Sleek and chic. In terms of high-impact, going with a dark wire-brush pattern is a sure way to quickly define a space. Never boring, this modern pattern will set the mood immediately.
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths.
For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

The renovation of this home focused on enhancing its Spanish-style architecture, which had outdated elements that gave the house a heavy and dark atmosphere. Our goal was to create a more lively and spacious living area that would be perfect for entertaining. We opted for lighter finishes and incorporated classic features that complemented the home's original design while prioritizing practicality by adding ample storage and top-of-the-line appliances that make meal preparation effortless. To ensure the space felt inviting and unified, we created a cozy breakfast area with comfortable seating for the whole family to gather and enjoy, resulting in a beautiful home that feels warm, functional, and accommodating.

When this 6,000-square-foot vacation home suffered water damage in its family room, the homeowners decided it was time to update the interiors at large. They wanted an elegant, sophisticated, and comfortable style that served their lives but also required a design that would preserve and enhance various existing details.
To begin, we focused on the timeless and most interesting aspects of the existing design. Details such as Spanish tile floors in the entry and kitchen were kept, as were the dining room's spirited marine-blue combed walls, which were refinished to add even more depth. A beloved lacquered linen coffee table was also incorporated into the great room's updated design.
To modernize the interior, we looked to the home's gorgeous water views, bringing in colors and textures that related to sand, sea, and sky. In the great room, for example, textured wall coverings, nubby linen, woven chairs, and a custom mosaic backsplash all refer to the natural colors and textures just outside. Likewise, a rose garden outside the master bedroom and study informed color selections there. We updated lighting and plumbing fixtures and added a mix of antique and new furnishings.
In the great room, seating and tables were specified to fit multiple configurations – the sofa can be moved to a window bay to maximize summer views, for example, but can easily be moved by the fireplace during chillier months.

3,800sf, 4 bdrm, 3.5 bath with oversized 4 car garage and over 270sf Loggia; climate controlled wine room and bar, Tech Room, landscaping and pool. Solar, high efficiency HVAC and insulation was used which resulted in huge rebates from utility companies, enhancing the ROI. The challenge with this property was the downslope lot, sewer system was lower than main line at the street thus requiring a special pump system. Retaining walls to create a flat usable back yard.

A wool and art silk rug with a soft-focus, leafy pattern sets a restful mood for this welcoming guest room. Advancing the artsy theme is a pair of hand-blown lamps of silver mercury glass wrapped in gold chainmail. We underscored the gentle curves of the headboard with nail head trim.

The angular theme of this first floor master bath begins with the split-face travertine focus wall and continues with the rectangular tub and sinks. To accentuate the organic feeling, we chose granite countertops and light bronze sconces that remind us of bundles of twigs.

This luxury fitted mudroom, utility and cloakroom was installed for our clients who wanted to combine highly practical facilities with a cohesive design scheme that expressed their artistic aesthetic. What could have been a bland, utilitarian space has been transformed with dark walnut wood, decorative interest and exceptional craftmanship. The suite of bespoke built-in cabinets has created a beautifully organised, multipurpose free-flowing space. Flawlessly spray finished in Inchyra Blue by Farrow & Ball, the dark blue green grey is a dramatic colour which, along with the walnut wood and striking artworks, makes a bold and confident impression.
Bespoke walnut wood features
Walnut, renowned for its deep, lustrous tones has an enduring elegance. Used for fitted furniture and wall panelling, walnut elevates any space, adding natural warmth and richness. As a hardwood, walnut has exceptional durability and is naturally resistant to moisture and warping, which makes it an ideal choice for a cloakroom or bathroom setting. For this project, the walnut veneers have a natural oiled finish to bring out the beauty of the grain. The reeded walnut veneer wall panel behind the built-in bench adds stunning texture and visual interest to the joinery.
Shaker-style doors with fretwork panels
Made to measure fretwork doors and panels like these conceal unsightly features while also providing ventilation. A well-aired mudroom or boot room is vital to ensure outerwear dries quickly and doesn’t become musty. This is especially important for the floor to ceiling shoe cupboard we built here as it helps to keep the footwear fresh. The decorative fretwork pattern also adds visual interest and makes the room feel less enclosed. Integrated LED lighting installed throughout the joinery enhancing safety, brightness and enjoyment to the space.
Custom-made vanity unit
This large, sleek handle-free vanity unit provides a generous amount of storage space with a smart interior arrangement with customised waste management. The soft-closing drawers are operated by a smooth, silent, push to open mechanism. The floating design allows for LED lighting underneath the cabinet.
Dog shower and storage
The purpose-built indoor dog shower is great for hosing down and drying off the dogs. It doubles up as somewhere to wash muddy wellies and golf clubs too. Bespoke shelving and hooks for all the dog paraphernalia keeps the pet zone well-organised and tidy.
All in all, the result is a cloakroom which combines highly functional mudroom, utility and cloakroom facilities in an immensely stylish space. It’s immensely practical yet incredibly stylish with a strong focus on aesthetics and design.

This kitchen remodel in Minneapolis neighborhood, nestled in a quiet pocket of mid-century homes near the river trails, embraces its compact footprint with smart, space-efficient design. Rather than default to an open-concept layout, the kitchen remains enclosed - enhanced by a custom operable vertical shutter that allows the kitchen to be closed off for focused cooking or opened to share light and conversation. Warm flush wood panels on the living room side blend seamlessly with the home’s original character. Reconfigured window openings with H windows establish sightlines from the front door to the backyard, framing a shared community garden beyond and a mature pine from the kitchen space. Brown ash cabinetry, neutral quartz counters, and a handmade ceramic tile backsplash nods to the home’s mid-century character balancing utility with beauty. Double-sided reeded glass uppers filter additional natural light into the kitchen while allowing tableware access from both the kitchen and dining room. New wood floors tie it all together, uniting the main level and reinforcing the feeling that this home, while modest in scale, is filled with light, warmth, and purpose.

Design work started with a modest design focused on improving the kitchen, living, dining and outdoor living areas. However, a feasibility study determined that a better option was to fully remodel the existing dwelling, resulting in reclaiming some of the front veranda to increase the size of the living and dining areas. The remaining section created an alcove to the main bedroom, increasing privacy and creating a dedicated outdoor area.
A large awning, cantilevered so as not to impose on the existing septic, created a separate outdoor living area. A teak facade, that will weather to grey in the salty sea air over time, was added to extend high above the box gutter, conceal the solar panels and cap the ends of the separation walls. The roof was repitched and the internal ceilings raked upwards from the teak facade, thereby increasing the internal volume and allowing for the addition of high-light windows in rooms on the ridge side of the dwelling to capture the vista, increase natural light, ventilation and sense of space.
A skillion roof outside the back kitchen area was strategically positioned out of sight from the inside of the home and created a second outdoor area in the rear courtyard, serving as the main entry point. A gate house was incorporated in the rear fence to enhance the entry. The rear courtyard reclaimed an existing parking bay to create space for the cellar/music room.

Our clients, a couple with four children, wanted to update their 1952 home with a mid-century feel, focusing on the main floor. The renovation emphasized enhancing finishes, optimizing storage, and maximizing seating in the dining and living areas. The entryway was designed to be inviting and practical, while the living room featured a statement sectional and a stunning terrazzo fireplace. The kitchen and dining area were transformed to be both functional and elegant, with playful touches like “Drunk Monkeys” wallpaper in the powder room.

The kitchen is the true centerpiece. Designed with an open concept and surrounded by generous windows, it features quartz on both the countertops and full-height walls for a luxurious, cohesive aesthetic. A large island—topped with a full slab of quartz—anchors the room, offering extra space between the island and main counters for comfortable movement and entertainment. Two elegant clear pendant lights highlight its presence. Outfitted with top-tier luxury appliances designed for both performance and visual refinement.
White cabinetry keeps the look clean and minimalist, while oversized drawers provide functional storage for cooking utensils. The induction cooktop, paired with a pot filler, reinforces the modern and streamlined design. A double oven and an almost-hidden pantry maintain the sleek look, keeping the focus on the kitchen’s architecture and flow.
Mudroom & Dining Area Adjacent to the kitchen is a mudroom with a charming barn door leading toward the garage. A half-wall accent features eccentric black-and-white tile, complemented by bold black fixtures. A small custom hidden closet maximizes storage while maintaining a refined appearance.
The dining room, open and airy, continues the wood flooring and is adorned with stylish pendant lighting—perfect for gatherings and everyday meals. The wide, open staircase is fully exposed to the dining area and first floor, creating a striking architectural feature that visually connects the spaces. Its modern wood-and-metal design contributes to the home’s open flow while serving as a sculptural centerpiece within the main living level.
*Bedrooms & Laundry*
Guest and secondary bedrooms are bright and inviting, each with multiple windows framed in sleek black for a modern edge. Every bedroom enjoys its own bathroom, offering comfort and privacy. A compact but well-designed laundry room includes a sink and drying rack, making smart use of space.
The second story features an open layout with wide hallways, enhancing the sense of space and natural flow. This home also includes an office and one of the bedrooms is used for a workout space.
*Primary Suite*
Set apart from the other bedrooms for privacy, the primary suite is a luxurious retreat. An accent wall adds character, while a large walk-in closet offers abundant storage. A skylight fills the room with natural light, enhancing the open, breathable atmosphere.
*Bathrooms*
Each bathroom was thoughtfully designed with its own personality:
- Primary bathroom: The primary bathroom embraces a concrete-inspired look, featuring dual sinks and a spacious shower with double-sided niches—one for each person. An LED makeup mirror adds functional elegance.
- Second bathroom: Gray cabinet, tile wall, black fixtures, frameless shower door, and a striking floral tile accent.
- Third bathroom: White cabinets, gold fixtures, white tile floors, a shower stall, and a bold green tile feature wall with a large niche.
- Fourth bathroom: Blue cabinet, gray tile floors, a tub with frameless shower door, and gray wall tiles paired with sleek chrome fixtures.
- Powder Room: Half wall crown molding with black tile design and fixtures.
*Exterior & Landscape*
The planning process also emphasized low-maintenance landscape design, using easy-care plants that enhance the home’s natural feel without demanding constant upkeep. The home is also equipped with a dedicated EV charging station and solar panels, supporting energy efficiency and modern sustainable living.

The Setup:
After purchasing this home, the homeowners faced a unique opportunity to reimagine their kitchen and nearby spaces. Water damage from a burst pipe had left much of the home’s interior in need of repair, and while the existing kitchen was functional and in relatively good shape, it didn’t align with the family’s vision for their new home. The layout included a peninsula that wasn’t ideal, and there were some druthers with the nearby pantry.
Since the space needed to be rebuilt anyway, the homeowners saw this as a chance to create a kitchen that was both highly functional for their four young children and timeless in its design. The project also included a refresh of the adjacent message center and dining room — spaces that play key roles in the family’s daily life. The goal was to create a cohesive flow between these areas, balancing modern functionality with the craftsman-inspired character of the rest of the home.
Design Objectives:
- Replace the outdated peninsula with a large island to maximize counter space and create new seating options.
- Open up the space visually by removing soffits and rethinking the cabinetry layout.
Incorporate concealed refrigeration and freezer units to provide significant storage for the family while maintaining a streamlined aesthetic.
- Integrate black cabinetry into the design without making the space feel harsh or heavy.
- Ensure the lighting plan balances functional task lighting with ambient accent lighting.
- Avoid visual clutter in the cabinetry design while still giving a nod to the craftsman aesthetic.

Design Challenges:
- The outdated peninsula left dead space in the kitchen and lacked sufficient seating for the family.
- The cooktop wall was cramped, with small cabinets flanking the hood, limited storage, and soffits that made the space feel closed-in.
- The family needed significant refrigeration space (two refrigerators and a freezer) but wanted to avoid a cluttered look with visible stainless steel appliances.
- Adding black cabinetry risked making the space feel too dark or heavy.
- The original lighting plan was insufficient, particularly over the dining table where a decorative fixture proved too dim.
- The family wanted shaker-style drawer fronts to match the home’s arts-and-crafts design but worried that too much shaker cabinetry might look overly busy.
- Prioritizing a slab backsplash in the wish list priority planning.
The Renewed Space
Design Solutions:
- A functional island: The peninsula was replaced with a large island that provides continuous countertop space for prepping and serving. The island also features seating for four people, creating a central hub for informal meals and activities.
- Streamlined cooktop wall: The soffits were removed, and the upper cabinets on the cooktop wall were eliminated to create a more open, streamlined design. A custom oversized hood became the focal point of the wall, with the blower unit offset inside it to align with the cooktop while maintaining exterior visual symmetry.
- Concealed refrigeration: Two column refrigerators and one freezer were integrated into the cabinetry, concealing them behind wood paneling that blends seamlessly with the overall design.
- Warm black cabinetry: The black cabinetry was crafted from hickory with a visible grain, softening its appearance and adding warmth. The grain detail gives the cabinetry a rich, textured look that avoids feeling stark or overpowering.
- Additional lighting: In the dining area, recessed can lights were added during an additional installation phase to supplement the gorgeous decorative fixture’s dim output. The new lighting plan creates a layered effect, combining functional task lighting with softer ambient lighting.
- Simplified cabinetry details: Slab drawer fronts were used on the upper drawers, while five-piece shaker fronts (with slightly less prominent rail and stile pieces) were reserved for the middle and lower drawers. This approach simplified the overall look while maintaining the craftsman-inspired aesthetic.
- Slab backsplash priority: The slab backsplash was prioritized by making thoughtful adjustments elsewhere, like opting not to extend cabinetry to the ceiling, which also helped visually prioritize the gorgeous slab backsplash. This decision also enhanced the kitchen’s furniture-like feel, aligning with the home’s craftsman character.
- This kitchen perfectly balances practicality with timeless style. By addressing the family’s functional needs — ample seating, smart storage, and effective lighting — while incorporating thoughtful design elements like warm black cabinetry and a striking slab backsplash, Alicia created a space that works beautifully for a busy household.
