Ground up net-zero energy home featuring an 11kW solar array and mechanized windows. The building envelope was constructed using insulating concrete forms and structural insulated panels, resulting in an airtight structure ideal for maximizing thermal efficiency. A heat recovery ventilation system was installed to refresh the airtight, indoor environment. The home also employs an air source heat pump for heating and domestic hot water, which is distributed via an in-floor hydronic radiant heat system.

The goal of this master suite remodel was to design a luxurious yet simple environment that was not only beautiful but also comfortable, and designer Lori Wiles brought the transformation to life. The remodel was a transformation of the unused storage area in the bottom level of the clients’ home. Wiles' creative problem solving did more than just hide basement remodel problems like low ductwork and poorly located pipes. Instead, these obstacles served as a source of inspiration for some of the most interesting aspects of her design, such as the angular wood-paneled headboard wall with built-in nightstands. Following a stone, fire, water, and wood theme, the materials used in this master suite strongly relate to nature. Water flows to the tub from the stone accent wall in the bathroom, and an opposing stone wall in the bedroom creates a dramatic backdrop for a seating area. Both walls contain candle-filled niches and Cherry wood is employed throughout, creating warmth and continuity. To further achieve the natural look and feel of the bathroom, Wiles incorporated a variety of stones. The shower and immediate area around the freestanding tub feature pebble accent flooring that complement the surrounding large, rectangular tile floors. Eldorado Stone’s Black River Stacked Stone was chosen because it offered different textures and dimensions of the black, rugged, stacked stone, resulting in an organic environment that provides relief from the flat surfaces. We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments. The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard. Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

When I came to this property not only was the landscape a scrappy mess the property also had some very real grading and drainage issues that were jeopardizing the safety of this house. As recent transplants from New Jerseys to Southern California these clients were in awe of all the plants they were seeing in their neighborhood. Living on the water at the Ventura harbor they wanted to be able to take full advantage or the outdoor lifestyle and cool ocean breeze. Being environmentally conscious citizens, these clients were very concerned that their garden was designed with sustainability as a leading factor. As they said in our initial consultation, “Would want or garden be part of the solution not part of the problem.” This property is the last house on the bottom of a gently sloping street. All the water from the neighbor’s houses drain onto this property. When I came into this project the back yard sloped into the house. When it would rain the water would pool up against the house causing water damage. To address the drainage we employed several tactics. Firstly, we had to invert the slope in the back yard so that water would not pool against the house. We created a very minor slope going away from the house so that water drains away but so the patio area feels flat. The back of the back yard had an existing retaining wall made out of shabby looking slump stone. In front of that retaining wall we created a beautiful natural stone retaining wall. This retain wall severs many purposes. One it works as a place to put some of the soil removed from the grading giving this project a smaller carbon foot print (moving soil of a site burns a lot of fossil fuel). The retaining wall also helps obscure the shabby existing retaining wall and allows for planting space above the footing from the existing retaining wall. The soil behind the ne retaining wall is slightly lower than the top of the wall so that when the run on water on from the neighbor’s property flows it is slowed down and absorbed before it has a chance to get near the house. Finally, the wall is at a height designed to serve as overflow seating as these clients intend to have occasional large parties and gatherings. Other efforts made to help keep the house safe and dry are that we used permeable paving. With the hardscape being comprised of flag stone with gravel in-between water has a chance to soak into the ground so it does not flow into spots where it will pool up. The final element to help keep the house dry is the addition of infiltration swales. Infiltration swales are depressions in the landscape that capture rain water. The down spouts on the sides of the houses are connected to pipe that goes under the ground and conveys the water to the swales. In this project it helps move rain water away from the house. In general, these Infiltration swales are a powerful element in creating sustainable landscapes. These swales capture pollutants that accumulate on the roof and in the landscape. Biology in the soil in the swales can break down these pollutants. When run of watered is not captured by soil on a property the dirty water flows into water ways and then the ocean were the biology that breaks down the pollutants is not as prolific. This is particularly important in this project as it drains directly into the harbor. The water that is absorbed in to the swales can replenish aquafers as well as increasing the water available to the plants planted in that area recusing the amount of water that is needed from irrigation. When it came to the planting we went with a California friendly tropical theme. Using lots of succulents and plants with colorful foliage we created vibrant lush landscape that will have year around color. We planted densely (the images in the picture were taken only a month after installation). Taller drought tolerant plants to help regulate the temperature and loss of water from the plants below them. The dense plantings will help keep the garden, the house and even the neighborhood cooler on hot days, will provide spaces for birds to enjoy and will create an illusion of depth in a somewhat narrow space. Today this garden is a space these homeowners can fully enjoy while having the peace of mind that their house is protected from flooding and they are helping the environment.

Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments. The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard. Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. A minimal insertion into a densely wooded landscape, the Collector’s Pavilion provides the owners with an 8,000 sf private fitness space and vintage automobile gallery. On a gently sloping site in amongst a grove of trees, the pavilion slides into the topography - mimicking and contrasting the surrounding landscape with a folded roof plane that hovers over a board formed concrete base. The clients’ requirement for a nearby room to display a growing car collection as well as provide a remote area for personal fitness carries with it a series of challenges related to privacy and security. The pavilion nestles into the wooded site - finding a home in a small clearing - and merges with the sloping landscape. The building has dual personalities, serving as a private and secure bunker from the exterior, while transforming into a warm and inviting space on the interior. The use of indirect light and the need to obscure direct views from the public right away provides the client with adequate day light for day-to-day use while ensuring that strict privacy is maintained. This shifting personality is also dramatically affected by the seasons - contrasting and merging with the surrounding environment depending on the time of year. The Collector’s Pavilion employs meticulous detailing of its concrete to steel to wood connections, exploring the grounded nature of poured concrete in conjunction with a delicate wood roof system that floats above a grid of steel. Discover a premier luxury outdoor project that masterfully blends high-end contemporary design with maximum functional appeal, showcasing a versatile collection of water bodies from full-sized rectangular pools to intimate plunge pools. This clean-lined aesthetic is defined by the contrast of inviting blue pool tile and the crisp, wide white or light-toned coping that frames the water perfectly. The design is anchored by a large tanning shelf for comfortable, all-day sunbathing, and is complemented by a flush spa that integrates seamlessly into the pool's edge. The tranquility of the space is amplified by dramatic water features, often employing sheer descent scuppers, waterfalls, or fountain gushers cascading from an adjacent wall. When your apartment boasts spectacular river and city views, you want this vista to be the star attraction. The best strategy for achieving this is employing a quiet, serene and monochromatic theme. Here it’s ¾” rift cut white oak with a natural finish throughout. Flat panel doors with beveled integral finger recesses reinforce the clean concept. White oak flooring adds to the calm environment. One of the home’s studies is adjacent to the dining room, separated only by sliding smoked glass doors. The study can be closed off while entertaining, but the scenery is still within view. Bookcases lining opposite walls feature drawer storage on the bottom and 2” wide floor-to-ceiling stiles dividing the sections and contributing a prominent vertical element. 2” thick wood countertops match the 2” shelves that incorporate routed grooves in their undersides housing LED strips to illuminate the contents. On one wall is a suspended desktop that aligns with the countertops and provides a convenient computer station. Furnishings wisely complement the monochromatic motif with upholstery, throw pillows, drapery and area rugs in shades of cream and beige. But the wooden legs, dining table and accent pieces deliver touches of contrast with their dark stained walnut finishes.
