When marrying two Upper West Side apartments to accommodate a growing family’s needs, the team at Axis Mundi was faced with a conundrum: how to distinctly delineate public and private spaces without sacrificing the greater openness conferred by the expansion. So they limned that line with a six-foot square sliding glass door, which enables parents to block out the sounds of rambunctious youth emanating from private quarters, while also shielding sleeping children from the later night activities of their parents—all of it without obscuring light or affecting the impression of open-plan living. Continuity of materials—hand-scraped walnut plank floors, a custom bamboo veneer kitchen and living room shelving—enhances the sense of sweeping, loft-like spaces. Materials also create intriguing textural contrasts, as in a powder room where a high-tech glass sink and black stainless steel penny tile is softened by a leather door with contrast stitching one must open to enter the space. In the design layout, we closed off a doorway to allow more wall space for additional full custom cabinetry and appliances, enhancing the kitchen's functionality. We extended the counters and repositioned the refrigerator to improve the workspace and flow. The new island, highlighted with pendant lighting and set on stylish hardwood flooring, became the focal point, providing extra counter space and a gathering spot. Additional features like under-cabinet lighting, a touch-activated faucet, and a custom hood boosted the kitchen's overall appeal and practicality. Modern elements like the integrated speed oven in the island cabinetry, and the new hardwood flooring throughout, completed the transformation. The Murray kitchen remodel project successfully combined style and function, transforming a modest kitchen into a warm, inviting, and efficient space.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. This gorgeous contemporary glass front custom wine cellar in Corona Del Mar, Newport Beach, California is an eye catcher. The sleek, glass ultra modern wine room was a unique and exciting project for our team here at Vintage Cellars. The stone bar extends into the wine cellar itself, but due to mechanical, cooling, and condensation concerns, our expert custom wine cellar team knew that extra measures needed to be taken to ensure the end quality remained top notch. The bar itself was divided into two sections, one cut section outside to make up the main seating area and the other inside the glass wine room. The stone bar, which is porous, takes up a good portion of the front facing glass panel. Had the bar simply extended into the wine cellar and been sealed off at the joints, the stone would have eventually transferred in enough heat and moisture to cause condensation. Proper wine cellar design and planning enabled this wine cellar to not only look fantastic, but function perfectly as well. One interesting unique feature in this Corona Del Mar, Newport Beach, Orange County, California glass and metal wine cellar is an extension of floor to ceiling frames mounted to the backside of the stone bar. This feature was made to seamlessly show consistency in floor to ceiling vintageview frames throughout. Corona Del Mar, Newport Beach, Laguna Beach, Huntington Beach, Newport Coast, Ladera Ranch, Coto De Caza, Laguna Hills, San Clemente, Dana Point, Seal Beach, Laguna Niguel still remain the areas in Orange County that we build wine cellars most often. Upon walking into this glass and metal modern contemporary wine cellar, you become quickly surrounded with triple deep bottles from many of the world’s best wineries. On the left below the countertop is a black stained poplar wine racking system for single 750ml bottles. Above lies room for display case storage, room for large format bottles, and label forward vintageview design racking to the ceiling. On the middle wall of this wine room is room for case storage below, similarly with triple deep vintageview floor to ceiling frames dying into more case storage above. On the right side of this wall lies a vertical space for single large format case storage. We then re placed the window with a new obscure rain glass. The vanity cabinets are a cool grey shaker style cabinet topped with a subtle Pegasus Quartz and a Waterfall edge leading into the shower. The shower wall tile is a 12x24 Themar Bianco Lasa with Soft Grey brush strokes throughout. The featured Herringbone wall connects to the shower using the 3x12 Themar Bianco Lasa tile. We even added a little Herringbone detail to the custom soap niche inside the shower. For the shower floor, we installed a flat pebble that created a spa like escape! This bathroom encompasses all neutral earth tones which you can see through the solid panel of clear glass that is all the way to the ceiling. For the proportion of the space, we used a skinny 4x40 Savanna Milk wood look tile flooring for the main area. Finally, the bathroom is completed with chrome fixtures such as a flush mounted rain head, shower head and wand, two single hole faucets and last but not least… those gorgeous pendant lights above the vanity!
