Situated on a prominent corner lot in the Zilker neighborhood, this Mid-Century inspired home presents a unique opportunity to activate two street elevations, while maintaining a sense of scale and character within the neighborhood. An exposed glulam roof structure radiates from a single steel column, wrapping and folding around the corner to create a home with two striking facades. Tucked to the side and back of the lot, the second story is sited to help de-scale the corner and create spectacular vistas of the folded roof and the courtyard below.
The interior courtyard is best viewed as you descend the stairwell and look out over the private pool scape. On a very exposed corner lot, the U-shaped plan also allows for privacy and seclusion for the homeowner. Public spaces such as the kitchen, living room and dining room, are located in direct relationship to the courtyard to enhance bringing the outside in. Natural light filters in throughout the home, creating an airy open feel.

The homeowner wanted something bold and unique for his home. He asked that it be warm in its material palette, strongly connected to its site and deep green in its performance. This 3,000 sf. modern home’s design reflects a carefully crafted balance between capturing mountain views and passive solar design. On the ground floor, interior Travertine tile radiant heated floors flow out through broad sliding doors to the white concrete patio and then dissolves into the landscape. A built-in BBQ and gas fire pit create an outdoor room. The ground floor has a sunny, simple open concept floor plan that joins all the public social spaces and creates a gracious indoor/outdoor flow. The sleek kitchen has an urban cultivator (for fresh veggies) and a quick connection to the raised bed garden and small fruit tree orchard outside.
Follow the floating staircase up the board-formed concrete tile wall. At the landing your view continues out over a “live roof”. The second floor’s 14ft tall ceilings open to giant views of the Flatirons and towering trees. Clerestory windows allow in high light, and create a floating roof effect as the Doug Fir ceiling continues out to form the large eaves; we protected the house’s large windows from overheating by creating an enormous cantilevered hat. The upper floor has a bedroom on each end and is centered around the spacious family room, where music is the main activity. The family room has a nook for a mini-home office featuring a floating wood desk. Forming one wall of the family room, a custom-designed pair of laser-cut barn doors inspired by a forest of trees opens to an 18th century Chinese day-bed. The bathrooms sport hand-made glass mosaic tiles; the daughter’s shower is designed to resemble a waterfall. This near-Net-Zero Energy home achieved LEED Gold certification. It has 10kWh of solar panels discretely tucked onto the roof, a ground source heat pump & boiler, foam insulation, an ERV, Energy Star windows and appliances, all LED lights and water conserving plumbing fixtures. With the pending arrival of a beautiful baby girl, the homeowners of this 1928 Minneapolis Tudor wanted a basement that was conducive to a young child, but would still allow a place for family to gather and the occasional house guest. The original basement was typical; cold, lacking natural light with tiny, uncomfortably confined rooms and that “unique” basement smell. The goal was to reverse all of the ill effects of a rarely unappreciated space while increasing the performance of the older home.
The frigid temperatures and wet, mildew odor was remedied by demolishing the entire slab floor and excavating to gain an extra six inches in ceiling height. It also allowed us to insulate to R-15, moisture proof under the new slab, install a drain tile and sump pump. Within the concrete slab is a hydronic, in-floor radiant heating system which further helps to add comfort to the space. Lastly, we also sprayed a closed-cell, expanding urethane foam on the inside of the foundation walls all the way to the first floor.
To help bring more light down to the basement, we started by opening up the staircase on both sides. A curved wall bends light into the lower level while a countertop and cubbies below provide storage space for odds and ends. On the opposite wall, creatively placed cubbies provide places for paintings, ceramics and plants. We also removed the tiny 18” x 34” window on the south wall and installed a full-sized, high-efficiency, triple pane Pella egress window. To let lots of natural light into the window, we expanded the size of the cedar-lined egress well and included a built-in planter at the base to help bring life into an otherwise empty cavity.
Small, unspecified spaces that became storage areas now have purpose. The areas are defined, yet open. Upon descending down the stairs, one is greeted by a large living room with curved walls, custom design media center, built-in daybed and bookshelves. Use of paint was important in the design. Naturally in older homes basements are going to have exposed beams, soffits and a whole gambit of nooks and crannies. Instead of disguising them, we played them up, which created a layer effect with the color. The color also adds a touch of playfulness which anyone, regardless of age, can enjoy.
We scavenged the client’s garage and discovered that the previous homeowner kept the old, full-view glass front entry door in the garage. We re-installed the original glass knob and attached the door to sliding barn door hardware which was attached to the main structural beam of the lower level. On the other side of the door was the homeowners’ combined office and small fitness area. The office floor is a blend of thin strips of different colored cork. A built-in storage cabinet sits across from a site-built desk which forms to the curve of the dividing wall. A small, square hole in the curved wall provides a view to see who is coming down the stairs. Opposite of the office area and directly at the base of the stairs is a place for the homeowner’s treadmill.
Hidden is the mechanical room, which is home to many green and energy efficient products. The washing machine is a low-water consumption unit while the dryer requires less energy to operate than most standard units. Both sit atop a checkerboard pattern of different colored VCT tiles. We also replaced the aging boiler, which only heated the first and second level, with a 95% efficient heat source for the entire house—including the basement.
Behind the curved wall, the bathroom is conveniently located. A large, custom built no-formaldehyde added vanity supports the slab of remnant granite countertop. A piece of eco-resin wall panel, embedded with organic material, contains water in the shower and blends beautifully with the updated colors. Tucked under the stairs, we installed a dual-flush, low-water consumption toilet.
Through creative space planning, we packed a lot of into a rather small space. As a result, we have three very happy homeowners who are enjoying their light, clean and safe lower level of their home—however, they’ve been hard pressed to think of it as a “basement”.

weekend retreat for two with the capacity to sleep up to sixteen for family gatherings. A modern-rustic cabin designed to have a minimal site impact, blend with its natural surroundings, and utilize locally-sourced, energy efficient, renewable and economical building methods and materials.

Simplicity and added storage complete the design by removing the normal visual clutter of a bathroom and offering the reassurance of clean organization. Pegboards inside the custom medicine cabinet create a discrete place for every bathroom accessory.

Through careful design and detailing, the LEED-Platinum building starts with a low energy load and supplements energy needs through a closed-loop ground source heat pump and photovoltaic array.

Just a small shed dormer provided essential headroom for the staircase that accesses a new owners’ retreat at the top of this home. The second floor now has space for a calm and efficient home office, convenient laundry, and a new front deck along with the children’s rooms. From the third floor and exterior, we dramatically improved energy performance with minimal impact to first and second floor interiors. Changes include continuous exterior insulation, high tech wrap, high-performance windows, rooftop solar, and new Air Source Heat Pumps that condition the upper two floors.

Dense, privacy protecting hedges of native Sugarberry fill with blooms in spring and berries in winter. Hummingbirds delight in all its seasonal variations!

This passive solar cottage included energy efficiency and sustainability strategies across all divisions of construction, from the LEED concrete mixes to the custom designed bio-mass wood boiler hydronic heating system. The clients – a forestry consultant and an energy policy advocate – drove the design and construction of the project to be an extremely unique and functional building. Fundamentals of passive solar design and sun-tempering were the basis around which the major project parameters were established. The active space conditioning and domestic hot water is provided by a visible-flame architectural wood boiler, backed up by a bio-diesel boiler. Other features include decorative polished concrete slab floors; locally-sourced hybrid timber frame components; custom sawn northern white cedar beveled siding; oak stair treads sourced from the property; heart pine flooring for Fall River mill timbers; super-insulated assemblies with cellulose and insulated sheathing; and reclaimed, restored lighting and plumbing fixtures.

Set among the open grasslands of northern Boulder County, Vermillion Studio was designed to celebrate creativity, craftsmanship, and Colorado’s breathtaking landscape. From its vantage point, the studio captures panoramic views of Longs Peak and Boulder’s Flatirons — a daily reminder of the land that shapes both life and design in this region.
Commissioned in 2019, the project reflects F9 Productions’ belief that architecture should not only serve function, but also stir emotion. The result is a place where art and environment coexist — open, grounded, and alive with light.
The Vision
The client came to F9 with a clear purpose: create a workspace that feels as inspiring as the art produced within it. They wanted a building that honors the land — not one that competes with it.
Our team responded with a design that blurs the boundary between indoors and out. Expansive glass facades bring the mountains inside. The softly arched steel roof follows the rhythm of the rolling hills. And the entire structure rests gently within the terrain, becoming part of the landscape rather than imposing upon it.
Design and Craft
The form of the building reflects the strength and subtlety of the creative process itself — solid, simple, and expressive.
Walls and floors made from Insulated Concrete Forms (ICF) provide exceptional energy efficiency and durability, while steel arched beams add structure and grace. Select windows are fitted with perforated panels that filter sunlight, reduce heat gain, and cast delicate shadows that change with the time of day — turning natural light into living art.

The main level houses large studio spaces, flexible galleries, and a welcoming kitchenette — all designed to support the rhythm of making.
Above, a lofted mezzanine offers quiet offices and a glass-framed conference room overlooking the plains and peaks beyond. From every angle, the view reminds occupants why they build, paint, or sculpt: to create something timeless and true.
