This project is truly one of those designed by setbacks. The owners fell in love with the setting, sitting on a bank above the river, but a sewer easement through the center of the property, parallel to the road, cut the building envelope in half. Our goal was a 1,400 sq ft home with outside space on the river side of the home. We started with an attached garage concept, which is very desirable in our snowy climate, but it was forcing a compromise with no patio on the back of the house. We negotiated an agreement with the city staff to allow us to build a breezeway over the 25’ sewer easement. The breezeway was designed and constructed to be removable by forklift in 3 pieces, if it ever becomes necessary to work on the sewer line, buried about 20’ below grade. The owners had varying taste in the style of home they wanted, one on the more traditional end and one on a more contemporary bent. They also wanted low maintenance materials. The result is a simple gable form with over-sized knee braces and gable end vents for function as well as character. The home is finished with cedar shingle siding with a horizontal corrugated metal wainscot below. We opened the back of the house up with windows and sliding doors, giving great views into the trees and down to the river below. The greatest feature is the back patio perched on the bank with the sound of the river rising up from below.

Oakridge Project Title: Oakridge Project Type: Full House Remodel Client Type: Builder Overview: We were commissioned by our clients over at Housekick to create a set of design plans and provide our standard visualization package. The crew over at Housekick builds/renovates and sells over forty houses a year in the Raleigh Triangle area, so having an efficient construction process and the ability to pre-sell their properties is crucial to their business model. Because of our extensive experience with interior design, real estate, and construction projects, they rely on us to come up with complete design plans from start to finish and then use these to build and pre-sell their projects. Original Conditions: This typical 1970’s choppy split-level house was e “functionally obsolete,” had three bedrooms, two baths, and no real master suite before we got our hands on it. Changes: Upon completion, the home had four bedrooms, three full baths, a full master suite, and an open floorplan with modern architectural details. The Result: Because of our design plans and visualizations, our clients were able to create a stunning property that was functionally current, appealed to the correct demographic, and wowed potential buyers resulting in the home selling before it ever hit the market!

The home owner wanted a neutral feel throughout the house and to POP it with accessories and window treatments so if she ever wanted to change the look, she does not have to paint the walls again. The color on this room is Monroe Bisque which works beautifully with the window treatments. If also flowed into a faux paints foyer that had already been done. This room screamed for a round table and they are not easy to figure,to find in this size. The home owner also wanted to tone down some of the features in the house such as the fireplace mantels. We actually removed a section of this fireplace that has carvings of grapes in it. We also felt that the fireplace was to high for the scale of the room so,actually it was a win all away around. The window treatments came with the house however they were to long. We had the he,med so that they would fall correctly. They really should be about 1/8" from the floor. You never want them touching the floor. It does not allow the fabric to fall properly. The original sconces did not coordinate with the chandelier so we also had to find something that would enhance the room and allow us space to hang a mirror.

To a person standing out on the street or driving by on a busy road, the view inside is completely obstructed, delivering total privacy when the family is home for the evening. Challenges of Front Door Installations Securing privacy for a double wide front entrance introduces unique structural hurdles that standard windows do not face. Traditional blinds with hanging cords or manual pull chains are poorly suited for front doors. This allowed us to hold up premium light-filtering fabric samples directly against their entryway glass, matching the materials perfectly to their home's natural lighting, interior paint, and trim before making a single cut.
