Although our empty nester clients were still enjoying their custom home they had lived in for nearly 30 years, they had outgrown their once state-of-the-art 1980s master bathroom.
Our master bathroom facelift transformed a bathroom with carpet, wallpaper, glass block tiles, and a 30 year old Jacuzzi. It transformed into a clean lined, yet warm and inviting space that still worked with the home’s contemporary architecture. Our selections started with a natural stone for the vanity, and selecting Sapele wood cabinetry for both it’s textured lines and color qualities. Our next step was our hardware and fittings – knowing we wanted both function and visual appeal.
We relocated the double vanities at the center of the room, and installed the shower on the other side of the wall creating a circular passage for flow. The integrated sinks make a statement at the vanity – as well as the large apron of stone surrounding the face of the cabinetry. Wall mount faucets, and matte textured tile running vertically complete the look.
The free-standing vessel tub leaves a lasting impression against the windows. Corner cabinetry and shelves add both storage and visual appeal. Tucked in the corner an upholstered bench, yet more storage and built in jewelry organization.
Large format porcelain floor tiles were installed with a smooth skimstone application on the shower floor. Amenities and special touches in the bathroom include radiant heating, LED lighting under the cabinets and behind the vanity mirrors, a large format thermostat controlled towel bar, a linear drain in the shower, and a wall mounted energy efficient toilet.

Its all about family...This east side backyard transformation began with a recommendation from our previous clients. This design build plan began with the family in mind! A place to have picnics, learn about flowers, enjoy family pets, vegetable gardening, bird watching and an outdoor living space for friends and family to get together for those special everyday occasions! Mission accomplished, phase 1.

We build our ponds to work with mother nature, not against her. By doing so, we have less pond maintenance, allowing us to enjoy the benefits of the pond instead of having to work on the pond. By constructing your water feature to perform as an ecosystem, nature is at the heart of the water cycle, not man. As a result, the root systems of pond plants filter the water, natural bacteria breaks down organic matter and pond fish eat the algae. No chemicals or other devices, just nature, doing what nature does best.

Our clients are from Indiana but have been coming to Northern Michigan for about 50 years. They originally learned about our firm through an article in Traverse the Magazine where our owner, Stephanie Baldwin, provided information about working with a design firm. They then toured a couple of our projects during a parade of homes and decided they were ready to hire for their family's cottage needs. They already owned a cottage on Walloon Lake, but were ready to design and build a new cottage in its place for more room for their family. They wanted low maintenance materials and a timeless, Northern Michigan lake cottage style. The ultimate design was completed to take advantage of the lake views and access as well as creating plenty of room for family to stay while considering aging in place. The end result is a stunning home that will be enjoyed by the entire family for generations to come.

Our team at Smith & Vansant transformed a diminutive 1920's J. F. Larson faculty townhouse building into Triangle House, a live & learn residence for an undergraduate community.
The first floor of two townhouses was gutted, and re-designed as the central student gathering room. How to work with what we had? How to make a dormitory feel like a home?
The ceiling is low. With bearing walls gone, Jason Gaddis worked with the structure that had to be added to hold up the second floor, adding pilasters, traditional trim on the new beams, and a chair rail to tie the room together. Light fixtures had to be shallow.
The College wanted to use wood-grained "luxury vinyl plank", having found that it held up well in social spaces that get used for dances, meals, music and lectures. I took samples on site with large paint samples, to get a the right floor color.
The real treasure of the 8 townhouses was that each had a living room fireplace. We kept them all, though none now can have fires.
Pi Smith and I worked on the paint palette. We used a deep color to make this room feel cozy, and to highlight the trim and symmetry of the room.
For the photo shoot, we wanted a rug. Kwachen/Inner Asia was founded by a Dartmouth alum, and had a store near campus. They loaned the pillows and this wonderful rug, perfect for a home called Triangle House. We think that the students over the years will enjoy regularly transforming the room for different events as much as we did.

The utility room was in between the LR and the kitchen, so we moved it in order to connect the two spaces. We put the utility room where the laundry room used to be and created a new laundry room off a new hallway that leads to the master bedroom. The space for this was created by borrowing space from the XL dining area. We carved out space for the formal living room to accommodate a larger kitchen. The rest of the space became modest-sized offices with French doors to allow light from the house's front into the kitchen. The living room now transitioned into the kitchen with a new bar and sitting area.
We also transformed the full bath and hallway, which became a half-bath and mudroom for this single couple. The master bathroom was redesigned to receive a private toilet room and tiled shower. The stairs were reoriented to highlight an open railing and small foyer with a pretty armchair. The client’s existing stylish furnishings were incorporated into the colorful, bold design. Each space had personality and unique charm. The aqua kitchen’s focal point is the Kohler cast-iron vintage-inspired sink. The enlarged windows in the living room and sink allow the homeowners to enjoy the natural surroundings.
