Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. Upon entering, The Branson features a bright and open study with a double-door closure. Moving through the foyer into the adjoined, naturally-lit great room, the well-equipped café-style kitchen and flexible dining area instantly inspires the “Live, Laugh, Love” trifecta of family togetherness. In the kitchen, the oversized eat-in island commands attention while leading your eye up to the nine-foot ceilings, around to the cozy contemporary gas fireplace and along the durable plank flooring. Up the centrally located stairwell, guests will find the “family hub” with three large secondary bedrooms, an ample sized bonus room tucked into the corner of the second level for some recreation or relaxation, and a restful primary suite complete with walk-in spa shower, walk-in closet and separate water closet all adjoined to a spacious master bedroom. In the basement, there is prime space for added bedrooms, full bathroom and an “anything” room. Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors. Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment. Restoring a Historic Cabin with Aluminum Clad Folding Doors outdoor living with aluminum clad folding door A Revamped Cabin Design for Indoor-Outdoor Living The former garage is now a transitional space between the cabin and a natural stone patio. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint. “It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.” historical homestead interior Improving Spatial Flow, From the Kitchen to the Sunroom The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. Features such as the farmhouse sink, concrete countertops, butcher-block island, and built-in seating were retained, creating a perfect blend of old and new. What changed was how the kitchen connects to the surrounding rooms. The layout now flows naturally into an adjacent dining area before extending into the newly added sunroom, delivering a seamless transition from the interiors to the outdoors through aluminum clad folding doors. Designed as a bright, welcoming space, it connects the historic cabin to the natural stone patio beyond. Interior designer Sue Olson helped create the room's atmosphere by choosing finishes and furnishings that complement the cabin's rustic materials while keeping the space open and inviting. The sunroom captures sunlight throughout the day and serves as a flexible space for dining, relaxing, and entertaining. The addition was designed to sit comfortably alongside the existing log structure while introducing expansive glazing and aluminum clad folding doors that draw daylight deep into the home. NanaWall aluminum clad folding doors and windows Aluminum Clad Folding Doors Open the Sunroom to the Patio A NanaWall aluminum clad folding glass door opens the south wall of the sunroom, creating a direct connection to the natural stone patio. Spanning more than thirteen feet wide and nearly eight feet tall, the system allows the entire façade to open when the panels are folded back. Specified with pine wood frames and simulated divided lites, the door complements the cabin’s traditional materials while introducing the flexibility of modern indoor-outdoor living. When closed, the door frames the view while bringing daylight into the sunroom. When open, the space seamlessly flows into the patio. Specified with matching pine wood frames and simulated divided lites, the system folds away easily, creating an indoor-outdoor bar that encourages interaction between the sunroom and patio. The sunroom addition doubles up as a bright and open home office workspace. The adjacent pressure treated deck space helps extend the outdoor living experience to beyond the home office or addition itself. The large number of windows helps make the most of the bright natural light coming in, but also provides a great view of the backyard, without compromising on the backyard views. Gives a bright, airy, warm space in the winters as well as summers, to spend time in and engage in different activities without compromise.

We recently enjoyed the opportunity to remodel three floors of a nineteenth-century Cambridge home with our project partners, architect Tom Downer and designer Jayme Kennerknecht/LDa Architects. . • The owners – a family of four that includes both a teenager and a toddler - wanted a house better suited to entertaining but also appropriate for family together time. Specific improvements on their wish list included a playroom that could handle differing family needs, a custom bar for entertaining, a new fireplace, and an inviting kitchen that would remain distinct but be better connected to adjoining rooms. • Adding a fireplace to the living room involved rebuilding the entire back wall of the home. The fireplace mantel was custom designed to match an existing mantel in the nearby dining room, which is original to the home. • In the playroom, care was taken to create zones for three members of the family: The mother enjoys crafting and now has a station directly below existing skylights, the teenager has a semi-private nook at the back of the space for relaxing, and the youngest in the family can enjoy toys and games placed along one wall alongside a rug for playing on the floor. On the same level, we created a separate guest bedroom with a new closet and a window designed to match other windows throughout the home. • The kitchen is fully upgraded and custom designed to accommodate the mother’s cooking habits, with specific elements including a farmer’s sink in the island and a stainless steel counter with an integrated sink for food preparation placed behind it on the counter. To improve storage in the much-used room, corner drawer units were installed instead of lazy Susan cabinets. Also, the homeowners were not interested in an open floor plan, but did want to improve access to the living room and yard beyond. This was achieved by expanding the opening between the two rooms allowing the cook to engage with family and guests and have a clear view when children are playing in the yard. Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. With years of experience reimagining mid-century modern design for how people live today, the firm took the project’s limitations as an opportunity. The result is a home shaped by open, flowing spaces, strong indoor-outdoor connections, and a calm, clear sense of structure. It’s a good reminder that even with strict constraints, there’s still room for architecture to breathe—and for modernism to keep moving forward.
