A bubbling boulder water feature murmurs soothing sounds. Linear pavers lead the garden stroller from place to place alongside a rain garden filled with swaying grasses that spans the side yard and culminates at a gracefully arching pomegranate tree, The transformation was completed with a bold and biodiverse selection of low water, climate appropriate plants that make the space come alive. branches laden with impossibly red blossoms and fruit. The elements of a sustainable habitat garden have been designed into the ¬lush landscape. One hundred percent of rainwater runoff is diverted into the two large rain gardens which infiltrate stormwater runoff into the soil. After building up the soil with tons of organic amendments, we added permeable hardscape elements, a water feature, native and climate appropriate plants - including an exceedingly low-water Kurapia lawn - and drip irrigation with a smart timer. With these practices we’ve created a sumptuous wildlife habitat that has become a haven for migratory birds & butterflies.

This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. This homeowner lived on a very prominent golf course and wanted to feel like he was on the putting green of the 9th hole while standing at his family room window. The existing layout of the home had the garage enjoying that view with the outdated dining room, family room and kitchen further back on the lot. We completely demoed the garage and a section of the home, allowing us to design and build with that view in mind. The completed project has the family room at the back of the home with a gorgeous view of the golf course from two large curved bay windows. A new fireplace with custom cabinetry and shelf niches and coffered high ceilings makes this room a treasure. The new kitchen boasts of white painted cabinetry, an island with wood top and a 6 burner Wolf cooktop with a custom hood, white tile with multiple trim details and a pot filler faucet. A Butler’s Pantry was added for entertaining complete with beautiful white painted cabinetry with glass upper cabinets, marble countertops and a prep sink and faucet. We converted an unused dining room into a custom, high-end home office with beautiful site- built mahogany bookcases to showcase the homeowners book collections. To complete this renovation, we added a “friends” entry and a mudroom for improved access and functionality. The transformation is not only efficient but aesthetically pleasing to the eye and exceeded the homeowner’s expectations to enjoy their view of the 9th hole.

"I cannot say enough good things about the Innovative Construction team and work product. They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. They relocated the stairwell in a way we did not think was possible, opening up the basement to reconfigure the bedroom, bathroom, kitchenette, living space, but also adding an office and finished storage room. The end result is as functional as it is beautiful. As with all construction, particularly a renovation of an old house, there will be inconveniences, it will be messy, and plenty of surprises behind the old walls. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls. The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."

The design is simple and modern, with floor to ceiling glazing along the rear, connecting the interior living spaces to the landscape. The design process was informed by building science best practices, including solar orientation, triple glazing, rain-screen exterior cladding, and a thermal envelope that far exceeds code requirements.

This master bath ‘Renovision’ came with three main requests from the homeowner: more storage, a larger shower and a luxurious look that feels like being at an upscale hotel. The Renovisions team accomplished these wishes and exceeded the clients expectations. Request number 1: more storage. The existing closet was reconfigured to accommodate better storage for towels and bath supplies making it both functional and attractive. The custom built pull-out hamper was perfect. The long vanity and center tower offers much more cabinet space and drawer storage compared to what they had, especially with the increased vanity height. Request number 2: A larger shower. Working within the existing footprint we were able to build a shower that is nearly a foot deeper as space was available. Creating a large rectangular cubby provides plenty of space for shampoos and soaps. The frameless sliding glass shower enclosure keeps the space open and airy while allowing the beautiful Carrera-look porcelain wall tiles to be the focus of this master bath. Request number 3: a luxurious look. Turning their once boring, builder grade bathroom into an upscale hotel-like space was challenging, however, not a problem for the Renovisions team and their creative ways of resolving design snags along the way. Re-locating the doorway to the bathroom was one way to create a more spacious flow in and out of the space. Having the right design to start was half the battle – installing the beautiful products right the first time to ensure a proper fit and finish worthy of the upscale feel is the other half. The delicate tile detail in the shower cubby is the ‘jewelry’ in the room – the soft curves of this 2-tone wave design tile adds a dramatic feel and enlightened mood this client loves. Overall, the homeowner was happy with every solution-based approach to all requests – their once dated builders bath is now bright, open and airy with a soft grey wall color adding to the soothing feel of this master bath.

Inspiration for a transitional dining room remodel in Portland

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning. Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Innovative took care of putting together a team of skilled professional specialists who were all dedicated to make everything right. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! Our multiple, detailed project designs from Raul and professional design advice from Mindy and the connections she recommended are all of the best quality.
