The property is one of the original farm houses located on the main street of a small town. It has been in the family for many years and our client just inherited the property. They were trying to have balance of preserving the old while realizing modern day living has its benefits too. The house had a large addition added using mostly old style materials, but designed with function and modern day luxuries. Our goal was to carry that theme to the outside. Our first problem we had to address was how to transition between the first floor elevation changes. The lower room was the husband’s office. He stated in the future he may have clients over and it would be nice to have an area to sit outside. The wife’s main concern was to renew the four corner garden. She also felt it was very important to be able to see it from the kitchen area. Finally there was an old wishing well stuck right outside the kitchen. They both felt it would be neat to be able to incorporate this in some how. They wanted a patio area with a built in grill to accommodate there family and friends. They also wanted to keep a large play area for the kids. We were able to pull this off successfully. We addressed the first issue by having a small lower level flagstone area. This area is large enough for 1 to 2 people to sit comfortably. It also provides a transition from his office to the larger patio area. We installed a simple small gravel sitting area opposite of the main patio. This provides our client a secluded place to relax or do business. Mrs.... told me she is amazed how much her and her husband enjoys this area. It is so peaceful looking at the small creek over a glass of wine. We built a natural limestone retaining wall to create the patio terrace. The stone was chosen to extend the houses architectural elements into the landscape. Irregular broken flagstone was used to give it a more casual feel. We installed three Serviceberries into the patio terrace to replace some trees that were taken down during the remodeling. She was very concern that they would block the view of the four corner garden. We new they were crucial to nestle in the terrace, so we placed them for a couple days for her to decide. Fortunately she agreed they not only kept the view open, but helped frame the garden. The four corner garden was designed to be viewed from afar and experienced up close. We wanted the space to have some formal structure while keeping with the casual farm house feel. Another natural limestone retaining wall was created. This leveled the garden terrace and helped associate it with the rest of the property. The four corner garden is nestled into the existing woods edge. This provides three distinct experiences to entering the garden; a more formal from the driveway, an open feel from the lower lawn, and a more natural / casual experience from the wooded area. The Plymouth brown gravel was used for the center of the garden. This helped highlight the stone post that was found during construction. The gravel also brings the sense of sound into the garden space. Lamb’s ear was chosen as a fun way to get kids interest in horticulture. The balance of using the new to create the old feel is what makes this project a success. The property has already hosted a local historical society event and won an award for its preservation efforts. When Mrs.... can’t find her husband, she knows he is either reading the newspaper by the grill or resting in the hammock along the wood’s path.

A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

Photography: Michael Hunter This project was to furnishing a newly constructed home – the living room specifically. The clients wanted an open-concept home in order to best utilize the space for everyday living, as well as entertaining. The goals of this project were to 1) maximize the space for the largest amount of seating, 2) present a transitional design style, mixing both traditional and modern elements, ensuring that the style mixes well with the other aspects of the open concept floorplan, and 3) provide a pleasant color palette. We designed the overall floorplan so that it provided maximum seating (potential for 14), while still providing a spacious ambiance. The U-shaped seating design in the room provides the ability for people to view the television from any seat and feel the warmth from the fireplace while also allowing for great conversational seating. The custom storage ottomans are on casters, so they can be pulled out to provide additional seating or a comfortable footrest for any seat. Upon entering the room, your eye can catch several different design features – the custom triptych artwork, the gold-framed mirrors, or even the split face quartz fireplace wall - each providing their own balanced focal point in the room. The main obstacle was balancing the focal point in the room between the fireplace and oversized television. The TV niche that was placed by the builder caused the seating arrangement to be somewhat offset in the space.

In a separate wing on the second floor, a guest suite awaits. Entertaining guests and family members for a night or a few weeks has never been easier. With an oversized bedroom that sleeps four, spa bath, large living room and kitchen, this house contains the perfect guest suite. Designed to incorporate the clean lines captured throughout the house, the living room offers a private space and very comfortable sitting area. The cozy kitchen surrounded with custom made cabinetry, a hand cut glass backsplash featuring cooking terminology (“grill”,“simmer”) and black granite counters offers guests an opportunity to steal away for a quiet meal or a quick midnight snack. Privately tucked away off the back staircase and away from the main house, the only problem with this guest suite is that your in-laws may never want to leave. Exiting down the backstairs, you arrive in an expansive mudroom with built-in cubbies and cabinetry, a half bath, a “command center” entered through a sliding glass barn door and, something every pet owner needs, a dog wash!

A two-level pergola, circular firepit area and outdoor kitchen with a charcoal-gas combo grill star in this Houston patio addition designed for entertaining large crowds in style. "The client was an attorney with a passion for cooking and entertaining," says the project's principal designer, Lisha Maxey of LGH Designs. "Her main objective with this space was to create a large area for 10 to 20 guests, including seating and the prep and cooking of meals." Located in the backyard of the client's home in Spring, TX, this beautiful outdoor living and entertaining space includes a 28-by-12-foot patio with Fantastico silver travertine tile flooring, arranged in a Versailles pattern. The walkway is Oklahoma wister flagstone. Providing filtered shade for the patio is a two-level pergola of treated pine stained honey gold. The larger, higher tier is about 18 by 10 feet; the smaller, lower tier is about 10 feet square. "We covered the entire pergola with Lexan - a high-quality, clear acrylic sheet that provides protection from the sun, heat and rain," says Outdoor Homescapes of Houston owner Wayne Franks. Beneath the lower tier of the pergola sits an L-shaped, 12-by-9-foot outdoor kitchen island faced with Carmel Country ledgestone. The island houses a Fire Magic® combination charcoal-gas grill and lowered power burner, a Pacific Living countertop pizza oven and a stainless steel RCS trash drawer and sink. The countertops and raised bar are Fantastico silver travertine (18-square-inch tiles) and the backsplash is real quartz. "The most unique design item of this kitchen area is the hexagon/circular table we added to the end of the long bar," says Lisha. This enabled the client to add seating for her dining guests." Under the higher, larger tier of the pergola is a seating area, made up of a coffee table and espresso-colored rattan sofa and club chairs with spring-green-and-white cushions. "Lighting also plays an important role in this space, since the client often entertains in the evening," says Wayne. Enter the chandelier over the patio seating arrangement and - over the outdoor kitchen - pendant lamps and an industrial-modern ceiling fan with a light fixture in the center. "It's important to layer your lighting for ambiance, security and safety - from an all-over ambient light that fills the space to under-the-counter task lighting for food prep and cooking to path and retaining wall lighting." Off the patio is a transition area of crushed granite and floating flagstone pavers, leading to a circular firepit area of stamped concrete. At the center of this circle is the standalone firepit, framed at the back by a curved stone bench. The walls of the bench and column bases for the pergola, by the way, are the same ledgestone as the kitchen island. The top slab on the bench is a hearth piece of manmade stone. "I think the finish materials blend with the home really well," says Wayne. "We met her objectives of being able to entertain with 10 to 12 to 20 people at one time and being able to cook with charcoal and gas separately in one unit. And of course, the project was on time, on budget." "It is truly a paradise," says the client in her Houzz review of the project. "They listened to my vision and incorporated their expertise to create an outdoor living space just perfect for me and my family!"

Every home improvement project can feel like going into battle, but the sweet taste of victory is enough to make it worthwhile. If you ever feel intimidated by homes and gardens in magazines, don’t fret – you can turn your home into a beautiful beacon with easy curb appeal updates! Kevin and Annette Klingel are some of our favorite weekend warriors, and their latest project proves that anything is possible when it comes to dressing up your front garden. The Klingels recently gave their home and front garden a major renovation and entered their photos in the Window Box Contest. When we saw the gorgeous before and after pictures, we knew we had to get the inside scoop on their process and uncover their best curb appeal ideas. Curb Appeal – Before and After Before the renovation, the Klingels had a charming South Bend, Indiana rambler that was tidy and traditional, if a little unassuming. Deciding it was time for a much-needed update, the Klingels replaced their old green roof with a black barrel roof to match the style of their home. They also made a needed replacement and changed out the sidewalk and front stoop to a new version in classic black. After those dramatic changes, the Klingels just couldn’t stop! Loving the contrast between the new black roof and stoop and their cream house, they painted their shutters black. And here’s where we come in – Annette wanted to incorporate her love of flowers into the new home design and found the perfect planters and window boxes to match the shutters. They purchased ten black window boxes in a classic and chic design to put around their outside windows. The Klingels also used tall black planters around the entrance to the house. The window boxes and planters each received the same plant treatment – red, yellow, and orange impatiens with flowing ferns for a bright punch of color. Paired with hanging baskets and a few other accents, the Klingels house is now a masterpiece. From Drab to Fab The Klingels love their warm and inviting new front entrance, and the neighbors do too. Instead of getting overlooked, their house now stands out and is the star of their busy street, where it is seen by lots of people everyday. They have received tons of compliments about their new look – a crisp and clean front garden that stays true to the style of the home and neighborhood. The Klingels’ curb appeal update wasn’t without its challenges, but the end product is amazing, and as Annette says, definitely worth the time. The owners of this beautiful historic farmhouse had been painstakingly restoring it bit by bit. One of the last items on their list was to create a wrap-around front porch to create a more distinct and obvious entrance to the front of their home. Aside from the functional reasons for the new porch, our client also had very specific ideas for its design. She wanted to recreate her grandmother’s porch so that she could carry on the same wonderful traditions with her own grandchildren someday. Key requirements for this front porch remodel included: - Creating a seamless connection to the main house. - A floorplan with areas for dining, reading, having coffee and playing games. - Respecting and maintaining the historic details of the home and making sure the addition felt authentic. Upon entering, you will notice the authentic real pine porch decking. Real windows were used instead of three season porch windows which also have molding around them to match the existing home’s windows. The left wing of the porch includes a dining area and a game and craft space. Ceiling fans provide light and additional comfort in the summer months. Iron wall sconces supply additional lighting throughout. Exposed rafters with hidden fasteners were used in the ceiling. Handmade shiplap graces the walls. On the left side of the front porch, a reading area enjoys plenty of natural light from the windows. The new porch blends perfectly with the existing home much nicer front facade. There is a clear front entrance to the home, where previously guests weren’t sure where to enter. We successfully created a place for the client to enjoy with her future grandchildren that’s filled with nostalgic nods to the memories she made with her own grandmother. "We have had many people who asked us what changed on the house but did not know what we did. When we told them we put the porch on, all of them made the statement that they did not notice it was a new addition and fit into the house perfectly.” – Homeowner

Our client came was looking to list their house on the market and requested that "wow factor" when potential buyers entered their home. This elegant stairwell detail is one of the first things people see when entering and is sure to impress.

What surprises people most when entering and walking on the glowing white surface in this particular Private Residence (Williamsburg, VA) is when they find out they are walking on a sea of glass! Yes, GLASS! Not marble, not granite, but GLASS! Nathan Allan has created a very fresh, unique flooring surface, which is smooth to touch on the majority of the glass surface, yet has an almost invisible safety finish permanently embedded in the glass surface. THE GLASS Nathan Allan’s Glass Flooring incorporates features which are visually stunning, while also providing a safety finish which provides comfort to everyone walking on the glass. Our Sandstone texture is forged into the bottom surface of the glass, while our exclusive Glass Sandpaper safety finish is fused onto the walking surface. To enhance all features, we added a bright, sparkling, White Metallic color finish throughout each flooring panel. SPECIFICATIONS Each Glass Flooring panel is produced in 1/2″ (12mm) thick, Low Iron, tempered safety glass. Tempered glass provides added strength, insuring that the Glass Flooring can accept a heavy load. Panels vary in size and dimension, with most panels measured at a block size of 5’0 x 6’0 (1500mm x 1800mm). Perimeter Edge panels were carved and shaped to fit tightly against the curved walls. Glass Sandpaper, ASTM tested in labs with the highest slip-coefficient safety ratings, is fused onto the walking surface, to provide a very comfortable and effective safety feature. Combined with our Glass Sandpaper safety finish, and the natural and artificial light sources, our Glass Flooring shimmers within the entire entrance space. INSTALLATION Using very important installation techniques, Nathan Allan worked hand in hand with great team of professionals: Vicki Bristow, designer, W. M. Jordan Company, GC, and Pompei Inc, glass flooring installer. Templates were produced for all perimeter edge panels, and every shaped panel. All flooring panels are secured to the substrate with special adhesives, and joints are filled with matching color sealants. “A beautiful project is always enhanced when working with quality, prestigious builders, and talented trade’s people.
