This Upper East Side prewar interior was specifically designed as a guest apartment for friends and family to stay for long periods of time. They wanted their guests to feel like home while staying in the city. Our criteria was that it had to be functional while remaining tailored, sophisticated and inviting. The space was rather dark so we opted for wallcoverings and paint colors that were soft, textural and exuded contrast. Our design was to completely renovate the living room, bathroom and master bedroom/sitting area. The kitchen was cosmetic with floor stain, paint, hardware and lighting. Grey, taupe, white and black were accents in the living room and created a friendly environment. This room also had to function as a guest room therefore a pullout sofa covered in a Lee Jofa linen was the perfect choice. The Bedroom has a soft palate which is extremely welcoming with touches of silver and pale grey. The hints of peacock blue and brown transform the space completely and work well with the pheasant mirror above the bed. When I came to this property not only was the landscape a scrappy mess the property also had some very real grading and drainage issues that were jeopardizing the safety of this house. As recent transplants from New Jerseys to Southern California these clients were in awe of all the plants they were seeing in their neighborhood. Living on the water at the Ventura harbor they wanted to be able to take full advantage or the outdoor lifestyle and cool ocean breeze. Being environmentally conscious citizens, these clients were very concerned that their garden was designed with sustainability as a leading factor. As they said in our initial consultation, “Would want or garden be part of the solution not part of the problem.” This property is the last house on the bottom of a gently sloping street. All the water from the neighbor’s houses drain onto this property. When I came into this project the back yard sloped into the house. When it would rain the water would pool up against the house causing water damage. To address the drainage we employed several tactics. Firstly, we had to invert the slope in the back yard so that water would not pool against the house. We created a very minor slope going away from the house so that water drains away but so the patio area feels flat. The back of the back yard had an existing retaining wall made out of shabby looking slump stone. In front of that retaining wall we created a beautiful natural stone retaining wall. This retain wall severs many purposes. One it works as a place to put some of the soil removed from the grading giving this project a smaller carbon foot print (moving soil of a site burns a lot of fossil fuel). The retaining wall also helps obscure the shabby existing retaining wall and allows for planting space above the footing from the existing retaining wall. The soil behind the ne retaining wall is slightly lower than the top of the wall so that when the run on water on from the neighbor’s property flows it is slowed down and absorbed before it has a chance to get near the house. Finally, the wall is at a height designed to serve as overflow seating as these clients intend to have occasional large parties and gatherings. Other efforts made to help keep the house safe and dry are that we used permeable paving. With the hardscape being comprised of flag stone with gravel in-between water has a chance to soak into the ground so it does not flow into spots where it will pool up. The final element to help keep the house dry is the addition of infiltration swales. Infiltration swales are depressions in the landscape that capture rain water. The down spouts on the sides of the houses are connected to pipe that goes under the ground and conveys the water to the swales. In this project it helps move rain water away from the house. In general, these Infiltration swales are a powerful element in creating sustainable landscapes. These swales capture pollutants that accumulate on the roof and in the landscape. Biology in the soil in the swales can break down these pollutants. When run of watered is not captured by soil on a property the dirty water flows into water ways and then the ocean were the biology that breaks down the pollutants is not as prolific. This is particularly important in this project as it drains directly into the harbor. The water that is absorbed in to the swales can replenish aquafers as well as increasing the water available to the plants planted in that area recusing the amount of water that is needed from irrigation. When it came to the planting we went with a California friendly tropical theme. Using lots of succulents and plants with colorful foliage we created vibrant lush landscape that will have year around color. We planted densely (the images in the picture were taken only a month after installation). Taller drought tolerant plants to help regulate the temperature and loss of water from the plants below them. The dense plantings will help keep the garden, the house and even the neighborhood cooler on hot days, will provide spaces for birds to enjoy and will create an illusion of depth in a somewhat narrow space. Today this garden is a space these homeowners can fully enjoy while having the peace of mind that their house is protected from flooding and they are helping the environment.

Deep drawers hide away but allow for plenty of storage - Our clients wanted to remodel their kitchen so that the prep, cooking, clean up and dining areas would blend well and not have too much of a kitchen feel. They asked for a sophisticated look with some classic details and a few contemporary flairs. The result was a reorganized layout (and remodel of the adjacent powder room) that maintained all the beautiful sunlight from their deck windows, but create two separate but complimentary areas for cooking and dining. The refrigerator and pantry are housed in a furniture-like unit creating a hutch-like cabinet that belies its interior with classic styling. Two sinks allow both cooks in the family to work simultaneously. Some glass-fronted cabinets keep the sink wall light and attractive. This home, with its traditional brick facade, has been transformed to reflect a more modern aesthetic that appeals to the clients. The airy family room serves as the primary gathering space for a family of four who enjoy entertaining family and guests. The client desired a light-filled and open environment that emphasizes the large wall of windows, complemented by durable upholstery and an area rug designed to withstand the playful antics of two lively Yorkshire Terriers.

He tackled the situation by hiring interior designer Jennifer Corredor. Never defensive, he let her have run of the field. “He’d say, ‘Jen, do your thing,’” she says. And she did it well. The first order of the day was to get a lay of the land and a feel for what he wanted. For his primary residence, Tulloch chose a home in Pinecrest, Florida. — a great family neighborhood known for its schools and ample lot sizes. “His lot is huge,” Corredor says. “He could practice his game there if he wanted.” A laidback feeling permeates the suburban village, where mostly Mediterranean homes intermix with a few modern styles. With views toward the pool and a landscaped yard, Tulloch’s 10,000-square-foot home touches on both, a Mediterranean exterior with chic contemporary interiors. Step inside, where high ceilings and a sculptural stairway with oak treads and linear spindles immediately capture the eye. “Knowing he was more inclined toward an uncluttered look, and taking into consideration his age and lifestyle, I naturally took the path of choosing more modern furnishings,” the designer says. In the dining room, Tulloch specifically asked for a round table and Corredor found “Xilos Simplice” by Maxalto, a table that seats six to eight and has a Lazy Susan. And just past the stairway, two armless chairs from Calligaris and a semi-round sofa shape the living room. In keeping with Tulloch’s desire for a simple no-fuss lifestyle, leather is often used for upholstery. “He preferred wipe-able areas,” she says. “Nearly everything in the living room is clad in leather.” An architecturally striking, oak-coffered ceiling warms the family room, while Saturnia marble flooring grounds the space in cool comfort. “Since it’s just off the kitchen, this relaxed space provides the perfect place for family and friends to congregate — somewhere to hang out,” Corredor says. The deep-seated sofa wrapped in tan leather and Minotti armchairs in white join a pair of linen-clad ottomans for ample seating. With eight bedrooms in the home, there was “plenty of space to repurpose,” Corredor says. “Five are used for sleeping quarters, but the others have been converted into a billiard room, a home office and the memorabilia room.” On the first floor, the billiard room is set for fun and entertainment with doors that open to the pool area. The memorabilia room presented quite a challenge. Undaunted, Corredor delved into a seemingly never-ending collection of mementos to create a tribute to Tulloch’s career. “His team colors are blue and white, so we used those colors in this space,” she says. In a nod to Tulloch’s career on and off the field, his home office displays awards, recognition plaques and photos from his foundation. A Copenhagen desk, Herman Miller chair and leather-topped credenza further an aura of masculinity. All about relaxation, the master bedroom would not be complete without its own sitting area for viewing sports updates or late-night movies. Here, lounge chairs recline to create the perfect spot for Tulloch to put his feet up and watch TV. “He wanted it to be really comfortable,” Corredor says A total redo was required in the master bath, where the now 12-foot-long shower is a far cry from those in a locker room. “This bath is more like a launching pad to get you going in the morning,” Corredor says. “All in all, it’s a fun, warm and beautiful environment,” the designer says. “I wanted to create something unique, that would make my client proud and happy.” In Tulloch’s world, that’s a touchdown. The Willow - Transitional Family Home on Acreage in Brush Prairie, Washington by Cascade West Development Inc. The family that owns this home is prone to travel. Whether to a National Monument or the forests of Alaska the wayward souls that dwell within these walls know how to appreciate the great outdoors. A single-family home built on a lake in Columbia County, NY. Hugging the perimeter of an old-growth forest, this family home is situated so as to take full advantage of long valley views, passive heating and cooling, and the natural windbreak provided by the treeline. The house demonstrates the sustainable design dictum, "Don't build more house than you need," and the design incorporates many energy-saving features and materials. DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun.
