Sited on a quiet street in Palo Alto, this new home is a warmer take on the popular modern farmhouse style. Rather than high contrast and white clapboard, earthy stucco and warm stained cedar set the scene of a forever home for an active and growing young family. The heart of the home is the large kitchen and living spaces opening the entire rear of the house to a lush, private backyard. Downstairs is a full basement, designed to be kid-centric with endless spaces for entertaining. A private master suite on the second level allows for quiet retreat from the chaos and bustle of everyday.

This custom primary closet is designed to function like a boutique dressing space, combining elevated style with everyday practicality. At the center, a built-in island provides both surface space and dedicated accessory storage—perfect for organizing jewelry, sunglasses, and smaller essentials while keeping everything easily accessible.
Thoughtful, integrated lighting highlights the wardrobe and enhances visibility throughout, giving the space a polished, high-end feel. Connected directly to the primary suite, the layout creates a seamless daily routine, further elevated by the addition of in-closet laundry with a stacked washer and dryer for ultimate convenience.
Custom storage solutions maximize every inch, including pull-down hanging rods that bring upper rows of clothing within easy reach. The result is a highly functional, beautifully organized space that simplifies daily living while delivering a true luxury closet experience.

Modern-meets-organic in this Mission Viejo kitchen, balancing clean lines with natural warmth to create a functional yet inviting space. A two-tone cabinet scheme - crisp matte white uppers paired with slim Shaker-style white oak lowers and island - embracing one of today's biggest kitchen trends: Scandinavian-inspired minimalism with organic modern flair.
The island, topped with sleek white marble-look quartz, offers ample prep space and casual seating, making it the perfect for both everyday living and entertaining. Matte black accessories and lighting with stainless appliances add visual interest while maintaining a cohesive aesthetic.
A classic herringbone-patterned tile backsplash provides timeless texture and soft contrast against the simple cabinetry. The statement pro-style range and chimney hood elevate the cooking experience.

This project involved the thoughtful refinement of an existing interior through curated styling and intentional placement of furnishings and accessories. The goal was to bring clarity, cohesion, and warmth to the space while supporting everyday livability.

This DFW home was thoughtfully remodeled to blend timeless character with modern functionality, creating inviting spaces designed for everyday living. The heart of the home is a beautifully updated kitchen featuring crisp white cabinetry accented by rich blue cabinets, creating a fresh and sophisticated color palette. Stainless steel appliances provide both durability and contemporary style, while colonial-style windows fill the space with natural light and enhance the home's classic architectural charm.

A dramatic teal wallpaper wraps both the wall and ceiling soffit, establishing the home's color palette while adding depth and visual continuity throughout the open-concept living space. Contemporary furnishings, layered textures, and carefully selected accessories create a welcoming environment that balances bold design with everyday livability.

Transitional Living Room with Vaulted Ceiling and Stone Fireplace Feature
This inviting living room was designed to balance architectural charm with modern comfort. A vaulted beadboard ceiling elevates the space and draws the eye upward, while the central stone fireplace anchors the room with texture and warmth. Custom millwork on the mantel and a geometric fireplace screen introduce a refined yet contemporary edge.
The furnishings reflect a curated blend of clean lines and soft silhouettes — from the sculptural blush-toned settee to the tailored leather club chair and oversized neutral sectional. Each piece was chosen for both form and function, creating a conversational layout that supports both everyday living and entertaining.
Layered natural textures — including a plush shag rug, stone-look tile flooring, and organic accessories — soften the palette and bring a sense of relaxed elegance. Carefully placed lighting, including wall sconces and a transitional chandelier, enhances the warmth and architectural detail throughout the space.
This project highlights our studio’s focus on harmonizing timeless architectural elements with thoughtfully selected furnishings, creating spaces that are as livable as they are beautiful.

This kitchen isn’t just a pretty face—it’s built to perform!
Think maxed-out storage, a massive island that does it all, bold finishes, and plenty of room to breathe.
Want your kitchen to do more?
Here are ways to get the most out of your space:
Take cabinets all the way up—more storage, less clutter.
Use your island for seating, prep, and storage.
Mix light and dark finishes for a modern, balanced look.
We also added open shelving.
Open shelving isn't just about storage—it’s about creating a stunning focal point that breathes life into your kitchen!
Here, we designed custom floating shelves that seamlessly integrate with the surrounding space, thanks to a striking backsplash tile that continues from the kitchen walls.
The result? A cohesive, elevated aesthetic that balances both beauty and practicality.
Maximize your open shelving with these design tips:
Curate with intention – Display a mix of functional and decorative pieces to create visual interest: cookbooks, plateware, and art.
Stick to a color palette – Keep it cohesive by coordinating dishware, frames, and accessories.
Layer textures – Combine ceramics, glass, and natural elements like wood or greenery for added depth.
Prioritize accessibility – Keep everyday essentials within reach while showcasing special pieces up top.

The starting point of the overall design plan was to change one of the entry points in this kitchen from a narrow doorway to a beautiful archway. Because the existing breakfast nook featured an archway, we decided to mimic that architectural element to create a cohesive look.
We paired the white cabinetry with a white quartz countertop that features pretty gray veins. And to complement the design, we added a counter-to-ceiling classic subway tile for the backsplash.
The gorgeous Café appliances in matte white help elevate the aesthetics of this room. While the white color helps the appliances blend with the white cabinets, the brass handles and details make them stand out. There is a harmonious tension between the black and brass accessories that bring so much energy into this space.
We added open shelving to create a visual interest right above the farmhouse-style sink. The black metal shelves from Cascade Iron filled the gap between the two windows and help in creating an instant focal point. We’ve styled the bottom shelves with everyday items while keeping the pretty decorative items on the top shelf.

This Solana Beach bathroom was completely transformed from an outdated tub and shower into a modern, functional walk-in shower designed for everyday comfort and lasting durability.
The project began with a full demolition, followed by plumbing updates, electrical improvements, waterproofing, cement board installation, and a custom mortar shower pan. Every step was completed with a focus on long-term performance before the finish materials were installed.
The new shower features large-format Calacatta-look porcelain tile, a custom recessed niche with matte black trim, matte black plumbing fixtures, frameless sliding glass doors, and a hexagon porcelain mosaic shower floor. Outside the shower, we installed a new double vanity with a quartz countertop, undermount sinks, updated mirrors, modern lighting, luxury vinyl plank flooring, fresh paint, and new accessories to complete the space.
To help the homeowner visualize the project before construction, we first created 3D renderings and then brought that vision to life through careful planning and craftsmanship.
At MA Properties Construction, we believe beautiful bathrooms begin with proper preparation. That's why every remodel is built with quality waterproofing, attention to detail, and materials selected for long-term performance.
If you're considering a bathroom remodel in Solana Beach, Del Mar, Encinitas, or anywhere in North County San Diego, we'd be happy to help you transform your space.

Nestled at the top of a steeply sloped wooded site, this backyard retreat offers a quiet sanctuary tucked away in a busy west Austin neighborhood. This efficiently planned accessory dwelling unit comprises a bedroom, bath, kitchen and living area. The approach to the retreat is via a winding path up the woodland hill that arrives at a generous wrap-around porch. The path and porch are connected by a small bridge that negotiates the difference in terrain and provides an experiential cue of transitioning to a secluded and protected environment. Tall interior spaces give a sense of airiness to each room while the kitchen window seat provides views into the surrounding trees. Interior finishes include post-oak flooring, handmade ceramic tile, stone countertops, and custom millwork wainscoting, evoking a cottage-like domesticity that enhances the sense of solitude and rejuvenation from the pressures and stress of the everyday world.

Everyday dishes, glassware and kitchen accessories also make the display practical as well as pretty.

This home renovation was all about transforming a cramped and outdated space into a modern, functional haven for the family. The kitchen, once tight and dim, was expanded with a larger island, relocated windows, and a new patio door to bring in natural light and create a more inviting atmosphere. The family room also underwent a dramatic change by removing a dividing wall, resulting in an open and connected space ideal for gatherings. Special touches, like built-in stools in the kitchen and seamless flooring transitions, combined style with everyday convenience.
The master ensuite was completely reimagined, featuring an expanded layout, a luxurious custom shower with a built-in bench, and a spa-like steam feature surrounded by beautiful tiles. While challenges arose – including missing cabinetry accessories, a cracked marble slab, and a tricky steam unit fit – the team’s expertise ensured the project stayed on track. The result is a stunning, cohesive home with modern finishes, refined functionality, and minimal maintenance, ready to be enjoyed for years to come. This project showcased how teamwork, adaptability, and a commitment to quality can transform a house into a dream home.
