Space is not determined by the enclosure but through the idea of space extending past perceived barriers into an expanded form of living indoors and out. Even in this harsh environment, one is able to enjoy this concept through the development of exterior courts which are designed to shade and protect. Reminiscent of the crevices found in our rock formations where one often finds an oasis of life in this environment. “Compelling.” That’s how one of our judges characterized this stair, which manages to embody both reassuring solidity and airy weightlessness. Architect Mahdad Saniee specified beefy maple treads—each laminated from two boards, to resist twisting and cupping—and supported them at the wall with hidden steel hangers. “We wanted to make them look like they are floating,” he says, “so they sit away from the wall by about half an inch.” The stainless steel rods that seem to pierce the treads’ opposite ends are, in fact, joined by threaded couplings hidden within the thickness of the wood. The result is an assembly whose stiffness underfoot defies expectation, Saniee says. “It feels very solid, much more solid than average stairs.” With the rods working in tension from above and compression below, “it’s very hard for those pieces of wood to move.” The interplay of wood and steel makes abstract reference to a Steinway concert grand, Saniee notes. “It’s taking elements of a piano and playing with them.” A gently curved soffit in the ceiling reinforces the visual rhyme. The jury admired the effect but was equally impressed with the technical acumen required to achieve it. “The rhythm established by the vertical rods sets up a rigorous discipline that works with the intricacies of stair dimensions,” observed one judge. “That’s really hard to do.”

The landscape design for this property in an established New York City suburb marries stately elegance with relaxed outdoor living. The greatest challenge of the site was a considerable grade change over a small area (a third of an acre). We replaced overgrown shrubs and crumbling stonework with a clean hardscape design that clearly defines the flow around the property. A long play lawn in front is linked to a sideyard patio space and natural-gas campfire with broad bluestone block steps. A cozy dining terrace behind the house is hugged by a retaining wall that showcases friendly flowering plants and edibles. Set into the terrace wall is a custom water feature that brings sound and movement to the seating area. Exposed ledge in the backyard provides a fun playspace for adventurous kids, with a rope bridge leading to a playhouse.

The homeowners of this Mukilteo residence partnered with H2D Architecture + Design to transform their underutilized rear deck into a highly functional outdoor living environment. The existing deck was refinished and reconfigured to create a more useable area for gathering, seamlessly extending the interior living space to the outdoors. A Struxure pergola was introduced to provide adjustable shade and light filtration, allowing the space to adapt to changing weather and seasons. Beyond the deck, the design steps down to a thoughtfully composed concrete paver patio anchored by a custom round wood hot tub, creating a warm and tactile focal point. Surrounding this feature, a built-in bench establishes a zone for relaxation and socializing, while a fire pit adds both ambiance and year-round usability. A custom screen wall was integrated to provide privacy and subtle enclosure without sacrificing openness, helping to define the space while maintaining visual connections to the landscape. Outdoor spaces by home within a wild land setting for people and wildlife. Accessible to the west of the house, these spaces are used for bird feeding, enjoying evening drinks, wild life watching, and sunset watching of the amazing surrounding views. The wire chairs, copies of classic Russell Woodard's, do not visually block the landscapes around. Native grasses, perennials and woody plants are becoming established over rocky terrain.

This Gunbarrel primary bathroom originally had no wall separating it from the bedroom, a shower door that opened straight into the flow of traffic to the enclosed toilet, and an entrance to the closet on the far wall. We redesigned with a more functional layout and a clean, modern aesthetic. We took down the toilet room walls, built a new wall with a door for privacy, and shifted the entrance to the closet into the bedroom, making room for floating shelves. Updated finishes, custom cabinetry, and a more thoughtful use of space created a brighter, more comfortable bathroom while establishing the design direction for the coordinating guest bath.

This home underwent a massive renovation. Walls were removed, some replaced with stunning archways. A mid-century modern vibe took over, inspiring the white oak floos, white and oak cabinetry throughout, terrazzo tiles and overall vibe. Our whimiscal side, wanting to pay homage to the clients meditteranean roots, and their desire to entertain as much as possible, found amazing vintage-style tiles to incorporate into the laundry room along with a terrazzo floor tile. The living room boasts built-ins, a huge porcelain slab that echos beach/ocean views and artwork that establishes the client's love of beach moments. A dining room focussed on dinner parties includes an innovative wine storage wall, two hidden wine fridges and enough open cabinetry to display their growing collection of glasses. To enhance the space, a stunning blue grasscloth wallpaper anchors the wine rack, and the stunning gold bulbous chandelier glows in the space. Custom dining chairs and an expansive table provide plenty of seating in this room. The primary bathroom echoes all of the above. Watery vibes on the large format accent tiles, oak cabinetry and a calm, relaxed environment are perfect for this luxe space.
