PHOTOS BY : Tania Scardellato I was fortunate to have a young family approach me in desperate need to renovate there only 3 piece bathroom. This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall. 2- Let solid colors shine Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Tone on tone is the best to achieve this. 3 - Maximize your bathtub A bathtub takes up a significant portion of the room, but modern, compact options with curved basins, can make the tub feel larger when in use, all while conserving space. 4 - Select a smaller faucet A faucet is jewelry for the bathroom. And just as accessories can overpower an outfit, a big bulky faucet isn't flattering in a small bath. Single-handle designs conserve counter space, while a wall-mount installation frees it up all together and can create quite the wow-factor, if the budget can accommodate the required changes to plumbing behind the wall. 5 - Make vanity storage simple If you're in a storage war with your small bathroom, you're not alone in the battle. Toiletries and personal supplies without a place to call home only add clutter and chaos. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

The Brief Create a WOW factor space, add glamour and fun and give the house a street side and garden side, both different. Our Solution This project was exciting from the start, the client wanted to entertain in a WOW factor space, have a panoramic view of the garden (which was to be landscaped), add bedrooms and a great master suite. We had some key elements to introduce such as an aquarium separating two rooms; double height spaces and a gloss kitchen, all of which manifest themselves in the completed scheme. Architecture is a process taking a schedule of areas, some key desires and needs, mixing the functionality and creating space. New spaces transform a house making it more valuable, giving it kerb appeal and making it feel like a different building. All of which happened at Ailsa Road.

Technology was installed via a home automation system making the surround sound totally wireless. The projection screen lowers to enable outdoor viewing. Concrete table is inset with an ice tray. The teak deck, screen and arch were custom made. The two rusted metal safes were found in the apartment before renovation by Liquid Founder, Rowena Gonzales and were kept as decorative side tables. Potted plants add a green element to the rooftop, and copper planters maintain the sleek atmosphere. The huge umbrella opens out to provide further shade.

Two adjacent warehouse units in a circa 1915 building, listed on the National Register of Historic Places, were combined into a single modern live / work space. Careful consideration was paid to honoring and preserving original elements like exposed brick walls, timber beams and columns, hardwood and concrete floors and plaster walls.

This office was created for a couple who both works from home and collaborate together from time to time. We created a custom T-shape desk surface which creates a partition between the two work stations yet offers a collaborative surface if necessary. The most interesting feature within the office is the photographic artwork of Italian architecture in the middle of the upper shelving unit. It’s actually divided into three sections and attached to a pair of sliding doors, which open and close part of the storage unit.

A custom-made expansive two-story home providing views of the spacious kitchen, breakfast nook, dining, great room and outdoor amenities upon entry. Featuring 11,000 square feet of open area lavish living this residence does not disappoint with the attention to detail throughout. Elegant features embellish this home with the intricate woodworking and exposed wood beams, ceiling details, gorgeous stonework, European Oak flooring throughout, and unique lighting. This residence offers seven bedrooms including a mother-in-law suite, nine bathrooms, a bonus room, his and her offices, wet bar adjacent to dining area, wine room, laundry room featuring a dog wash area and a game room located above one of the two garages. This beautiful, three-story, updated shingle-style cottage is perched atop a bluff on the shores of Lake Michigan, and was designed to make the most of its towering vistas. The proportions of the home are made even more pleasing by the combination of stone, shingles and metal roofing. Deep balconies and wrap-around porches emphasize outdoor living, white tapered columns, an arched dormer, and stone porticos give the cottage nautical quaintness, tastefully balancing the grandeur of the design. The interior space is dominated by vast panoramas of the water below. High ceilings are found throughout, giving the home an airy ambiance, while enabling large windows to display the natural beauty of the lakeshore. The open floor plan allows living areas to act as one sizeable space, convenient for entertaining. The diagonally situated kitchen is adjacent to a sunroom, dining area and sitting room. Dining and lounging areas can be found on the spacious deck, along with an outdoor fireplace. The main floor master suite includes a sitting area, vaulted ceiling, a private bath, balcony access, and a walk-through closet with a back entrance to the home’s laundry. A private study area at the front of the house is lined with built-in bookshelves and entertainment cabinets, creating a small haven for homeowners. The upper level boasts four guest or children’s bedrooms, two with their own private bathrooms. Also upstairs is a built-in office space, loft sitting area, ample storage space, and access to a third floor deck. The walkout lower level was designed for entertainment. Billiards, a bar, sitting areas, screened-in and covered porches make large groups easy to handle. Ulrich Designer: Julia Kleyman Photography by Peter Rymwid The design challenge in this kitchen was to combine sleek materials to make the space look modern – in fitting with the overall character of the home – and also to achieve a warm and inviting living space. Some special touches for the homeowners include the peninsula counter top that was dropped down to a more comfortable height for mixing and dough rolling. Above the peninsula a bean-shaped frosted glass snack counter sits on metal posts, creating an eating/snacking area. White porcelain tile with two chrome liners running around the perimeter create a clean backdrop for the focal point of the kitchen, a clear glass hood by Miele. A blue acrylic cabinetry finish gives the space a dash of color, while the cherry finish on the appliances side of the kitchen and on the sitting side of the peninsula makes the kitchen warm and inviting.

This magnificent Palladian two story entrance is highlighted with an arched true divided light transom, lead and seeded glass sidelights and a solid wood French door. The doors are solid wood with raised panels flanked with dentil work columns that compliment this traditional style home's grand entrance.

The espresso stained cherry wood bar front is bolstered with corbels and picture frame trim which support the 42" two level granite countertop bar. A matching cherry wood column provides aesthetically pleasing structural support. This small yet fully functional kitchen enables you to easily prepare for and serve large groups of guests!
