This being the second of two cafes, the owners of Kaffe Co. wanted something a little different to their original space, opening up the kitchen and front counter area to allow customers to see right into the kitchen and preparation spaces. The client’s hope for the fitout was to have all the space well utilised to allow for a full kitchen while catering for plenty of dine-in customers. The cafe design was all about creating an inviting and relaxing space for customers to sit and enjoy a meal on a break from shopping. Our Gold Coast shopfitters worked around many other builds happening in the new shopping centre at the time which called for a high level of organisation and some problem solving to ensure the smooth operation of the build. The cafe offers a clean, minimalistic style with polished concrete floors, Hamptons inspired white timber walls and a beautiful timber bench top – all finished off with on-trend copper light fixtures creating a comfortable and pleasant eatery for shoppers in the midst of a busy arena. For this project, the goals were straight forward - a low energy, low maintenance home that would allow the "60 something couple” time and money to enjoy all their interests. Accessibility was also important since this is likely their last home. In the end the style is minimalist, but the raw, natural materials add texture that give the home a warm, inviting feeling. The home has R-67.5 walls, R-90 in the attic, is extremely air tight (0.4 ACH) and is oriented to work with the sun throughout the year. As a result, operating costs of the home are minimal. The HVAC systems were chosen to work efficiently, but not to be complicated. They were designed to perform to the highest standards, but be simple enough for the owners to understand and manage. The owners spend a lot of time camping and traveling and wanted the home to capture the same feeling of freedom that the outdoors offers. The spaces are practical, easy to keep clean and designed to create a free flowing space that opens up to nature beyond the large triple glazed Passive House windows. Built-in cubbies and shelving help keep everything organized and there is no wasted space in the house - Enough space for yoga, visiting family, relaxing, sculling boats and two home offices. Saratoga Associates provided architectural design and construction document services for this residential addition / renovation. The client had many different renovation ideas for this historic carriage house. Completed in 2018, this phase of construction focused on creating a space for the owner to enjoy the sunshine year-round, without being overheated in the summer. This solarium addition was crafted to act as the primary living space in the home. By providing operable windows high in the cupola, natural ventilation is achieved by way of the stack effect, keeping the room cool and airy in the summer. The tile floor absorbs the winter sun and releases the heat passively as the sun sets. A future pergola located on the southerly side of the addition shields the direct sun rays during the summer months when the sun is highest in the sky.

Completed in 2018, this 12ft x 26ft linear pool is one of our favorites, occupying a unique setting on a beach dune in New Smyrna Beach, Florida. It features custom glass tile work and a 6ft x 6ft elevated spa with a 24″ hybrid granite spillway, saving our clients on operating cost.
