THE SETUP This client lives in a great high-rise condo in downtown Chicago. Alicia has already remodeled a few areas of her home, including her kitchen and home office. The bathroom is one of the last big places the client wanted to update. The existing bathroom had a large, outdated whirlpool tub in the corner. It was a darker space that had a lack of natural light. There are no windows (due to the bathroom’s location within the high-rise building). So, the idea was to brighten up the space and give the client an updated, elegant primary bathroom that is more her style and tailor-made for her routines. Design Objectives: - Make the space brighter. - Create different daily routine stations to maximize functionality while keeping things clutter-free – a makeup station, a blow-dry station, and a sink-needs station. - Achieve the client’s specific style and function needs while also keeping the look and design open to future possibilities: different users of the space/resale clients. Design Challenges: - Toilet cannot be moved. (In a high-rise, you can’t really move plumbing around too much when reimagining a space) - Existing bathroom had a soffit that hid a lot of electrical wiring, so completely removing the soffit wasn’t an option. - The blow-dry station needs to accommodate the client’s preference for standing up. - Finding a place for the make-up station, which the client wants oriented for sitting. - Create storage within the shower that can eliminate the clutter of personal care products that are actually needed every day. Do this, while keeping the client’s favorite things about the existing shower: the shower bench, a tub filler faucet (for rinsing shaving cream when shaving legs) and a low niche for placing her foot when shaving her legs. THE RENEWED SPACE Design Solutions: - Extended a bit of wall near the toilet to give the commode its own area within the space, but without closing it off into a claustrophobic WC. - Worked within the reality of the existing soffit situation, reshaping it to align with the new shower. Can lights were also added. Installed a beautiful ceiling light fixture that works within the new soffit shape, commanding attention and adding light, as if the sofit shape was chosen for it. - Created a nice, furniture-looking 42”-high cabinet with pullout drawers to be the blow-dry station, complete with a mirror and a nice top. The pullout drawers are all powered, concealing a Dyson dryer and curling iron (and all the accoutrements) while keeping them plugged in, which is ideal for easy usage and put away. A stylish mirror on the wall above the cabinet, and proper lighting, make this the perfect blow-dry station. The top has a grommet that can accommodate a power cord should the client ever want to have a powered device on top of the cabinet. - Put the sit-down makeup station where the tub used to be, putting the mirror back into a new recessed wall just a bit, allowing the area to have more room. - Created a niche in the shower’s inner wall so that you can’t see it unless you are literally inside the shower. At the client’s request, it also has a hook so she can hang her loofa. Hiding the utility niche in this way allowed us to use the full main wall of the shower as a canvas for a beautiful accent stripe of raised decorative tile. The new shower has her old favorites, too: the tub filler, foot niche and bench. Alicia’s client loves her new primary bathroom, especially the blow dry area. It is very accommodating for her, as a tall lady, while being very easy to use. The drawers store everything. Being powered, they make using already-plugged in appliances very easy to use and put away. Her previous makeup station was a freestanding vanity with a single drawer, so beauty products were all over the surface top. With her new makeup station, everything is nicely tucked away and organized in drawers. The new lighting is fantastic and the colors are light and soft. The clients loves the overall look and feel of her new bathroom and raves about how well the functionality-minded design makes her morning routine – and her life – easier and enjoyable!

Sunset Heights Renovation This Victorian style home was beautifully designed from the interior to the exterior. Our clients were looking to update the outdoor space, not only was it not functional, but it did not complement their Victorian home. Although we had a yearlong waiting list for design, our clients were patient and hired us for 3D design. Many times, our clients already have all the components in place, such as a pool, outdoor kitchen, fireplace, pergola etc., but they just don’t feel right. The most important feature of our client’s new space was not only the components, but to be able to have a space that would allow them to create a lifetime of memories. From a visual perspective their existing space seemed limited and confined. Our design team was able to see past this and expanded its space to its full potential which allowed us to create multiple destinations for relaxation, enjoyment and most importantly entertainment. As we began the design process, we were able to take a closer look at the existing space and noticed many safety concerns and how the existing materials did not accentuate the home either. At the completion of their 3D design, we were able to present new ideas and materials that would enhance the value of the home as well as help them visualize the new space created with multiple destinations. Ivory travertine coping & decking was a must as was the Talavera blue highlighted tiles for the newly renovated pool. A new working spa and functional outdoor kitchen with bar were two spaces we are sure they would enjoy while spending time outdoors. We enlarged the existing covered patio to expand the seating area to include chaise lounges, a loveseat and chairs under the pergola shade accent. Newest favorite additions are the gas firepit and cabin play fort which can be highly utilized year-round. Our clients say, “The adults love hanging out in the fort too!” Nestled in the Historic District, our client’s home is now filled with plenty of space and great energy for family gatherings, parties, watching sports, graduations and so much more. The guest bathroom plays an important role on how your guests will perceive the architecture and style of your home. In this house we totally transformed the outdated bathroom. In collaboration with Roberto Lugo a daring designer from New York, the design process was focused on creating a contemporary space that could be elegant and comfortable. The initial renovation on this project started with the demolition of entire bathroom including doors, vanity, floor, plumbing and light fixture, toilet, tub, tile switches and outlet. An existing wall between toilet/shower room and vanity room was also removed. The existing door frame was expanded to 27" wide (interior) and the existing floor was inspected to determine a depression on the vanity side. The existing door frame was converted into a pocket door frame (door opens to the right). To accommodate for standard crown molding the ceiling above the shower was dropped 4". For the vanity, a furniture-like cabinet style with soft close hardware was installed. The grain stain was paired perfectly with a gray marble countertop. The shower turned out beautifully. A Shower/Bathtub combination with a sliding door was installed. Porcelain tile was installed vertically on the returns walls, glass mosaic for the long walls, glass mosaic was also used along leading edge of tub enclosure. Porcelain tile was used on the floor.

We were approached with a request to design the furnishings for an existing ‘finished’ apartment. The intention was to move in relatively fast, and the property already had an existing marble floor, kitchen and bathrooms which had to be kept. The property also boasted a fantastic 270 degree view, seen from most of the apartment. The clients had a very important role in the completion of the project. They were very involved during the design process and through various decoration choices. The final design was kept as a rigid guideline when faced with picking out all the different elements. Once clear of all previous furniture, the space felt cold and bare; so we immediately felt the need for warmth, and raw, natural elements and textures to complement the cold marble floor while visually tying in the design of the whole apartment together. Since the existing kitchen had a touch of dark walnut stain, we felt this material was one we should add to the palette of materials to contest the stark materials. A raw cement finish was another material we felt would add an interesting contrast and could be used in a variety of ways, from cabinets to walls and ceilings, to tie up the design of various areas of the apartment. To warm up the living/dining area, keeping the existing marble floor but visually creating zones within the large living/dining area without hindering the flow, a dark timber custom-made soffit, continuous with a floor-to-ceiling drinks cabinet zones the dining area, giving it a degree of much-needed warmth. The various windows with a stupendous 270 degree view needed to be visually tied together. This was done by introducing a continuous sheer [drape] which also doubled up as a sound-absorbing material along 2 of the 4 walls of the space. A very large sofa was required to fill up the space correctly, also required for the size of the young family. Services were integrated within the units and soffits, while a customized design in the corner between the kitchen and the living room took into consideration the viewpoints from the main areas to create a pantry without hindering the flow or views. A strategically placed floor-to-ceiling mirror doubles up the space and extends the view to the inner parts of the apartment. The daughter’s bedroom was a small challenge in itself, and a fun task, where we wanted to achieve the perception of a cozy niche with its own enclosed reading nook [for reading fairy tales], behind see-through curtains and a custom-ordered wall print sporting the girl’s favorite colors. The sons’ bedroom had double the requirements in terms of space needed: more wardrobe, more homework desk space, a tv/play station area… “We combined a raised platform area between the boys’ beds to become an area with cushions where the kids can lay down and play, and face a hidden screen behind the homework desk’s sliding back panel for their play station”. The color of the homework desk was chosen in relation to the boys’ ages. A more masculine material palette was chosen for this room, in contrast to the light pastel palette of the girl’s bedroom. Again, this colour can easily be changed over time for a more mature look. Our client purchased an apartment on the top floor of an old 1930’s building with expansive views of the San Francisco Bay from the palace of Fine Arts, Golden Gate Bridge, to Alcatraz Island. The existing apartment retained some of the original detailing and the owner wished to enhance and build on the existing traditional themes that existed there. We reconfigured the apartment to add another bedroom, relocated the kitchen, and remodeled the remaining spaces. The design included moving the kitchen to free up space to add an additional bedroom. We also did the interior design and detailing for the two existing bathrooms. The master bath was reconfigured entirely. We detailed and guided the selection of all of the fixtures, finishes and lighting design for a complete and integrated interior design of all of the spaces.

The owners of a Bethesda home purchased the property next door with the intent to combine the two lots and build an addition to their existing house. They wanted a swimming pool with an outdoor living area, a two-car garage, family room, kitchenette, and guest suite. The client wanted a place to park two sports cars. The new garage is 625 sq.ft. We installed a heavy-duty elastomeric-coated floor that has a high polish. Our team reviewed the site and what it would look like once the neighboring house was demolished. One of the crucial goals of the designers was to locate the pool behind the addition and keep the massing of the addition down to retain sunlight to the pool in the summer without the new structure or existing house shading the pool. Framing. We ordered pre-built trusses for the roof of the addition. Pre-built trusses are more common in new house construction, but it was the most efficient way to frame the structure. The trusses were delivered to the jobsite and we hired a crane and operator to lift them onto the structure where our crew fit them in place. Though there is currently no connection between the second floor of the main house and the second floor of the addition, the trusses were designed to allow for a future connection, should the clients want. For the two openings that connect the main floor of the house to the main floor of the addition, we waited until we had almost completed the framing before we cut through the back wall of the house. Exterior Finishes. For the siding, we used real stucco to match the stucco on the existing home. We added Hardipanel with a stucco pattern as an accent. We also matched the existing home’s roofing for the addition. Upper level. The second floor of the addition is 632 sq.f.t and has a sitting area/exercise space, a full bath, bedroom and a storage closet. The trusses were designed so the clients can eventually connect the addition through the second floor of the main house. The railings on the stairs to this level match the railing in the main house. Xtreme Renovations just completed a Total Kitchen Renovation as well as the Family Room, Entryway and installing new granite in the Master Bathroom for a repeat client in the Energy Corridor of West Houston. This project included transforming the 1955 constructed home into a show piece that will provide years of enjoyment and add value to the home. Our client desired to totally renovate the Kitchen into a Modern and fully functional ‘Cooks Kitchen’. The project required removing all existing flooring, cabinetry, appliances and custom building new pantries and updating a small powder bath. Custom built cabinets were installed in the Shaker Style with soft closing European hinges and as well as full extension soft closing drawer glides. Major plumbing upgrades were also completed to allow for installation of a new gas range and cook top as well as moving the location of the existing refrigerator/freezer to a new location in the kitchen. All new Stainless Steel appliances were installed along with a new over Cook Top exhaust system. This project included fabricating and installing new Granite Counter Top as two custom built cabinetry units. New Porcelain Tile was installed throughout the Laundry Area, Kitchen, Powder Bath, Family Room and Entryway. Major electrical upgrades were include in this project such as upgrading the existing main electrical service, LED overhead lighting on dimmers as well as under cabinet lighting to add that ‘Wow Factor our client desired and Xtreme Renovations is known for. The existing counter area behind the Kitchen sink was lowered to provide and open feel to the formal dining area. A stainless steel Farm Sink was also installed. All areas that were renovated required drywall, texturing, priming and painting to complete the project.

The owners of this house appreciate living in a home that is connected with its tropical context. Set in a dense residential neighborhood, the challenge was to create a home with a garden as an extension of its interior, whilst retaining a sense of privacy that the owners valued. Working within the existing shell of an old semi-detatched house, the interior layout was reconfigured to create a series spaces that open out to the lush tropical garden. The existing kitchen was converted into an open kitchen, connecting the backyard to the dining and living room. Large sliding windows open the living/dining space to its patio and garden to offer an outdoor dining experience. The existing hallway and common bathroom also suffered from daylight and natural ventilation. A skylight was inserted to brighten the otherwise existing dim hallway. The previously mechanically ventilated bathroom was also converted into a semi-outdoor bathroom with the introduction of an air-well and feature rock wall. The guest bedroom, previously accessible through the kitchen, was turned into a home office now exclusive to the master bedroom. A private courtyard was introduced to connect the master bedroom and home office to create a private sanctuary for one residing in the the bedroom or working in the office.

The owners are restaurateurs with a special passion for preparing and serving meals to their patrons. This love carried over into their new outdoor living/cooking area addition. The project required taking an existing detached covered pool pavilion and expanding it into an outdoor living and kitchen destination for themselves and their guests. To start, the existing pavilion is turned into an enclosed air-conditioned kitchen space with accordion French door units on three sides to allow it to be used comfortably year round and to encourage easy circulation through it from each side. The newly expanded spaces on each side include a fireplace with a covered sitting area to the right and a covered BBQ area to the left, which ties the new structure to an existing garage storage room. This storage room is converted into another prep kitchen to help with support for larger functions. The vaulted roof structure is maintained in the renovated center space which has an existing slate roof. The two new additions on each side have a flat ceiling clad in antique tongue and groove wood with a lower pitched standing seam copper roof which helps define their function and gives dominance to the original structure in the center. With their love of entertaining through preparing and serving food, this transformed outdoor space will continue to be a gathering place enjoyed by family and friends in every possible setting.

Our clients contacted us to help them update their kitchen. They wanted to first update the countertops, while also adding a backsplash and pullout drawers to their existing pantries. Some of their existing drawers were falling apart and they wanted to update those to soft closed drawer boxes as well. There was also an old appliance garage that they no longer used and wanted to know what we could do to remove that. We proposed to remove the existing cabinet and cut the appliance garage down. This really opened up the space for them, which they loved. We were now ready to install a new Calacatta Lucia quartz countertop and a Raku silver glossy tile backsplash. We also replaced the main and prep sink with new concrete undermount sinks. To finish this transformation, we installed all new dovetailed wood drawer boxes with full-extension undermount soft-close glides in all their existing drawers and the two pantries. Now our homeowners finally have the kitchen of their dreams!

This ocean blue transformation just screams true living on Cape Cod. A 16’x22’ addition was built to the left side of the existing house. The addition included a single car garage and the second level finished living space with a cathedral ceiling. The original kitchen, dining room and living areas were reconfigured and two existing bathrooms were upgraded. New windows were installed throughout the entire house and trimmed on the exterior with Azek. In the Kitchen stunning JSI Cabinets were used throughout. The back and side of the peninsula cabinets were finished with bead board. MSI calacatta vicenza quartz counter-tops were installed with a Dowell single bowl under mount stainless steel kitchen sink paired with a Kohler Cruette pull down spray kitchen faucet. The existing two bathrooms were upgraded. On the main floor bath a 36” JSI Dover vanity Wolf granite vanity top with white oval undermount sink (wheat) were installed with a floor bath Kohler enameled cast iron tub. A Kohler Highline comfort height toilet and Kohler Devonshire bath and shower valve with trim Kohler Devonshire center set bathroom sink faucet. The walls in the bathroom had bead board applied at a height of 42” with a top cap. Basement level bathroom had a Sterling 36”x 34” shower stall installed. A JSI Dover vanity Wolf granite vanity top with white oval undermount sink (wheat). A Kohler Highline comfort height toilet Kohler Devonshire shower valve with trim Kohler Devonshire center set bathroom sink faucet. The walls in the bathroom also featured bead board applied at a height of 42” trimmed with a top cap. The Laundry Existing closet areas on the main floor level at the bathroom was reconfigured for a stacked washer and dryer. A 6 panel pocket door was installed to finalize the room.

The roof was raised on an existing attic to create a new living dining room space attached to the back of the existing storefront. The existing building was too large for the Bucktown small lot and a zoning variance was required to build the addition. The non-conforming, small lot, big house condition existed before 1957. The variance allowed an additional 15% in square feet.

Restorative work was completed on every level of this 4-floor home to make it better suited for modern-day living while retaining the rich character of this historic building. To expand the kitchen and make a designated mudroom/entry area, the back of the house was squared up and fully enclosed. French doors were installed to provide comfortable access into the new space from the existing deck, infusing the remodeled kitchen with much needed natural light. A 2nd floor spare bedroom was transformed into a spacious on-suite master bathroom with walk-in closet and laundry facilities. The master bathroom features polished white Carrara marble tile, elegant pedestal sinks and an over-sized shower. On the 3rd floor, two existing dormers were connected to form a larger single dormer and adjacent closet areas were re-designed to create a new hall bathroom. A basement level addition was dug out with new foundation to create a small storage and work area off the existing finished space. In order to add air conditioning to the house, avoiding significant disturbance to the existing structure, a high velocity system was installed which uses narrow tubing rather than the traditional large ductwork. In addition, the entire interior of the home was painted a soft neutral gray, making the home bright and inviting while the original wood floors were refinished in a dark warm contrasting color.
