The E. F. San Juan team created custom exterior brackets for this beautiful home tucked into the natural setting of Burnt Pine Golf Club in Miramar Beach, Florida. We provided Marvin Integrity windows and doors, along with a Marvin Ultimate Multi-slide door system connecting the great room to the outdoor kitchen and dining area, which features upper louvered privacy panels above the grill area and a custom mahogany screen door. Our team also designed the interior trim package and doors. Challenges: With many pieces coming together to complete this project, working closely with architect Geoff Chick, builder Chase Green, and interior designer Allyson Runnels was paramount to a successful install. Creating cohesive details that would highlight the simple elegance of this beautiful home was a must. The homeowners desired a level of privacy for their outdoor dining area, so one challenge of creating the louvered panels in that space was making sure they perfectly aligned with the horizontal members of the porch. Solution: Our team worked together internally and with the design team to ensure each door, window, piece of trim, and bracket was a perfect match. The large custom exterior brackets beautifully set off the front elevation of the home. One of the standout elements inside is a pair of large glass barn doors with matching transoms. They frame the front entry vestibule and create interest as well as privacy. Adjacent to those is a large custom cypress barn door, also with matching transoms. The outdoor kitchen and dining area is a highlight of the home, with the great room opening to this space. E. F. San Juan provided a beautiful Marvin Ultimate Multi-slide door system that creates a seamless transition from indoor to outdoor living. The desire for privacy outside gave us the opportunity to create the upper louvered panels and mahogany screen door on the porch, allowing the homeowners and guests to enjoy a meal or time together free from worry, harsh sunlight, and bugs. White on White Kitchen 6008.2 Small Kitchens in traditional older homes present an opportunity for the designer and cabinet maker. Function, space and ease in accommodating a guest or two represent a few of the necessary considerations. Careful planning while creating custom features will ensure a useful kitchen in harmony with contemporary living. Establishing upper cabinets at the ceiling height extends storage while glass doors at the bar area continues to push open the kitchen. By placing the bar surface at the same height as the counter we’ve established an unbroken line to further increase the sense of space. Designing valence and header panels over the window in the same style as the kitchen's doors provides continuity to this custom kitchen and to the history of the home. The home was built in the 1920's in an urban Virginia environment. As was so often the case in the appointments of the home the kitchen was given little space and short attention to design. Opening the kitchen to a hall space with careful attention to simple but functional design enabled a successful arrangement serving the modern lifestyle.

We recently had the pleasure of completing a remarkable backyard makeover that presented us with some exciting challenges and opportunities for creativity. Our clients wanted to revamp their backyard, focusing on enhancing functionality and creating a low-maintenance, beautiful outdoor space. One of the main objectives was to expand the usable patio area without the need to tear out and pour new concrete. To achieve this, we carefully considered the existing patio curves, respecting their unique shape and making the entire area look intentionally designed. Additionally, drainage was a crucial concern. We took the initiative to install proper drainage solutions to prevent water pooling and ensure the longevity of the space. Our client, an MMA enthusiast, had a specific request to elevate his training experience. To accommodate this, we designed a raised platform with putting-green turf, providing the ideal spot for his Body Opponent bag while maintaining a clean and mud-free training area. For the plant-loving homeowner, we incorporated beautiful Austin limestone chopped block raised beds with a central irrigation system. This resulted in aesthetically pleasing and low-maintenance raised planters, adding vibrant greenery and a touch of nature to the backyard. We utilized the pallet of paver bricks they already had on hand to create practical hardscape walking pads, connecting different areas of the backyard while seamlessly blending with the design. Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Named for the original homestead, the Aspen Leaf Ranch blends early ranch history with modern sensibility. The owner, an outdoorsman and native plant enthusiast, and former project manager of notable Seattle buildings (including the Olympic Sculpture Park and the Bullitt Center), tasked Best Practice Architecture with designing a modest yet comfortable home reflective of valley cabins and farmsteads. He desired a small home that was ‘light on the land’, yet flexible enough to accommodate visiting friends and family. Located in a quiet river valley 10 miles from the nearest town, the result is a humble compound firmly rooted in the rural vernacular. The Methow Valley was familiar to the owner from childhood ski and camping trips and he now has family who live in the area. The Valley is hot and dry in the summer and on average receives over 70 inches of snow each winter. Set in a narrow river valley below high mountain peaks, the owner wanted the new home to have a strong visual and physical connection to the surrounding landscape. For many years, the homestead was operated as a horse packing guide service, and an old agricultural barn remains that will eventually be repurposed into a ski waxing room, shop, and sauna. Two new structures make up the residential retreat: a one-bedroom main house and a carport with an adjoining guest suite, small office, and storage for outdoor equipment. Best Practice’s design prioritizes natural light and optimizes dramatic views of the surrounding meadow, forest, hills, and mountains “I wanted both the design and scale of the new buildings to reflect traditional ranch homes and cabins in the remote river valley with all the creature comforts of modern living,” said the homeowner. “Ensuring a strong connection to the outside throughout the seasons was a primary goal. Windows on all sides and three exterior doors allow me to track the many species of birds and wildlife that move through the property and access the ever-changing light and weather.” Best Practice carefully positioned the new structures to frame important vistas while minimizing disturbance to the native forest and meadow. The exterior finishes and details are consistent with historic cabins and barns in the area but stylized to acknowledge the new structure’s place in time. Metal roofing, siding, and a gravel skirt were chosen to reduce wildfire risk, and native plantings attract and support local birds and wildlife. Best Practice simplified the interior detailing with a nod towards a rural cabin aesthetic, incorporating painted beadboard, extensive built-in cabinetry, warm woods, a sizeable kitchen, and an open nook for daytime lounging and overnight guests. The design also took into account the owner’s collection of art, family heirlooms, and furniture gathered over many years. Best Practice designed this Methow Valley home to respect the history and beauty of the historic Aspen Leaf Ranch while embracing modern comforts. The design successfully meets a well-considered program for 4-season use and serves as a full-time rural retreat for the owner as well as a gathering place for friends and family.

The photographs below are from the bathroom of a house in the Moston area of Manchester which is primarily residential and only 3 miles away from the city centre. My customer had been primarily concerned with the removal of unsightly mould but was also keen to have the grout in the ceramic tiled shower cubicle given a good deep clean. To clean the Shower Cubicle, I used a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner that works really well on grout. The Pro-Clean solution was decanted into a spray bottle and then sprayed onto the grout lines and left it to dwell. The air in the solution makes it lighter and easier for it to stick to vertical surfaces. After a few minutes the Pro-Clean was scrubbed in using a stiff grout brush. The tiles were then rinsed with water to remove the soiled solution from the tiles and the process repeated where required. Although cleaning process was a success there were still a few mould marks left so to tackle these I used Tile Doctor Mould Away spray using the same process of scrubbing and rinsing. The Mould Away spray did the trick for me and I moved on to remove the silicone around the shower cubicle. When removing silicone, you must make sure you get all mouldy silicone out otherwise it can spread from the old to the new. After I had finished removing the silicone I tidied the shower cubicle and used a bit of gentle heat from my heat gun to dry the grout lines and edges where silicone used to be. I used my damp tester to make ensure there was no dampness anywhere around the working area and then moved on to colouring the grout which would give the whole shower a fresh and consistent appearance. On this occasion, I used a White colour from the Tile Doctor range of Grout Colourant’s, it’s an epoxy based colourant that protects and rejuvenate the grout lines. I had to use 2 coats of colourant to get the best result and then moved on to putting new silicone around the shower base with a high-quality mould resistant silicone. When finished adding fresh silicone I tidied up again and the job was complete. I think you can’t argue the shower cubicle was transformed and customer even said it looks better then when it was new; we also fixed few chips for her whilst there and stripped and replaced the silicone around the sink as a bonus.
