A little over a year ago my retaining wall collapsed by the entrance to my house bringing down several tons of soil on to my property. Not exactly my finest hour but I was determined to see as an opportunity to redesign the entry way that I have been less than happy with since I got the house. I wanted to build a structure together with a new wall I quickly learned it required foundation with cement caissons drilled all the way down to the bedrock. It also required 16 ft setbacks from the hillside. Neither was an option for me. After much head scratching I found the shed building ordinance that is the same for the hills that it is for the flatlands. The basics of it is that everything less than 120 ft, has no plumbing and with electrical you can unplug is considered a 'Shed' in the City of Los Angeles. A shed it is then. This is lead me the excellent high-end prefab shed builders called Studio Shed. I combined their structure with luxury vinyl flooring from Amtico and the 606 Universal Shelving System from Vitsoe. All the interior I did myself with my power army called mom and dad. I'm rather pleased with the result which has been dubbed the 'SheShed'

This project began with an entire penthouse floor of open raw space which the clients had the opportunity to section off the piece that suited them the best for their needs and desires. As the design firm on the space, LK Design was intricately involved in determining the borders of the space and the way the floor plan would be laid out. Taking advantage of the southwest corner of the floor, we were able to incorporate three large balconies, tremendous views, excellent light and a layout that was open and spacious. There is a large master suite with two large dressing rooms/closets, two additional bedrooms, one and a half additional bathrooms, an office space, hearth room and media room, as well as the large kitchen with oversized island, butler's pantry and large open living room. The clients are not traditional in their taste at all, but going completely modern with simple finishes and furnishings was not their style either. What was produced is a very contemporary space with a lot of visual excitement. Every room has its own distinct aura and yet the whole space flows seamlessly. From the arched cloud structure that floats over the dining room table to the cathedral type ceiling box over the kitchen island to the barrel ceiling in the master bedroom, LK Design created many features that are unique and help define each space. At the same time, the open living space is tied together with stone columns and built-in cabinetry which are repeated throughout that space. Comfort, luxury and beauty were the key factors in selecting furnishings for the clients. The goal was to provide furniture that complimented the space without fighting it.

Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In her room, we wanted to create a fun-filled space that supports softball, sleepovers, science, and anything else a girl might want to get into. The star of the show is a beautiful hand-printed wallpaper by Brooklyn designer Aimee Wilder, whose FSC-certified papers contain no VOC’s (Volatile Organic Compounds). That means that in addition to packing a powerful visual punch, they meet our standard for excellent indoor air quality. We also love this wallpaper because it is composed of so many different neutral colors - this room can organically evolve over time without necessarily replacing the paper (which was installed with a no-VOC adhesive). We refreshed the remaining walls with a scrubbable no-VOC paint from Sherwin Williams (7008 Alabaster) and gave the carpets in both of the twins’ rooms a good cleaning and simple stretch as opposed to replacing them. In order to provide more functional light in her room, we incorporated a corner floor lamp for reading, a telescoping desk lamp for studying, and an eye-catching LED flower pendant on a dimmer switch sourced from Lightology. Custom window treatments in a linen/cotton blend emphasize the height of the room and bring in a little “bling” with antiqued gold hardware. Before we even thought about aesthetics, however, MOTIV Interiors got to work right away on increasing functionality. We added a spacious storage unit with plenty of baskets for all of our young client’s animal friends, and we made sure to include ample shelf space for books and hobbies as she finds new passions to explore down the road. We always prefer eco-friendly furnishings that are manufactured responsibly, made with sustainably harvested wood (FSC Certified), and use no glue or non-toxic glues and paints. The bedding in this project is 100% cotton and contains no synthetic fibers. When purchasing bedding, check for the GOTS Certification (Global Organic Textile Standard). The introduction of a desk and drawer unit created a calming space to study and reflect, or write a letter to a friend. This room, conceived by interior designer Andrew Cobb, offered Jaeger and Ernst the opportunity to enhance and focus the room’s studied intent, through the careful selection of materials and masterful joinery. Simple can be inviting and functional. The creation of a room like this one requires insightful design, and the classic skills of the custom cabinetmaker. Fireplace may present the unexpected as in this simple treatment which along with the side columns lift the ceiling of the room. Good design always trumps the best of intention.

The basement, which had been previously finished, was a great opportunity to add even more living space to the home. Our team removed all the old vinyl flooring and wood paneling and replaced it with fresh drywall and ceramic tile, which is an excellent durable choice for basements. Additional recessed lighting was added to keep the basement from feeling too dark. In addition to updating the main bathroom space, we added a full bath in the basement. A simple slab style floating vanity keeps aesthetics clean while still maintaining a good deal of storage. The brand new walk-in shower boasts gorgeous geometric marble tile and a combination shower head and handheld wand for a luxurious feel. Finally, a brand new laundry area was added. Our clients knew they wanted some additional storage in the laundry area, so we installed some custom upper and pantry cabinets. By creating a built-in around the washer and dryer, we were able to install a quartz countertop which makes additional space for folding clothes. Patterned ceramic tile add a bit of playfulness and visual interest to the otherwise clean, white space.
