This 7 x 20 balcony was staged as a Boho Picnic with a Vintage Vibe Color Story to celebrate this young couple's new engagement. Even small spaces can be transformed into gardenesque cozy conversational spaces. This vignette is available for rent to make your next special event memorable. Photo Credit: Kristi Cobb

Row 1412 is located on Capitol Hill on approximately 10,000 square feet of L3 zoned property. Originally developed as three single family houses, the project, currently under construction, consists of seven new homes and the preservation of one of the three existing single family homes. The siting of the proposal provides the opportunity to preserve an existing Ginkgo tree at the east edge of the site. The proposal will be designed around a central courtyard and walkway that connects the site from east to west and engages the Ginkgo.
The project adds density while preserving a magnificent Seattle home by relocating it on its property to make room for the additional structures. A duplex is added behind the home with a rowhouse structure engaging the corner E Mercer Street through a series of recessed entries and stoops. Consistent with the neighboring structures, materials include brick, stained wood and painted panel.

Eichler in Marinwood - At the larger scale of the property existed a desire to soften and deepen the engagement between the house and the street frontage. As such, the landscaping palette consists of textures chosen for subtlety and granularity. Spaces are layered by way of planting, diaphanous fencing and lighting. The interior engages the front of the house by the insertion of a floor to ceiling glazing at the dining room.
Jog-in path from street to house maintains a sense of privacy and sequential unveiling of interior/private spaces. This non-atrium model is invested with the best aspects of the iconic eichler configuration without compromise to the sense of order and orientation.

The formality of the main block with its steeply pitched slate roof, hipped projecting bays with engaged arched top windows and stone walls, is complemented by less formal side wings.

After their Niwot, Colorado, home was inundated with floodwater and mud in the historic 2013 flood, the owners brought their “glass is half full” zest for life to the process of restarting their lives in a modest budget-conscious home. It wouldn’t have been possible without the goodwill of neighbors, friends, strangers, donated services, and their own grit and full engagement in the building process.
Water-shed Revival is a 2000 square foot home designed for social engagement, inside-outside living, the joy of cooking, and soaking in the sun and mountain views. The lofty space under the shed roof speaks of farm structures, but with a twist of the modern vis-à-vis clerestory windows and glass walls. Concrete floors act as a passive solar heat sink for a constant sense of thermal comfort, not to mention a relief for muddy pet paw cleanups. Cost-effective structure and material choices, such as corrugated metal and HardiePanel siding, point this home and this couple toward a renewed future.
