knobs Hardware, stainless steel appliances and apron front sink from E2 Stainless are a great way to mix metals in a kitchen design and give a pop of contrasting colors to the kitchen. AV Architects + Builders Location: Tysons, VA, USA The Home for Life project was customized around our client’s lifestyle so that he could enjoy the home for many years to come. Designed with empty nesters and baby boomers in mind, our custom design used a different approach to the disparity of square footage on each floor. The main level measures out at 2,300 square feet while the lower and upper levels of the home measure out at 1000 square feet each, respectively. The open floor plan of the main level features a master suite and master bath, personal office, kitchen and dining areas, and a two-car garage that opens to a mudroom and laundry room. The upper level features two generously sized en-suite bedrooms while the lower level features an extra guest room with a full bath and an exercise/rec room. The backyard offers 800 square feet of travertine patio with an elegant outdoor kitchen, while the front entry has a covered 300 square foot porch with custom landscape lighting. The biggest challenge of the project was dealing with the size of the lot, measuring only a ¼ acre. Because the majority of square footage was dedicated to the main floor, we had to make sure that the main rooms had plenty of natural lighting. Our solution was to place the public spaces (Great room and outdoor patio) facing south, and the more private spaces (Bedrooms) facing north. The common misconception with small homes is that they cannot factor in everything the homeowner wants. Kitchens are the heart of the home and generally show off the homeowners’ personal style. For this kitchen, the clients wanted to make a wow statement and show off their personal taste. They did two different cabinets, one for the perimeter and one for the island. They pulled two together by using a material called Blue Bahia as their countertops and full height splash. To add a bit more detail and wow factor to the kitchen the clients went with an ogee bullnose edge detail which brought together the two different cabinets and material all together.

The project was to gut renovate a white brick vintage 1950’s typical cookie cutter apartment. The spaces have north and south views over looking the famed Dakota Apartments with vistas of Central Park. The living room and dining area have two exposures providing good daylight and the best views. Although the ceiling heights are eight foot a two inch drop was constructed in order to run electrical wiring for flush mounted lights. The two inch ceiling drop also enable the design to create soffits that define room shapes. A large Sultanabad rug covers the living floor, a sofa from Holly Hunt, a custom designed table, a vintage Eames chair and ottoman, a glass and polished chrome side table from Brueton Furniture along with the client’s antique furniture compliment the rooms’ modern style. The dining table and chairs are antique Chippendale and the Thailand silver decorated chest with an early 19th century American weather vane add style to the space and comfortable dining seating. Figured maple mill work conceals the heating and air conditioning units as well as providing extra seating & storage i.e. ski storage underneath the picture window seat. The north windows have bottom up shades and are layered with sheer white curtains. The dining room’s table of this house in Rishon LeZion is lighted up by due Hoops suspended lamps, model “2”. These lamps were customized with the black finish, upon architects request. The metal frame of these suspensions by Axolight is twisted around and floating to remind the taste of lightness, given also by the glass walls and the curtains separating the indoor from the outdoor. The house is built on a narrow trapezoid lot, bordering a small green public park with ancient Eucalyptus trees. The clients wanted the park to be seen as a continuation of their own private garden – The house was designed in an “L” shape to wrap around the swimming pool, facing the public park. The longer side of the house (28 meters) contains the living room, the dining area and the kitchen, while the shorter side contains the bedroom. The connection between the two sides is a double space containing the lobby. Vitrines are installed throughout the inner side of the house, enabling a direct connection with the outdoors. Additionally, to provide maximal openness, the vitrines are disconnected from the columns. Glass corners in the living room and bedrooms are free of any constructive elements to allow full access to the garden. To soften the overall look of the large building so that it feels as if it’s a part of the neighborhood, the house was designed as two separate masses, one on top of the other, with the first floor being shorter than the ground floor, creating a kind of ridge. On this floor are four children’s suits with rooftop balconies. Two suits on each side of the house are connected with a bridge. The bridge goes across the double space of the lobby overlooking the entrance on one side and the swimming pool on the other. The basement has two additional children’s suits facing the well-lit English courtyard and the home theater.

This interesting view shows a long dining area with two dining tables. These 60 inch round tables tables each seat seven in comfortable padded chairs. Using two round tables rather than a single rectangular one,, enables intimate conversation for all. Finally the drama of the tall ceiling is accentuated by the pair of beautifully shaped chandeliers. hanging down from its great 16 foot height.

This project began with an entire penthouse floor of open raw space which the clients had the opportunity to section off the piece that suited them the best for their needs and desires. As the design firm on the space, LK Design was intricately involved in determining the borders of the space and the way the floor plan would be laid out. Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.

This customer wanted to completely update the kitchen making it more modern, in preparation for possibly selling it in the next few years. The design, which included two-tone base and upper cabinets, Cambria SummerHill Quartz, chrome cabinet hardware, arabesque marble backsplash tile, and undercabinet lighting made the final product simply stellar!

In this 1905 Tudor home, the intent of this design was to take advantage of the classic architecture of the home and incorporate modern conveniences. Located in the Joseph Berry Subdivision in Detroit, this stellar home presented several design challenges. The most difficult challenge to overcome was the 11” slope from one end of the kitchen to the other, caused by 110 years of settling. All new floor joists were installed and the floor by the side door was then recessed down one step. This created a cozy nook when you first enter the kitchen. A tiered ceiling with strategically planned cabinetry heights and crown molding concealed the slope of the walls at the ceiling level. The second challenge in this historic home was the awkward foot print of the kitchen. It’s likely that this kitchen had a butler’s pantry originally. However it was remodeled sometime in the 70’s and all original character was erased. Clever pantry storage was added to an awkward corner creating a space that mimicked the essence of a butler’s pantry, while providing storage desired in kitchens today. Keeping the large footprint of the kitchen presented obstacles with the working triangle; the distance from the sink to the cooktop is several feet. The solution was installation of a pot filler over the cooktop that added convenience and elegance (not sure about this word). Not everything in this project was a challenge; the discovery of a brick chimney hiding behind plaster was a welcome surprise and brought character back honoring the historic charm of this beautiful home. Images by Nic LeHoux Designed as a home and studio for a photographer and his young family, Lightbox is located on a peninsula that extends south from British Columbia across the border to Point Roberts. The densely forested site lies beside a 180-acre park that overlooks the Strait of Georgia, the San Juan Islands and the Puget Sound. Having experienced the world from under a black focusing cloth and large format camera lens, the photographer has a special fondness for simplicity and an appreciation of unique, genuine and well-crafted details. The home was made decidedly modest, in size and means, with a building skin utilizing simple materials in a straightforward yet innovative configuration. The result is a structure crafted from affordable and common materials such as exposed wood two-bys that form the structural frame and directly support a prefabricated aluminum window system of standard glazing units uniformly sized to reduce the complexity and overall cost. Accessed from the west on a sloped boardwalk that bisects its two contrasting forms, the house sits lightly on the land above the forest floor. A south facing two-story glassy cage for living captures the sun and view as it celebrates the interplay of light and shadow in the forest. To the north, stairs are contained in a thin wooden box stained black with a traditional Finnish pine tar coating. Narrow apertures in the otherwise solid dark wooden wall sharply focus the vibrant cropped views of the old growth fir trees at the edge of the deep forest. Lightbox is an uncomplicated yet powerful gesture that enables one to view the subtlety and beauty of the site while providing comfort and pleasure in the constantly changing light of the forest.
