When that time arrived several years ago, they looked at properties up and down the coast and along inland lakes. Baldwin’s home that year was a smart, 2000-square cottage on Crooked Lake with simple lines and a Craftsman sensibility. That home proved to the couple that Edgewater Design Group is as proficient at small homes as the larger ones they are often known for. Edgewater Design Group did indeed come up with the perfect plan for the Millers. At 2400 square feet, the simple Craftsman with its 3 bedrooms, vaulted ceiling in the great room and upstairs deck is everything the Millers wanted—including the fact that construction stayed within their budget. An extra courtesy of working with the talented design team is a screened in porch facing the lake (“She told us, of course you have to have a screened in porch,” Ellen says. “And we love it!’) Edgewater’s other touches are more subtle. These Hopkinton, MA homeowners had a wonderful view of conservation land behind their house. This includes a beautiful view during every season as well as various types of wildlife. The problem was, they had only a small kitchen window offering limited viewing of the great outdoors. So, with the help of their contractor and Kitchen Associates, a new kitchen layout was designed. Three oversized windows were installed to create a panoramic view of the beautiful backyard. Adding these great windows also created a challenge. With no room for upper cabinets, would there be enough storage? To solve this, a storage system was installed in several large lower drawer cabinets to store plates, dishes, and glasses. PBA was brought in to solve many issues throughout the first floor of this home, the most pressing of which was to create a larger and more functional kitchen. After examining several options, the decision was made to create a narrow addition to the side of the house which allowed the design to meet all of the clients objectives. The floor plan was also opened up to allow for entertaining, and a long corridor was enhanced with trim-work to visually break up the length of the corridor, including the creation of a focal point wall at the end of the corridor. Other renovations included a new mud room, and a guest bathroom and awkwardly proportioned music room were completely reconfigured to create a formal powder room, a significantly improved guest bathroom, and a more intimate music room / sitting room. The Great Room. we custom designed a low profile Fireplace + Entertainment featured wall with natural stacked stone and double hand hewn beams mantel from a native barn. The one-of-a-kind design helped solve the problem for extra storage, incorporating a fireplace and flat screen tv without adding extra furniture and preserving the contemporary warmth.

The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. The existing pool deck, driveway, and all plantings were completely renovated at this beachside home. A permeable pool patio and driveway solved drainage issues and modernized the feel of the landscape. Having a restaurant on the shores of the St. Joe River ensures sunny summer days and unforgettable sunsets. Outdoor dining has been critical to a restaurant’s success over the last few years. Having that success depends on the weather in Michigan meant that the Inn at Harbor Shores needed to find a solution that meant continued use of their outdoor space when the weather wasn’t cooperating.
