This brick and limestone, 6,000-square-foot residence exemplifies understated elegance. Located in the award-wining Blaine School District and within close proximity to the Southport Corridor, this is city living at its finest! The foyer, with herringbone wood floors, leads to a dramatic, hand-milled oval staircase; an architectural element that allows sunlight to cascade down from skylights and to filter throughout the house. The floor plan has stately-proportioned rooms and includes formal Living and Dining Rooms; an expansive, eat-in, gourmet Kitchen/Great Room; four bedrooms on the second level with three additional bedrooms and a Family Room on the lower level; a Penthouse Playroom leading to a roof-top deck and green roof; and an attached, heated 3-car garage. Additional features include hardwood flooring throughout the main level and upper two floors; sophisticated architectural detailing throughout the house including coffered ceiling details, barrel and groin vaulted ceilings; painted, glazed and wood paneling; laundry rooms on the bedroom level and on the lower level; five fireplaces, including one outdoors; and HD Video, Audio and Surround Sound pre-wire distribution through the house and grounds. New Yorkers are always on the prowl for innovative ways to make the most of the space they have. An upper east side couple, challenged with a slightly narrow L shaped apartment sought out Decor Aid’s help to make the most of their Manhattan condo. Paired with one of our senior designer, Kimberly P., we learned that the clients wanted a space that looked beautiful, comfortable and also packed with functionality for everyday living. “Immediately upon seeing the space, I knew that we needed to create a narrative that allowed the design to control how you moved through the space,” reports Kimberly, senior interior designer. After surveying each room and learning a bit more about their personal style, we started with the living room remodel. It was clear that the couple wanted to infuse mid-century modern into the design plan. Sourcing the Room & Board Jasper Sofa with its narrow arms and tapered legs, it offered the mid-century look, with the modern comfort the clients are used to. Velvet accent pillows from West Elm and Crate & Barrel add pops of colors but also a subtle touch of luxury, while framed pictures from the couple’s honeymoon personalize the space. Moving to the dining room next, Kimberly decided to add a blue accent wall to emphasize the Horchow two piece Percussion framed art that was to be the focal point of the dining area. The Seno sideboard from Article perfectly accentuated the mid-century style the clients loved while providing much-needed storage space. The palette used throughout both rooms were very New York style, grays, blues, beiges, and whites, to add depth, Kimberly sourced decorative pieces in a mixture of different metals. “The artwork above their bureau in the bedroom is photographs that her father took,” Moving into the bedroom renovation, our designer made sure to continue to stick to the client’s style preference while once again creating a personalized, warm and comforting space by including the photographs taken by the client’s father. The Avery bed added texture and complimented the other colors in the room, while a hidden drawer at the foot pulls out for attached storage, which thrilled the clients. A deco-inspired Faceted mirror from West Elm was a perfect addition to the bedroom due to the illusion of space it provides. The result was a bedroom that was full of mid-century design, personality, and area so they can freely move around. The project resulted in the form of a layered mid-century modern design with touches of luxury but a space that can not only be lived in but serves as an extension of the people who live there. Our designer was able to take a very narrowly shaped Manhattan apartment and revamp it into a spacious home that is great for sophisticated entertaining or comfortably lazy nights in.

Located in Argyle, Texas, this comprehensive whole-home renovation was conceived by USI Design & Remodeling who reimagined the home's interior architecture, transforming a collection of compartmentalized rooms into a cohesive environment designed for modern living, entertaining, and daily comfort. The project encompassed the kitchen, family room, dining room, lounge, office, primary bathroom, and supporting circulation spaces, creating a unified experience that feels both expansive and intentional. Throughout the home, refined materials, custom millwork, and carefully curated finishes establish a sense of understated luxury while maintaining warmth and livability. At the heart of the renovation is a completely reconfigured kitchen and gathering space designed around functionality, hospitality, and visual connection. Architectural barriers were removed to improve sightlines and circulation, allowing the kitchen, dining, and family spaces to function as a single integrated living environment. A dramatic five-foot workstation sink anchors the kitchen, while custom cabinetry and furniture-inspired details elevate the space beyond conventional residential design. Adjacent to the kitchen, the former pantry, laundry, and service corridor were reimagined as a hybrid scullery and utility suite, creating a highly functional support space that discreetly accommodates food preparation, storage, organization, and household operations without compromising the elegance of the primary living areas. The renovation extends beyond aesthetics to create a home tailored to the family's evolving needs. The primary bathroom was transformed into a spa-inspired retreat, while the lounge, office, and dining spaces were redesigned to support both everyday living and entertaining. Consistent architectural detailing, layered textures, and thoughtful proportions establish continuity throughout the residence, allowing each room to feel connected to the larger design narrative. The result is a sophisticated yet approachable home that balances practical performance with timeless design, delivering a renewed living experience that is both highly functional and distinctly luxurious.

When the temperature heats up and plants and flowers begin to bloom, there are few places more appealing than a living room that seamlessly connects the indoors to the outdoors.” Beyond merely inviting the sunshine in and framing views of a garden, terrace, patio or pool, I love that these spaces expand the perceived size of a home and allow families to live their everyday lives to the fullest and take full advantage of all that nature has to offer.”

From Mid-Century Classic to the Present An iconic design updated with comfort, function, and flow for today. A Remodel That Balances Past and Present What started as a desire to update a classic Eichler soon became an exploration of how Mid-Century Modern design can successfully evolve for today. The client, a tech professional with a passion for scuba diving and underwater photography, wanted a home that would both honor its original character and feel tailored to his daily life. A lifelong technology enthusiast, he still owns the very first Mac desktop he saved up for as a teenager working at Radio Shack, a detail that underscores his appreciation for design that melds function and form. Honoring Separation While Expanding Possibility Unlike many contemporary remodels where walls are opened up to create expansive living spaces, this project took a more restrained approach. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. The emphasis was not on dramatic spatial reinvention, but on thoughtful refinements. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The finished home feels at once timeless and renewed, an Eichler that continues to inspire while fully supporting the lifestyle of its present-day owner. A major turning point came mid-design. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it. Navigating Challenges With Precision The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved. Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. Together, these moves created a home that is quieter, more comfortable, and better equipped for the future, qualities that supported the client’s pragmatic approach to design and living lightly. Details That Respect the Eichler DNA The remodel carries forward the Eichler’s original spirit while introducing new layers of modern livability. Originally, the house was approached along a deep, narrow walk, with the garage on one side and the house on the other, leaving the front door tucked far back within this chasm-like space. By pulling the entry forward, the design reshaped the arrival experience, creating a clearer threshold and a natural drop-off zone for bags, shoes, and keys. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. The bench and drop-off zone now work together as a single, integrated sequence that supports everyday living while offering a tactile reminder of Eichler’s philosophy of connectedness. At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The detail reinforces a sense of indoor/outdoor continuity while providing a subtle architectural surface that allows the client’s photography to take visual precedence. The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. At the courtyard entry door, a custom etched glass sidelight with an ocean-themed design featuring kelp and jellyfish serves as a subtle homage to the client’s passion for deep-sea diving. Landscaping became an integral part of the overall transformation. The homeowner engaged landscape architect Randi Johnsen of Third Nature Studio to shape a series of calm, inviting outdoor rooms that read as a natural extension of the interiors. While technically outside of the core construction scope, the landscape design proved central to achieving a sense of completeness and connectedness across the property. Such whole-property considerations often emerge as design ideas take shape, underscoring the importance of flexibility in planning and budgeting, as well as close collaboration among the design team starting early in the process. The Value of Evolving Scope As with many custom residential projects, the scope evolved during the design process. What began as a targeted remodel grew to include a new/expanded primary suite, a rebuilt CMU patio wall for strength and longevity, and a solar panel array and battery storage for energy resilience and carbon-reduction. Each thoughtful decision represented a conscious investment in the home’s performance and character, rather than a cost overrun. The result was a project delivered on schedule, tailored precisely to the client’s lifestyle, and positioned to add long-term value both functionally and aesthetically. By embracing scope evolution as an opportunity rather than a challenge, and relying on good design paired with transparent communication, this remodel demonstrates how Eichler homes can be adapted for contemporary living without erasing their DNA. From the moment visitors arrived, it was clear this home was something special. Featuring stunning architectural details, thoughtful design elements, and statement pieces around every corner, this home left a lasting impression on everyone who toured it during the HBA Spring Parade of Homes. Upon entering, guests were welcomed into a breathtaking two-story great room highlighted by a dramatic wall of windows that floods the space with natural light. Opposite the windows, a beautiful masonry fireplace chase extends upward, surrounded by custom built-ins that create a stunning focal point for the room. Looking above, the eye is immediately drawn to the intricate tray ceiling detail, a signature design feature that Buffum Homes loves incorporating to add character, dimension, and visual impact. Just off the entryway, the home features both a private office and a versatile flex room complete with beautiful built-in cabinetry. The flex room offers endless possibilities and can easily function as an additional bedroom, playroom, music room, hobby space, or whatever best suits a family’s lifestyle. Flowing seamlessly from the great room is a spacious dining area and an expansive custom kitchen designed for both everyday living and entertaining. The kitchen is complemented by a large walk-in pantry, providing ample storage and functionality while maintaining the home’s clean and elegant aesthetic. Natural daylight pours throughout the entire main floor, creating a warm and inviting atmosphere in every space. Off the dining area, oversized glass doors lead to a massive covered deck that transitions into an open-air deck space, offering the perfect setting for outdoor living, entertaining guests, or simply enjoying beautiful Michigan evenings. The mudroom is thoughtfully positioned just off the kitchen and serves as a practical everyday entry point. Complete with a convenient half bath and abundant built-in locker storage for coats, shoes, backpacks, and everyday essentials, the space combines functionality with custom design. Spanning roughly 1,700 square feet, the main floor was carefully designed to maximize both livability and visual impact. Every room was intentionally crafted to blend beauty, comfort, and practicality, creating a welcoming environment that feels both luxurious and functional. Ascending to the second floor, homeowners are greeted by a thoughtfully designed upper level offering over 1,100 square feet of comfortable and functional living space. The spacious primary suite serves as a true retreat, featuring a beautiful cathedral ceiling that enhances the room’s open and airy feel. Large windows provide abundant natural light, creating a peaceful space to unwind at the end of the day. The luxurious primary bathroom was designed with both comfort and style in mind. It features a custom tiled shower, a relaxing soaking tub, a dual-sink vanity, and plenty of room to move about comfortably. Completing the suite is an oversized walk-in closet with ample storage and organization space. One of the home’s most practical design features is the direct connection between the walk-in closet and the conveniently located laundry room. The laundry room offers dual access, creating a seamless flow that simplifies everyday living and makes laundry tasks more efficient and accessible. Also located on the second floor are two generously sized children’s bedrooms along with an additional full bathroom, providing plenty of space for family members or guests. The thoughtful layout balances privacy for the primary suite while maintaining easy access to the secondary bedrooms. Combining functionality, comfort, and custom design, the second floor perfectly complements the home’s stunning main level while providing over 1,100 square feet of well-planned living space for the entire family. The finished lower level adds over 1,300 square feet of additional living space, making this home as functional as it is beautiful. Designed with both entertaining and everyday living in mind, the basement features a spacious family room anchored by a stunning custom built-in entertainment center, creating the perfect gathering space for movie nights, sporting events, or simply relaxing with family and friends. This level also includes two additional bedrooms and a full bathroom, providing comfortable accommodations for guests, older children, or multi-generational living. A dedicated exercise room offers a private space for health and wellness, while still allowing flexibility for future use as hobbies and family needs evolve. One of the standout features of this lower level is the impressive 9-foot ceilings, which create an open and inviting atmosphere rarely found in traditional basements. Combined with thoughtful design and quality finishes throughout, the space feels like a true extension of the main living areas rather than an afterthought. In total, this custom home features over 4,100 square feet of finished living space, including approximately 2,800 square feet above grade and over 1,300 square feet in the finished lower level. The home offers 5 bedrooms, or 6 bedrooms when utilizing the main-floor flex room as a bedroom, 3.5 bathrooms, multiple gathering spaces, a dedicated office, exercise room, expansive outdoor living areas, and countless custom details throughout. Every square foot was intentionally designed to maximize functionality, comfort, and beauty while creating a home uniquely tailored to the homeowners’ lifestyle. Not only was this a beautiful home situated on a stunning site, but it was also a beautiful project that truly showcased the endless customization possibilities available with Buffum Homes. From the thoughtfully designed floor plan to the carefully selected finishes and statement features throughout, every detail reflected the homeowners’ vision and personality. We were honored to feature this home in the HBA Spring Parade of Homes and share it with the thousands of visitors who toured it throughout the event. For the art, I chose that was graphic and bold. There's a youthful feeling with original art and the arrangement creates a focal point for the room while balancing the large screen TV. Lucite, soft edges and texture dominate while the layout is well thought out for the creature comforts of everyday living. Even though space was limited, I was still able to include comfortable seating for pre-theatre or dinner gatherings. Count them…the sofa holds 3, 2 Ottomans, the 3 lucite bright yellow bar stools, the lounge chair, 2 side chairs, the upholstered chair by the waterfall desk and if you add the 4 chairs for the dining area, you're at 16, and this doesn’t count the custom coffee table with upholstered seating!

The recent redesign of the kitchen and dining nook skillfully fuses timeless French country aesthetics with modern design principles, tailored for a young couple who cherish both art and architecture. This transformation emphasizes an inviting, comfortable atmosphere without compromising on sophistication. The space uses a palette of muted colors and aged materials to achieve a subtle elegance that integrates seamlessly with the home’s intrinsic architectural charm. Central to the kitchen are two islands, designed to facilitate both everyday living and grand entertaining. These islands not only offer extensive preparation surfaces but also serve as social hubs, making the kitchen the heart of the home. Adjacent to this area, a well-equipped scullery and a butler’s pantry enhance functionality, providing ample space for storage and meal prep without cluttering the main kitchen area. The dining area is designed to host intimate dinners or family gatherings, while views of the stunning chandelier, sculpted ceilings and detailed millwork float above, echoing the home’s French influences. Similarly, the sitting area adjacent to the kitchen features comfortable seating and abundant natural light, creating a perfect spot for relaxation or casual conversation. Attention to detail is evident in the decorative grates on the pantry doors, and the arched glass elements in cabinetry, all nodding to classic French design. This project masterfully balances historical reverence with modern functionality, making it an ideal setting for both lively social gatherings and serene everyday living.

Completed in partnership with LAM Studios Inc., this Fall 2024 renovation transformed multiple areas of a Dilworth home into a cohesive, functional, and beautifully updated living environment. The project included a complete kitchen remodel, living room renovation, bathroom remodel, laundry room update, dining room renovation, fireplace enhancement, and hallway improvements. The kitchen serves as the centerpiece of the renovation, featuring improved functionality, modern finishes, and a layout designed to support everyday living and entertaining. Adjacent living and dining spaces were thoughtfully redesigned to create a seamless flow throughout the home, while the updated fireplace provides a warm and inviting focal point. Additional improvements to the bathroom, laundry room, and hallway enhanced both comfort and efficiency, ensuring every space contributes to the home's overall functionality and style. Through careful planning, quality craftsmanship, and timeless design choices, this renovation successfully blends modern living with lasting elegance. The result is a beautifully refreshed home that feels brighter, more connected, and perfectly tailored to the homeowners' lifestyle.
