The goal was to build an oasis for the homeowners’ young children that could be enjoyed for generations while preserving the architectural integrity and historical features of their home. We designed and built the front landscaping at the home, and did the building at the back of the home. The pool and pool cabana were already existing on site. We added multiple retaining walls, a pergola, a patio, staircases and landings, walkways, privacy walls and privacy plantings, and significant gardens to this project. We re-used existing brick from the site, as well as the existing water feature. The water feature, driveway walls, and front pillars were all made of Reclaimed Brick. Indiana Limestone was used for the water feature cap, wall copings, front walkway, and front stepping stones. The profile of the coping stone was custom-made for this project to mimic the molding details on the exterior of the home. All backyard retaining walls were made of Ebel Riada Natural Walling Stone, and Owen Sound Brown Flagstone was used for all backyard walkways, patios, and stepping stones. The joints in the flagstone pool patio were filled with artificial turf. We built a new pergola, which we installed below the Wisteria before removing the existing pergola. Lifting the plant and structure opened up the back-patio doors of the home, transforming the view inside and out.

This ocean blue transformation just screams true living on Cape Cod. A 16’x22’ addition was built to the left side of the existing house. The addition included a single car garage and the second level finished living space with a cathedral ceiling. The original kitchen, dining room and living areas were reconfigured and two existing bathrooms were upgraded. New windows were installed throughout the entire house and trimmed on the exterior with Azek. In the Kitchen stunning JSI Cabinets were used throughout. The back and side of the peninsula cabinets were finished with bead board. MSI calacatta vicenza quartz counter-tops were installed with a Dowell single bowl under mount stainless steel kitchen sink paired with a Kohler Cruette pull down spray kitchen faucet. The existing two bathrooms were upgraded. On the main floor bath a 36” JSI Dover vanity Wolf granite vanity top with white oval undermount sink (wheat) were installed with a floor bath Kohler enameled cast iron tub. A Kohler Highline comfort height toilet and Kohler Devonshire bath and shower valve with trim Kohler Devonshire center set bathroom sink faucet. The walls in the bathroom had bead board applied at a height of 42” with a top cap. Basement level bathroom had a Sterling 36”x 34” shower stall installed. A JSI Dover vanity Wolf granite vanity top with white oval undermount sink (wheat). A Kohler Highline comfort height toilet Kohler Devonshire shower valve with trim Kohler Devonshire center set bathroom sink faucet. The walls in the bathroom also featured bead board applied at a height of 42” trimmed with a top cap. The Laundry Existing closet areas on the main floor level at the bathroom was reconfigured for a stacked washer and dryer. A 6 panel pocket door was installed to finalize the room.

Master Bath Before Renovation. Our Copperfield Area clients desired to transform their Master Bathroom to a modern Updated and more functional Master Bath Suite. The Master Bath was totally renovated including the removal of the existing fur down to add a 'roomy feel'. The existing Vanity was removed and a new custom built Vanity was installed in a Shaker Style with European soft closing door hinges with full extension soft closing drawer glides. The existing tile was removed and new Ivory Beige Filled and Honed travertine tile was applied on a straight lay. New Granite was installed on the Vanity top as well as the pony wall between the new Jacuzzi tub and shower enclosure. The existing shower and Jacuzzi tub were replace with a new larger Jacuzzi tub with custom made Maple front. The new shower enclosure was raised to provide additional space and ease of use for our clients. The new shower enclosure included new tile and decorative glass tile border with shampoo niches and raising the shower head with new fixtures and shower valve. The Master Bath also included a custom built Maple frame to match the new Vanity trimming the mirror and new lighting.

1 1 C.H. Burnham Inc., in partnership with Ciaran Rafferty Construction, completed this four car garage in Pacific Heights in early April, 2010. From precision excavation and shotcrete construction to the installation of marble slabs and plaster cast egg and dart trim, this project demanded expertise in every aspect of construction. Completed in both a timely matter and on budget, you will see in the following photos, our crews, with the assistance of Mulholland Electric, West Cork Welding, Hughes Plastering, Fong’s Plumbing & Fire Protection, and VBE Inc., efficiently executed a complex project. pacific-heights-san-francisco-remodel-1 Before we could begin excavation for the garage, we needed to dig three 20′ deep underpinnings by hand beneath the 1906 home’s existing foundation. After we had successfully supported the home and installed the temporary shoring, we brought in expert excavator Billy Vaughn, owner of VBE Inc. Considering we were building up to both the western and eastern property lines, we excavated, formed and erected the walls in stages so as to not place the neighboring structures or the workmen in any unnecessary danger. After the walls and spread footers were complete, we poured a 10″ thick slab roof. While the roof slab cured, we installed the tapered sleeper joists for the deck. We then removed the supports for the roof slab and poured the slab floor. pacific-heights-san-francisco-remodel-7 Once we completed the concrete phases of construction, we moved onto the finish stages of the project. This included the installation of an ipe’ deck, a hand rail matching the existing railing on the third floor deck and six piece trim detail. After visiting several marble suppliers, we found a carrera marble that matched the existing steps (installed over 100 years ago) and polished/antiqued the materials accordingly. A few more elements, including a cement tiled entryway and a custom garage door, completed the integration of the new structure with the existing home. After cleaning the property and touching things up, we received the certificate of occupancy.

This home was originally designed by a contemporary of Frank Lloyd Wright, Russell Barr Williamson. To stay true to Wright's design principles, open living spaces that flow together needed to be created. Astute space planning that included existing structural elements was essential to ensure a functional kitchen and entertainment area. The existing barriers were diminished by removing walls. Design of the kitchen (and beyond) needed to respect the style of the home and existing finishes. Following Wright's lead: fire became the "heart of home" by adding a fireplace. Pecky cypress and Lannon stone were repeated, and strong horizontal lines of stained walnut cabinetry were crafted. The herringbone pattern of the floor tile echoed the pattern of the existing flooring and angles of the floorplan.

We absolutely love the final result of this unique, two-toned kitchen! Our clients came to us with the need for a lot of love in their kitchen. Their home, situated in the Fox Ridge neighboorhood of Centennial, is a lovely and spacious house with lots of potential. The kitchen, while very sizable, contained a number of super dated elements. Our goal was to give the kitchen a complete aesthetic facelift, but to also encourage better function in the kitchen. Our primary concern was disconnecting the existing (huge) peninsula and replacing it with a centralized island. This busy family of four will benefit from the gathering space the island provides. We worked with the existing ceiling condition to create a unique, recessed wood-clad ceiling that offers a gorgeous rustic aesthetic. The existing linoleum flooring was replaced with beautiful walnut hardwood. New cabinets were installed in a two-toned orientation. The upper cabinets are a soft stone gray and the lowers are a painted hazelnut. We've stacked cabinets next to the range to create a secondary pantry storage area, and repaired portions of the existing pantry to optimize shelving space and appearance. The kitchen also includes a new desk area integrated into the cabinet run for homework and to-do lists. A new large, singe-basin sink and pull-down faucet were installed, and the kitchen is brought together by the mini-stacked stone backsplash that brings texture and warmth to the room. We've offered durable and beautiful working surfaces by topping the cabinets with quartz countertops: MSI Boletus against the window wall and MSI Concerto on the island. We love the look the of this final result, but particularly love the optimized function that it offers this wonderful family!

The owners are restaurateurs with a special passion for preparing and serving meals to their patrons. This love carried over into their new outdoor living/cooking area addition. The project required taking an existing detached covered pool pavilion and expanding it into an outdoor living and kitchen destination for themselves and their guests. To start, the existing pavilion is turned into an enclosed air-conditioned kitchen space with accordion French door units on three sides to allow it to be used comfortably year round and to encourage easy circulation through it from each side. The newly expanded spaces on each side include a fireplace with a covered sitting area to the right and a covered BBQ area to the left, which ties the new structure to an existing garage storage room. This storage room is converted into another prep kitchen to help with support for larger functions. The vaulted roof structure is maintained in the renovated center space which has an existing slate roof. The two new additions on each side have a flat ceiling clad in antique tongue and groove wood with a lower pitched standing seam copper roof which helps define their function and gives dominance to the original structure in the center. With their love of entertaining through preparing and serving food, this transformed outdoor space will continue to be a gathering place enjoyed by family and friends in every possible setting.

Sunset Heights Renovation This Victorian style home was beautifully designed from the interior to the exterior. Our clients were looking to update the outdoor space, not only was it not functional, but it did not complement their Victorian home. Although we had a yearlong waiting list for design, our clients were patient and hired us for 3D design. Many times, our clients already have all the components in place, such as a pool, outdoor kitchen, fireplace, pergola etc., but they just don’t feel right. The most important feature of our client’s new space was not only the components, but to be able to have a space that would allow them to create a lifetime of memories. From a visual perspective their existing space seemed limited and confined. Our design team was able to see past this and expanded its space to its full potential which allowed us to create multiple destinations for relaxation, enjoyment and most importantly entertainment. As we began the design process, we were able to take a closer look at the existing space and noticed many safety concerns and how the existing materials did not accentuate the home either. At the completion of their 3D design, we were able to present new ideas and materials that would enhance the value of the home as well as help them visualize the new space created with multiple destinations. Ivory travertine coping & decking was a must as was the Talavera blue highlighted tiles for the newly renovated pool. A new working spa and functional outdoor kitchen with bar were two spaces we are sure they would enjoy while spending time outdoors. We enlarged the existing covered patio to expand the seating area to include chaise lounges, a loveseat and chairs under the pergola shade accent. Newest favorite additions are the gas firepit and cabin play fort which can be highly utilized year-round. Our clients say, “The adults love hanging out in the fort too!” Nestled in the Historic District, our client’s home is now filled with plenty of space and great energy for family gatherings, parties, watching sports, graduations and so much more. Who knows, maybe a future wedding or two! Memories of a lifetime will be made here for years to come! The clients came to Castle Building and Remodeling in need of a Kitchen refresh or remodel. They had lived in their home for over 17 years, and their kitchen was feeling heavy with dark wood millwork and cabinetry, and dated with sterile feeling white tile floor, countertops, and backsplash. They wanted their kitchen to feel more modern and design wise part of the rest of their home. They also wanted to play with open shelving and how that would feel in the space. We took the existing layout of the kitchen and removed all of their existing upper cabinets at their sink, cabinet at their back entrance, base cabinet at their cooktop, appliances (except for their dishwasher and refrigerator), flooring, countertops and worked in their existing footprint. We then replaced their flooring with new Adura Luxury Vinyl Tile, which brings softness to the foot, and easy clean ability. Any cabinetry, whether it be new or existing, was painted Sherwin Williams Extra White. All new backsplash subway tile, open floating shelves, and Cambria New Quay countertops are part of the overall design esthetic. Adding a window pass through at the sink, and creating a new wall where their refrigerator now sits, brings openness to the space. The end result was a more airy modern feeling kitchen, and feels more like the clients’ personality.

Successful Master Bathroom Shower Surround Completed! The challenge was to incorporate the master bath shower with the existing decor in this beautiful rustic mountain home. Existing exterior rock and a river rock fireplace and tub surround were the starting point for the choice of materials. The existing rock colors were grays with hints of blue undertones. Pebble mosaics with the same color range were the perfect answer. The large format gray porcelain tiles look like natural stone with their realistic white veining. The results were stunning and create a seamless feeling withing the existing decor. This shower provides a brand new, updated, spacious space for the new home owners. 2011 NARI CAPITAL COTY FINALIST AWARD WINNER/2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER This creative design involved converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They had been visiting local wineries and collecting for a future wine cellar of their own and now was the time. The design needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. It also included an upgraded look to the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. The remodel connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. Cabinetry was modified to conceal the sump pump in the corner, as well as cut to fit around the overhead duct work that cut across the middle of the ceiling. Miniature LED lights were installed along the shelving to give a glow so the labels could be read. The tasting table has a granite top with a barrel curved edge. Small touches added to the cabinetry and racks make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.

Front elevation with new addition and existing remodeled house. The back entry, main entry and access to the patio off of the kitchen are all contemporary cone shaped roofs with custom wire type structural beam supports. This project was a major transformation to the existing residence. It contained an addition of a two car garage, another bay at the back for an artist shop, laundry room and mud room off the garage connecting with a new front entry on the main level. The front entry has a grand stair that splits half way up serving the existing house and a new access to the master suite as well as the second level of the garage addition. This second level contains an art studio with close off rooms for grandkids a sitting area, and a full bath with two sinks. At the same time, the entire existing house was remodeled and most all rooms were relocated and re-arranged to accommodate a new kitchen, a family room, two guest rooms with baths on suite and a new master bedroom and bath on the upper level.

Updated a kitchen by retaining the existing wood cabinets but painting them a new color, replacing the existing tile countertop with new quartzite, replacing the existing tile backsplash with a more contemporary backsplash from Fireclay Tile that coordinates with the selected countertop material, removing any existing wallpaper, and refinishing/ repainting all of the walls.

This 82 square foot residential pool project in Parkland FL breathes new life into an existing pool, transforming it into a modern masterpiece. The existing cooktop configuration was changed to a 48" wide Wolf Range. The existing island with prep sink was too small to be beneficial for the homeowner to actually use. The peninsular was eliminated to allow for an expansive island with a 4 foot wide Galley sink and seating for four people. The homeowner decided on keeping the existing marble flooring which is installed throughout the house. The perimeter and all the millwork is painted Creamy by Sherwin Williams SW7012. The island, media center and laundry room cabinetry are painted Gauntlet Gray SW7017. Since there was an existing painted wood wainscot detail, and we only needed wall covering on the main focal wall (with TV), we took a monochromatic approach of having the textured grasscloth wall covering the same color tone as the adjacent painted walls. (this could also be achieved it you have existing textured wall covering that is very well adhered to the wall - by painting over it (don't forget to confirm that your existing wall covering is vey well attached to the wall - you don't want to get air bubbles behind the wall covering once the existing wall covering is painted. Note that you do see the grass cloth seams, this is not a pattern that matches. Part of the natural beauty of this is seeing the seams to know that it's a natural fiber. Photo: Jamie Snavley
