1 1 C.H. Burnham Inc., in partnership with Ciaran Rafferty Construction, completed this four car garage in Pacific Heights in early April, 2010. From precision excavation and shotcrete construction to the installation of marble slabs and plaster cast egg and dart trim, this project demanded expertise in every aspect of construction. Completed in both a timely matter and on budget, you will see in the following photos, our crews, with the assistance of Mulholland Electric, West Cork Welding, Hughes Plastering, Fong’s Plumbing & Fire Protection, and VBE Inc., efficiently executed a complex project. pacific-heights-san-francisco-remodel-1 Before we could begin excavation for the garage, we needed to dig three 20′ deep underpinnings by hand beneath the 1906 home’s existing foundation. After we had successfully supported the home and installed the temporary shoring, we brought in expert excavator Billy Vaughn, owner of VBE Inc. Considering we were building up to both the western and eastern property lines, we excavated, formed and erected the walls in stages so as to not place the neighboring structures or the workmen in any unnecessary danger. After the walls and spread footers were complete, we poured a 10″ thick slab roof. While the roof slab cured, we installed the tapered sleeper joists for the deck. We then removed the supports for the roof slab and poured the slab floor. pacific-heights-san-francisco-remodel-7 Once we completed the concrete phases of construction, we moved onto the finish stages of the project. This included the installation of an ipe’ deck, a hand rail matching the existing railing on the third floor deck and six piece trim detail. After visiting several marble suppliers, we found a carrera marble that matched the existing steps (installed over 100 years ago) and polished/antiqued the materials accordingly. A few more elements, including a cement tiled entryway and a custom garage door, completed the integration of the new structure with the existing home. After cleaning the property and touching things up, we received the certificate of occupancy.

The large 20’ x 50’ custom Gunite pool is uniquely designed with a 26’ deep section in the middle. At each end, twin sets of walk-in steps lead to the 12’ shallow sections. The owners love the removable volleyball net which gets erected across the middle to prompt intensely fought games.

Gut renovation of a 1,800 sq. ft., four bed, two bath pre-war loft apartment. The building was originally erected in 1845 and the homeowners wanted to preserve the layout and original features (including 7 ft tall sash windows and exposed brick walls) while updating the kitchen, bathrooms, staircase, flooring and HVAC system with exposed ducts.

Ideally situated next to a lush preserve with incredible views on the south side, all we had to add was a metal fence. The north side is next to another home, so we planted clumping bamboo to create an entirely private oasis. We picked Graceful Bamboo. Bambusa textilis 'Gracilis' might very well be the most elegant and appropriate landscaping bamboo for suburban yards. It's slim profile and elegant posture makes it ideal for tight spaces. With little lower branching and very erect posture, this plant has it all! With a height of under 30ft, this bamboo can grow under most power lines, yet still block the view of a two story home next door. By far, the most popular clumping bamboo in Florida, where many people have seen it planted at Disney.

By eliminating the little sitting zone off the kitchen's original floor plan, and incorporating a dry bar to include a built-in microwave, an extra storage, this newly erected space serves as the much needed extra storage this client desired, a coffee bar, and a lovely place for a secondary serving zone.

The site for this project presented views of Lake Conroe's main body to the left, a pedestrian bridge spanning a calm cove to the eighth hole directly in front, and beautiful sunsets to the right. To capture the broad span of views, three walls of glass were erected to display all of the sites in dramatic fashion, while flooding the public spaces with natural light. The two-story entry is capped with a skylight spanning the entire ceiling, creating a light silo that pours natural light into the remaining areas of the home. (Built 2010)

The client was an old friend and owned Structural Roof Systems, a company that provided engineering, supply and erection of heavy timber structures throughout the eastern United States and the Caribbean. We worked with SRS on dozens of projects. This project was a remodeling of an existing house that just happened to be next door to the Helmholdt House, also a remodel. The location looked southeast over a wide bay, across the Intracoastal Waterway to Birch State Park, a magnificent site. Wood was used cosmetically throughout and a large heavy timber covered deck was added overlooking the bay.

The goal of this renovation was to replace four external staircases of a 50 year old apartment building next to Cheltenham Beach in Devonport, Auckland. We went to have a look at the stairs and soon realised they were on the verge of collapsing due to advanced corrosion in both the steel stringers and the concrete tread reinforcements. As the stairs were the only access for some of the apartments, we decided to do the work in stages to lessen the impact for the residents. Initially, we removed the balustrade and erected temporary barriers, as well as provided temporary treads to replace the most dangerous and broken ones. We were asked to make the new stairs as close to the original ones as possible. In order to achieve this, we chose to renovate the existing balustrade, and took samples of the broken treads to a concrete paving specialist for the closest match. The frame of the stairs, all the concrete treads, and the landings needed to be replaced entirely, so we fabricated four new stairs in more robust material. We also made sure there were no areas for water to pool, which future proofed them for the next 50 years. Finally, when it came to the installation, we removed the old stairs and installed each new staircase with the refurbished balustrade in a single day to ensure the residents could access their homes when they got home from work.

This very social couple were tying the knot and looking to create a space to host their friends and community, while also adding much needed living space to their 900 square foot cottage. The couple had a strong emphasis on growing edible and medicinal plants. With many friends from a community garden project they were involved in and years of learning about permaculture, they wanted to incorporate many of the elements that the permaculture movement advocates for. We came up with a California native and edible garden that incorporates three composting systems, a gray water system, rain water harvesting, a cob pizza oven, and outdoor kitchen. A majority of the materials incorporated into the hardscape were found on site or salvaged within 20-mile of the property. The garden also had amenities like an outhouse and shower for guests they would put up in the converted garage. Coming into this project there was and An old clawfoot bathtub on site was used as a worm composting bin, and for no other reason than the cuteness factor, the bath tub composter had to stay. Added to that was a compost tumbler, and last but not least we erected an outhouse with a composting toilet system (The Nature's Head Composting Toilet). We developed a gray water system incorporating the water that came out of the washing machine and from the outdoor shower to help water bananas, gingers, and canailles. All the down spouts coming off the roof were sent into depressions in the front yard. The depressions were planted with carex grass, which can withstand, and even thrive on, submersion in water that rain events bring to the swaled-out area. Aesthetically, carex reads as a lawn space in keeping with the cottage feeling of the home. As with any full-fledged permaculture garden, an element of natural building needed to be incorporated. So, the heart and hearth of the garden is a cob pizza oven going into an outdoor kitchen with a built-in bench. Cob is a natural building technique that involves sculpting a mixture of sand, soil, and straw around an internal structure. In this case, the internal structure is comprised of an old built-in brick incinerator, and rubble collected on site. Besides using the collected rubble as a base for the cob structure, other salvaged elements comprise major features of the project: the front fence was reconstructed from the preexisting fence; a majority of the stone edging was created by stones found while clearing the landscape in preparation for construction; the arbor was constructed from old wash line poles found on site; broken bricks pulled from another project were mixed with concrete and cast into vegetable beds, creating durable insulated planters while reducing the amount of concrete used ( and they also just have a unique effect); pathways and patio areas were laid using concrete broken out of the driveway and previous pathways. (When a little more broken concrete was needed, we busted out an old pad at another project a few blocks away.) Far from a perfectly polished garden, this landscape now serves as a lush and inviting space for my clients, their friends and family to gather and enjoy each other’s company. Days after construction was finished the couple hosted their wedding reception in the garden—everyone danced, drank and celebrated, christening the garden and the union!

These entire family of interior door models was inspired by the works and ideas of Andrea Palladio, a prolific Italian architect employed by the Republic of Venice in the Sixteenth Century. Rejecting Renaissance and early Baroque methods which were ubiquitous in his time, Palladio took his inspiration from ancient Greek and Roman masterbuilders. Erecting bucolic villas for the Venetian aristocracy was one of his specialties. More often than not he would implement the classical temple front into his design of the facade. The rest of the structure’s configuration often consisted of a centralized block raised on an elevated podium, flanked by lower service wings. The celebrated master’s style has seen several revivals over the years, Thomas Jefferson’s Rotunda at the University of Virginia being a good example. The interior door series named after him would blend into, define, or dominate pretty much any type of decor.

Located in the heart of Manhattan’s Lower East Side, the building was erected on a shallow commercial lot between two 120 year old masonry buildings and a new residential rental building. 330 Grand Street is a mix of 725 SF 1BRs and 1050 SF 2BR apartments. It also contains a 1100 SF two story duplex as well as private and public rooftop space, large private balconies for most units and two large private terraces for the ground floor units. 330 Grand Street was originally designed and approved at the NYC DOB as a prefabricated modular building. During the pandemic, as shipping costs skyrocketed putting the project at risk, we suggested redesigning the building as a reinforced cast-in-place concrete structure. Concrete was readily available and prices had not been affected by the demand increase that many other materials suffered in the pandemic. We took this opportunity to raise floor to ceiling heights, enlarge high performance windows and redistribute the buildings MEPFS and Structural Systems to create very open floor plans. The challenge was to create a luxurious sensorial living experience with very limited means. In a city with very high construction costs, low cost residential buildings in the area are usually devoid of good quality, design and character. Our approach was to aim high for the end user, prioritizing natural light, open space with long visual perspectives, high ceilings and as always, rejecting the use of predefined building templates. Our biggest challenge was to ensure that the small spaces feel as clean cut, large and bright as possible. Several unique design decisions were made to ensure low cost and high quality; Floor plans were laid out so that spaces were wide open and free of clutter from mechanical or structural interruptions. Therefore all infrastructure was placed in lateral demising walls, which in turn act as the unit’s storage and kitchen. The apartments feel wide open, are super quiet and have more storage space than any other comparable apartment in the city. To solve the problem of the site’s shallow commercial lot which is typically prone to dark interior spaces we focused our attention on the building’s envelope. Instead of the usual small punched window openings, oversized high performance windows were designed to ensure that light penetrated as far as possible into the units. In the smaller 1BR units, the full 50’ depth of the lot is perceived by partitioning spaces with sliding pocket doors that can be retracted to allow deep visual perspectives, making the sight lines in the space feel longer, larger, more ample than normal. In addition to the full height glazing, each unit above the 2nd floor receives a 7 foot covered balcony, adding 120 to 240 sf to each apartment, something unusual in New York City buildings. The space is large enough for a full size dining table, when the weather permits being outside. We also worked hard to ensure modularity. For example, all kitchen units are all identical throughout the building. The idea of modularity and the economy of the repetitive unit is exercised to the maximum through the building. Hardware, appliances, flooring, wall coverings and material finishes are all carefully selected to feel bespoke, high quality and unique. It was important to KURV that the result of this work manifest into something that would deeply connect with the end user and sustain relationships with the consumers of this space. LCM PLUS worked with our client St. Mary of the Annunciation Parish of Melrose to design & install patio space around existing statues. The area is frequented by parishioners coming to pray or relax, however the lack of seating and dull landscape detracted from the beauty of the Carrara Marble statues and serenity of the garden. In 1947 the Italian American Catholic Club of St. Mary’s designed, paid for, and erected this Carrara marble group of the Blessed Virgin Mary, 3 children, and Urn outside the then convent. This garden has been the focal point of the Parish Mary procession since the 1940’s with children crowning the Blessed Virgin Mary with flowers at the end of each procession. Donors are commemorated with engraved pavers for the patio area, engraved granite plaques on the entry pillars & the base of the statue, as well as engraved granite benches for visitors.
