A vacant, worn office space should be transformed into a show apartment / showroom. The existing space had been used as an office structure since the 1960s. Located on the 4th floor of a ten-floor reinforced concrete skeleton, the area is already high enough to receive a great amount of light, which is particularly noticeable at dawn and dusk: sunrises and sunsets conjure up the most spellbinding blends of light. The existing structure and also the technical equipment were completely outdated and needed to be completely rebuilt: suspended ceilings were removed and walls changed. The result is a modern city apartment of almost 100 m2 (about 1,070 sqft) – divided into a large living space, 2 rooms, 1 bathroom, 1 powder room and 1 utility room. The existing window facades could not be changed, but they are part of the concept anyway, namely to bring as much light as possible into the room. A controlled ventilation system ensures optimal air quality even with closed windows. The central kitchen element serves as a kind of separation of the living area and the dining area. Here customers and guests are served, people communicate, cook together, drink a glass of wine. Clients experience living. The rough reinforced concrete ribbed slaps were uncovered and painted white to give the room more height, which is accentuated by the lighting concept with ceiling-mounted spotlights. The dark oak floor creates a successful contrast to the brightly designed rooms. The wittily positioned pedestal areas hide all technical elements, such as the supply air openings of the living room ventilation. Flush-fitting door elements in the walls with a chalked brick look show in detail the special feature of the room. The central wall elements were deliberately not pulled up to the ceiling, but are separated by a glass element to show the continuity of the construction. Most of the furniture was designed by Wolfgang Pichler. Within the course of this project he was able to implement his holistic approach in the field of construction technology, architecture and furniture design and skillfully combine it with design classics. Scandinavian classics can be found in the concept just as much as pieces he collected during his career and furniture he developed for the company VITEO, which he founded in 2002. The project illustrates the added value of an architectural holistic approach.

Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Located in a beautiful spot within Wellesley, Massachusetts, Sunspace Design played a key role in introducing this architectural gem to a client’s home—a custom double hip skylight crowning a gorgeous room. The resulting construction offers fluid transitions between indoor and outdoor spaces within the home, and blends well with the existing architecture. The skylight boasts solid mahogany framing with a robust steel sub-frame. Durability meets sophistication. We used a layer of insulated tempered glass atop heat-strengthened laminated safety glass, further enhanced with a PPG Solarban 70 coating, to ensure optimal thermal performance. The dual-sealed, argon gas-filled glass system is efficient and resilient against oft-challenging New England weather. Collaborative effort was key to the project’s success. MASS Architect, with their skylight concept drawings, inspired the project’s genesis, while Sunspace prepared a full suite of engineered shop drawings to complement the concepts. The local general contractor's preliminary framing and structural curb preparation accelerated our team’s installation of the skylight. As the frame was assembled at the Sunspace Design shop and positioned above the room via crane operation, a swift two-day field installation saved time and expense for all involved. At Sunspace Design we’re all about pairing natural light with refined architecture. This double hip skylight is a focal point in the new room that welcomes the sun’s radiance into the heart of the client’s home. The E. F. San Juan team created custom exterior brackets for this beautiful home tucked into the natural setting of Burnt Pine Golf Club in Miramar Beach, Florida. We provided Marvin Integrity windows and doors, along with a Marvin Ultimate Multi-slide door system connecting the great room to the outdoor kitchen and dining area, which features upper louvered privacy panels above the grill area and a custom mahogany screen door. Our team also designed the interior trim package and doors. Challenges: With many pieces coming together to complete this project, working closely with architect Geoff Chick, builder Chase Green, and interior designer Allyson Runnels was paramount to a successful install. Creating cohesive details that would highlight the simple elegance of this beautiful home was a must. The homeowners desired a level of privacy for their outdoor dining area, so one challenge of creating the louvered panels in that space was making sure they perfectly aligned with the horizontal members of the porch. Solution: Our team worked together internally and with the design team to ensure each door, window, piece of trim, and bracket was a perfect match. The large custom exterior brackets beautifully set off the front elevation of the home. One of the standout elements inside is a pair of large glass barn doors with matching transoms. They frame the front entry vestibule and create interest as well as privacy. Adjacent to those is a large custom cypress barn door, also with matching transoms. The outdoor kitchen and dining area is a highlight of the home, with the great room opening to this space. E. F. San Juan provided a beautiful Marvin Ultimate Multi-slide door system that creates a seamless transition from indoor to outdoor living. The desire for privacy outside gave us the opportunity to create the upper louvered panels and mahogany screen door on the porch, allowing the homeowners and guests to enjoy a meal or time together free from worry, harsh sunlight, and bugs. We recently had the pleasure of completing a remarkable backyard makeover that presented us with some exciting challenges and opportunities for creativity. Our clients wanted to revamp their backyard, focusing on enhancing functionality and creating a low-maintenance, beautiful outdoor space. One of the main objectives was to expand the usable patio area without the need to tear out and pour new concrete. To achieve this, we carefully considered the existing patio curves, respecting their unique shape and making the entire area look intentionally designed. Additionally, drainage was a crucial concern. We took the initiative to install proper drainage solutions to prevent water pooling and ensure the longevity of the space. Our client, an MMA enthusiast, had a specific request to elevate his training experience. To accommodate this, we designed a raised platform with putting-green turf, providing the ideal spot for his Body Opponent bag while maintaining a clean and mud-free training area. For the plant-loving homeowner, we incorporated beautiful Austin limestone chopped block raised beds with a central irrigation system. This resulted in aesthetically pleasing and low-maintenance raised planters, adding vibrant greenery and a touch of nature to the backyard. We utilized the pallet of paver bricks they already had on hand to create practical hardscape walking pads, connecting different areas of the backyard while seamlessly blending with the design. Despite the challenges, we successfully turned their backyard into a fully functional and inviting outdoor retreat. The space now embraces their passions, meets their desires, and offers a tranquil escape for relaxation and enjoyment.

Composed of two distinct buildings connected by an inner courtyard, this new five-unit development stands out through its unique layout, architecture, and exceptional attention to detail. The construction required rigorous planning and precise technical execution, particularly due to major excavation work and underpinning of adjacent buildings. Such interventions in a dense urban environment demand specialized expertise and tight project management at every phase of the build. Conceived as an income-generating property, the clients benefited from our strategic support to ensure the profitability, efficiency, and optimization of their investment. Modulor worked closely with the team at Appareil Architecture to bring to life a project of high architectural integrity. Binôme’s architecture draws inspiration from the area's industrial past: clean volumes, red brick, generous openings reminiscent of former workshops, and elegant brick colonnades form a refined and cohesive ensemble. The central courtyard, designed as a luminous and welcoming shared space, becomes the vibrant heart of the project. A colorful metal staircase, crafted by Atomic Soudure, connects both buildings and adds a distinctive, curated touch. As a finalist for the 2025 Ordre des architectes du Québec Awards of Excellence, Binôme stands as a model of successful urban revitalization. It illustrates how thoughtful, well-executed construction can elevate Montreal’s built environment while addressing today’s densification challenges.

San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Located in the heart of Montreal, Binôme is an architectural urban densification project built by Modulor. Composed of two distinct buildings connected by an inner courtyard, this new five-unit development stands out through its unique layout, architecture, and exceptional attention to detail. The construction required rigorous planning and precise technical execution, particularly due to major excavation work and underpinning of adjacent buildings. Such interventions in a dense urban environment demand specialized expertise and tight project management at every phase of the build. Conceived as an income-generating property, the clients benefited from our strategic support to ensure the profitability, efficiency, and optimization of their investment. Modulor worked closely with the team at Appareil Architecture to bring to life a project of high architectural integrity. Binôme’s architecture draws inspiration from the area's industrial past: clean volumes, red brick, generous openings reminiscent of former workshops, and elegant brick colonnades form a refined and cohesive ensemble. The central courtyard, designed as a luminous and welcoming shared space, becomes the vibrant heart of the project. A colorful metal staircase, crafted by Atomic Soudure, connects both buildings and adds a distinctive, curated touch. As a finalist for the 2025 Ordre des architectes du Québec Awards of Excellence, Binôme stands as a model of successful urban revitalization. It illustrates how thoughtful, well-executed construction can elevate Montreal’s built environment while addressing today’s densification challenges.

Designed by Paula Truchon of Reico Kitchen & Bath in Frederick, MD this bathroom is a Reico Kitchen & Bath turnkey remodeling project in collaboration with EPIC Kitchen & Bath. A success in the words of the client, this bathroom remodeling project was a true team effort. “Paula spent a lot of time with us and provided great advice on the design. Alece really ensured the project kept moving and was brought to closure.” The bathroom design is a transitional style that features Ultracraft Cabinetry and framed mirrors in Andover Cherry Porcini. The bathroom also features a Kohler white shower base, Kohler Caxton under mount sinks and Moen Voss polished chrome plumbing and accessories. A Kohler HydroRail in the shower provides versatility via the stationary showerhead or handheld shower in a small and cost effective footprint. A Kohler Levity frameless barn door style bypass door encloses the shower yet allows visibility of the beautiful tile surround. Tile selections include 12x24 Emil Eterna Natural Avorio floor tile installed in a diagonal subway pattern, 12x24 EGE Semik Arya White for the shower walls, tub apron and tub splash in a vertical stacked pattern with a Lunada Bay Tozen Glow Vanadium/Silver Martini glass mosaic accent band.
