A two-story residence lifted above a drive-through garage, it is designed as a sequence of framed views — each room capturing the vertical rhythm of pines, shifting daylight, and the subtle movement of the landscape. Boundaries dissolve as floor-to-ceiling glass opens living spaces to broad terraces and cantilevered balconies, allowing the forest to inhabit the interior as much as the residents inhabit the site. A finely tuned steel frame enables deep overhangs and slender structural lines, giving the house its floating clarity. These long spans soften the transition between indoors and out, casting calibrated shadows across stone floors and hand-finished wood surfaces. Every junction, from the precision-cut steel connections to the custom millwork, reflects an elevated commitment to craft. The project began with an unexpected challenge: the original lot, once selected for its beauty, became untenable when neighboring homeowners objected to the presence of a modern house. Rather than compromise the vision, the team embraced a new site, one even more deeply woven into the pine forest, and treated the change as an opportunity to refine the project’s relationship to nature and craft. Working within a densely wooded parcel required choreography as much as construction. Limited access routes, the need to preserve mature trees, and the precision demands of steel erection shaped a carefully phased process. Contractors navigated the site with restraint, placing each piece of steel like a line of poetry between trunks. The resulting frame, powerful yet minimal, was later infilled with lumber to create a hybrid system — efficient, warm, and capable of carrying cantilevers far beyond what wood alone could achieve. These extended overhangs became the project’s quiet gesture of shelter and shadow. Collaboration with the interior designer was integral to the home’s harmony. Together, the team refined material transitions so stone, wood, and metal could pass from exterior to interior with a single visual glance. Craftsmanship elevated everyday moments: concealed hardware, sculpted millwork, and the sourcing of a solid limestone soaking tub, carved from a single block, all contribute to the home’s sense of intentional calm. What emerged is a house shaped by constraint, strengthened by collaboration, and refined through an unwavering commitment to detail — an architectural refuge where complexity was transformed into clarity, and obstacles into opportunities for deeper expression. Material selection became an essential extension of the home’s design philosophy, reinforcing the crafted clarity of each space. Hand-selected stone slabs were book-matched for the fireplace and bath walls, creating veined compositions that read like natural murals. Custom- built windows, engineered with specialty-coated glazing and rigorously pressure-tested, provide both protection and extraordinary visual transparency. Above, concealed truss framing houses recessed air diffusers and hidden shades, allowing ceilings to remain quiet and uninterrupted. The horizontal planes of the flat roof are achieved with a commercial-grade membrane system, delivering the crisp, modern silhouette the design demands. At the exterior, natural stone grounds the home to its site, stitching the architecture to the forest floor and rooting the dwelling in the land from which its materials are drawn.

This amazing vanishing edge overlooks a beautiful lake and the spa is handicapped accessible! the beautiful symmetric waterfalls on each side accentuates the rustic look of the architecture of the house! The tile that was selected is quite unique as it displays a huge variety of different shades of browns and blues to match those waterfalls!

A young family moving from NYC to their first house in Westchester County found this spacious colonial in Mt. Kisco New York. With sweeping lawns and total privacy, the home offered the perfect setting for raising their family. The dated kitchen was gutted but did not require any additional square footage to accommodate a new, classic white kitchen with polished nickel hardware and gold toned pendant lanterns. 2 dishwashers flank the large sink on either side, with custom waste and recycling storage under the sink. This 1928 Maple Ridge home’s two bathrooms were eighty-three years old when The Buckingham Group was contracted to provide design-build services for their renovation. From a design perspective we were faced with two major constraints, preservation of two custom stained glass windows and the architectural restraints of not being able to relocate existing windows and doors. The Owner’s expectations were; that they retain the period feel of the home while simultaneously providing modern day amenities. Once all elements of the existing bathrooms were removed the infrastructure was completely rebuilt. The layout of the larger bathroom was totally recast by incorporating an existing closet and hall into its floor space enabling a large walk in shower to be added. Custom cabinets, that replicated the original cabinets of the home, were provided adding much needed storage. Custom hexagonal marble floor tiles were installed on the floors and carefully coordinated with custom marble baseboards and shower casing. The floors, granite benches and the shower floor and bench are heated for added comfort. Each bathroom is outfitted with its own Instant Hot water heater for added convenience.

The master suite defies expectations. The master closet is upon your entrance and is outfitted with Quartz waterfall counters, capacious custom closet system & brushed stainless hardware. Full wet bar with hammered sink detail and subzero refrigeration to store your champagne for evenings on your private balcony overlooking the back lawn. The master bathroom is a work of art. Vaulted venetian plastered ceilings, double shower with multi-head chrome jets and shower systems, custom star-fire glasswork enclosure and infinity drain, chrome pencil detailing highlighting the wall behind the freestanding soaking tub, translucent water closet, double sink and imported tilework. In the three additional en-suite bedrooms on the second floor, each has a fully-custom walk-in closet, each is bathed in light and space, and each bathroom has its own stunning, jewel-like tile detail and skylights and every bathroom, including the master, features radiant heat and Bluetooth enabled fans.

Now client's daughter’s room, this room had been functioning as a second guest bedroom and was ready for a makeover, starting with the wall covering. We were able to keep the existing drapes, and repurpose the giant mirror by painting the frame; thus creating a savings in the budget and enabling the client to choose to indulge in a new high-quality chair, a gorgeous, unique, high-end fabric for the ottoman, by Katie Ridder — and the biggest investment, the custom-designed and hand-built bunk bed by Randall Wilson and Sons. The rose-colored hand-knotted oriental rug, sourced via PAK is another high-quality piece that had originally been purchased for the daughter’s nursery and transitioned easily to her new room. A lot of love and time went into designing that custom bed. Especially the detailed railing, the drawer handles, incorporating the bookshelf into the headboard, and the choosing the contrasting wood for the ladder. This gorgeous contemporary glass front custom wine cellar in Corona Del Mar, Newport Beach, California is an eye catcher. The sleek, glass ultra modern wine room was a unique and exciting project for our team here at Vintage Cellars. The stone bar extends into the wine cellar itself, but due to mechanical, cooling, and condensation concerns, our expert custom wine cellar team knew that extra measures needed to be taken to ensure the end quality remained top notch. The bar itself was divided into two sections, one cut section outside to make up the main seating area and the other inside the glass wine room. The stone bar, which is porous, takes up a good portion of the front facing glass panel. Had the bar simply extended into the wine cellar and been sealed off at the joints, the stone would have eventually transferred in enough heat and moisture to cause condensation. Proper wine cellar design and planning enabled this wine cellar to not only look fantastic, but function perfectly as well. One interesting unique feature in this Corona Del Mar, Newport Beach, Orange County, California glass and metal wine cellar is an extension of floor to ceiling frames mounted to the backside of the stone bar. This feature was made to seamlessly show consistency in floor to ceiling vintageview frames throughout. This Wine cellar was a very special collaborative project undertaken with the homeowner. It is always an incredible pleasure to assist in turning a wine cellar dream into a reality. The Homeowner's vision was to create this entire underground space from scratch. A stunning wooden grille covers the cooling unit face inside the contemporary wine cellar. The Modern feel and design of this wine room, heightened by a very clean, contemporary room feel itself, metal 'Contempo' wine racking, and straight lines throughout, is becoming more popular in chic homes throughout Los Angeles, Orange County, San Francisco, and San Diego Counties alike. Upon walking down the staircase into the modern wine cellar, a backlit horizontal display wall greets you with wines more suitable for drinking now. When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family.
