This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction. With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included: •A geologic review • Percolation test (for septic) • Water well probability analysis • Grading analysis • Biologic review • Site survey and topographic mapping • Earthquake zone and archeological clearances With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. After client reviews and approval the full architectural and construction blueprints were finished. We had the complete ready-to-submit-for-permit documents in less than 10 weeks; this included structural engineering, energy calculations and Green Building ratings. We were all impressed by his professionalism throughout the design and building process.

The Owners of this luxurious waterfront estate acquired this property after the previous owners defaulted on their loan and stopped construction. We were initially engaged to inspect and assess the structural integrity of the building shell and work with a geo-technical engineer to evaluate the condition of the site’s soil. Tests determined that the site’s previous use as a sawmill and Native American fishing ground rendered the soil unfit for construction activity. In response to the lack of soil bearing capacity, our solution employs expansive footings supported by hundreds of piles throughout the entire project site. After completing our inspection of the structure, we were engaged to completely redesigned this home to accommodate our clients’ growing family and extensive art collection. Stylistically, this highly detailed structure borrows from the grand bungalows of the Greene brothers in Pasadena, California while employing sophisticated climate, lighting, AV and security systems. To ensure our clients’ art collection was properly displayed and protected, we worked with specialists from the Seattle Art Museum to develop appropriate lighting and climate control systems. Finally, we engaged the best craftsman we know – general contractor, interior designer, landscape architect, cabinet maker, blacksmith, custom woodworker and stone mason – to execute what ultimately became our clients’ very personal and unique statement for their home.

DILLON KYLE ARCHITECTS OFFICE BUILDING GIVES THE WOW FACTOR WITH ACCOYA PROJECT DETAILS Building Type: Office Building Completed: 2018 Architect: Dillon Kyle Architects Supplier: Universal Forest Products Millwork Shop: S&S Constructors Installer: Arista Construction Over the years, the Houston Museum District located in the Montrose neighborhood has morphed from a residential area into a lively art district, home to art galleries, museums, and aesthetically distinct buildings. When Dillon Kyle Architects set out to design their new office space across the street from the Houston Center for Photography, they needed creative solutions to fit a 5,000 square foot building plus parking on the lot’s small unique space. The three-story building takes the form of an inverted L, a configuration that allows for maximized parking on the narrow corner lot. The cantilever space was built to shade the cars from the hot Texas sun, while also creating a semi-public place that invites pedestrians to interact with the space and peer inside as they walk through the neighborhood. The interior design includes open ceilings, concrete walls, wood floors, residential scale furnishings and rugs and warm, neutral colors for a more industrial tone. The exterior has a commercial boxy look, so the team looked for creative cladding finishes to wrap the building and also serve as a rainscreen. After dismissing glass and papier-mâché options, the team settled on wood – Accoya® wood. “The idea was to use a material where you couldn’t tell where the patterns started and stopped, just one big continuous object,” said Peter Klein, architect at DKA. An abstract leaf-like pattern is carved into 2,500 eight-foot long by eight-inches tall and 11/16-inches in depth, Accoya wood boards wrapping the entire building. The leaf pattern serves as a gentle reference to the live oak trees that line the neighborhood. The rainscreen is made of G80 galvanized steel sheets offset from the building with the Accoya leaf boards attached to it. “We settled on wood, and specifically Accoya wood, because it is easy to mill, and we knew we were going to leave it unsealed,” said Klein. Because DKA had time, they inadvertantly put Accoya wood to the test by installing a four foot by eight foot sample wall on site. They watched the sample weather to a nice gray patina, which was the desired result. “Even left untreated, it didn’t warp or mildew or mold, and that let us know we were on the right path,” added Klein. The neutral gray tones coupled with its longterm durability, resistance to rot and insects made Accoya wood the ideal material for this project. The Accoya wood pieces were milled using a CNC machine, which programmed the patterns. The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site. John Allegretti

These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us!  The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are: 1) Space heating and Cooling 2) Water Heating 3) Lights and Appliances 4) Wall assemblies and insulation  Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications.
