Designed by Cat Neitzey of Reico Kitchen & Bath in Fredericksburg VA in collaboration with Craig Schafer of ACS Contracting, this kitchen sunroom design features Merillat Classic Tolani cabinets with a Cotton finish on the perimeter and Boardwalk finish on the kitchen island. The kitchen also features a perimeter countertop and full height backsplash in Spectrum Sterling quartz with Caesarstone Turbine on the island and a Kohler Whitehaven Hayridge Farmhouse Cast Iron kitchen sink.
“I really enjoyed doing my research to help the client bring their vision to life. They were so open to ideas and my suggestions. The design inspiration was pulled from the client’s love of McGee & Co.'s elegant simplicity and eye for organization detail. I used my favorite floor tile, Grespania Trivoli Blanco, which was so perfect with the Boardwalk maple island. We do not often get to drill into so much detail with cabinet inserts and the functionality of every inch the way this homeowner wanted to. I learned so much from their input,” said Cat.
“The choice of the Kohler Whitehaven Hayridge sink is an amazing modern touch. We installed a drip ledge detail below the sink that adds another layer to this focal point. Our biggest challenge was envisioning a new island where a previous peninsula and knee wall were.”
“Cat was thorough with timelines and updates,” said the client. “She put us first and what was best for our plan. The kitchen renovation moved quickly and Cat would make spontaneous visits to monitor the project. Cat was definitely a key player and we could not have had a smoother renovation without her!”

Our favorite accessory is the pull out pantry shelves. Makes a big difference seeing what is in the back of the pantry.”

This very social couple were tying the knot and looking to create a space to host their friends and community, while also adding much needed living space to their 900 square foot cottage. The couple had a strong emphasis on growing edible and medicinal plants. With many friends from a community garden project they were involved in and years of learning about permaculture, they wanted to incorporate many of the elements that the permaculture movement advocates for.
We came up with a California native and edible garden that incorporates three composting systems, a gray water system, rain water harvesting, a cob pizza oven, and outdoor kitchen. A majority of the materials incorporated into the hardscape were found on site or salvaged within 20-mile of the property. The garden also had amenities like an outhouse and shower for guests they would put up in the converted garage.
Coming into this project there was and An old clawfoot bathtub on site was used as a worm composting bin, and for no other reason than the cuteness factor, the bath tub composter had to stay. Added to that was a compost tumbler, and last but not least we erected an outhouse with a composting toilet system (The Nature's Head Composting Toilet).
We developed a gray water system incorporating the water that came out of the washing machine and from the outdoor shower to help water bananas, gingers, and canailles. All the down spouts coming off the roof were sent into depressions in the front yard. The depressions were planted with carex grass, which can withstand, and even thrive on, submersion in water that rain events bring to the swaled-out area. Aesthetically, carex reads as a lawn space in keeping with the cottage feeling of the home.
As with any full-fledged permaculture garden, an element of natural building needed to be incorporated. So, the heart and hearth of the garden is a cob pizza oven going into an outdoor kitchen with a built-in bench. Cob is a natural building technique that involves sculpting a mixture of sand, soil, and straw around an internal structure. In this case, the internal structure is comprised of an old built-in brick incinerator, and rubble collected on site.
Besides using the collected rubble as a base for the cob structure, other salvaged elements comprise major features of the project: the front fence was reconstructed from the preexisting fence; a majority of the stone edging was created by stones found while clearing the landscape in preparation for construction; the arbor was constructed from old wash line poles found on site; broken bricks pulled from another project were mixed with concrete and cast into vegetable beds, creating durable insulated planters while reducing the amount of concrete used ( and they also just have a unique effect); pathways and patio areas were laid using concrete broken out of the driveway and previous pathways. (When a little more broken concrete was needed, we busted out an old pad at another project a few blocks away.)
Far from a perfectly polished garden, this landscape now serves as a lush and inviting space for my clients, their friends and family to gather and enjoy each other’s company. Days after construction was finished the couple hosted their wedding reception in the garden—everyone danced, drank and celebrated, christening the garden and the union!

It started with a phone call inquiring about doing a basic deck remodel. When Chris Kehoe arrived on site to learn more about the home layout, budget, and timeline for the homeowners, it became clear that there was far more to the story.
The family was looking for more than just a deck replacement. They were looking to rebuild an outdoor living space that fit lifestyle. This primary suite bathroom is a tranquil retreat, you feel it from the moment you step inside! Though the color scheme is soft and muted, the dark vanity and luxe gold fixtures add the perfect touch of drama. Wood look wall tile mimics the lines of the ceiling paneling, bridging the rustic and contemporary elements of the space.
The large free-standing tub is an inviting place to unwind and enjoy a spectacular view of the surrounding trees. To accommodate plumbing for the wall-mounted tub filler, we bumped out the wall under the window, which also created a nice ledge for items like plants or candles.
We installed a mosaic hexagon floor tile in the bathroom, continuing it through the spacious walk-in shower. A small format tile like this is slip resistant and creates a modern, elevated look while maintaining a classic appeal. The homeowners selected a luxurious rain shower, and a handheld shower head which provides a more versatile and convenient option for showering.
Reconfiguring the vanity’s L-shaped layout opened the space visually, but still allowed ample room for double sinks. To supplement the under counter storage, we added recessed medicine cabinets above the sinks. Concealed behind their beveled, matte black mirrors, they are a refined update to the bulkier medicine cabinets of the past.

They originally learned about our firm through an article in Traverse the Magazine where our owner, Stephanie Baldwin, provided information about working with a design firm. They then toured a couple of our projects during a parade of homes and decided they were ready to hire for their family's cottage needs. They already owned a cottage on Walloon Lake, but were ready to design and build a new cottage in its place for more room for their family. They wanted low maintenance materials and a timeless, Northern Michigan lake cottage style. The ultimate design was completed to take advantage of the lake views and access as well as creating plenty of room for family to stay while considering aging in place. The end result is a stunning home that will be enjoyed by the entire family for generations to come.
