After 20+ years, this hardworking kitchen needed a serious refresh. The basic layout was still functional, but the refrigerator was relocated to make space for a coffee bar and wine cooler, and to created extra storage and enhance the working triangle. Hidden features include spice rack, utensil storage, pullout shelving, cookie sheet storage, and pullout shelves for pots and pans. A contemporary chandelier, mini pendants, touchless faucet and contemporary cabinet hardware in aged brass round out the look. Quartz countertops were added for ease of cleaning. Finally, the floors were redone and top down/bottom up cellular shades were added.

THE SETUP
These homeowners had an outdoor kitchen built when they built their home several years ago. It was functional, but the aesthetic was underwhelming. The island was clad in the same stone that was on the house, and it had basic black granite countertops. They love to grill and host outdoor gatherings, so an upgrade was definitely in order.
Design Objectives:
Create an elevated outdoor space that aligns with the grandeur of the elegant home
Design of the new space should flow with the architecture of the house

A transformation of a modest raised ranch into a modern oasis. I was the interior designer and general contractor from mechanicals to finishing. It’s also my personal home.
The interior design style is that of modern minimalist meets organic modern. I wanted a space that reduced distractions and let the eyes, head, and soul rest. Where everything inside the home has a specific use and purpose. The objects in our home are fewer but each hold a great personal value. You might expect to see this airy aesthetic, with its gallery white walls, in California or New York. Not nestled in a modest 50 year old neighborhood in Omaha, Nebraska. Creating a minimal aesthetic is one of the trickiest design styles to pull off. It is more than just less stuff and lots of white. It means sticking to these design principals:
-weaving in an abundance of textures
-incorporating natural finishes
-keenly curating art
-giving extra attention to scale
-limiting purely decorative items
-maximizing natural light
This style is not to be confused with the frugality of reductive design. I have incorporated many elevated basics that create an aesthetic of quiet luxury:
-architectural bead for trim-less doors
-first-of-its kind interior door hardware made of terrazzo
-historical marble found in landmark interiors like the NY Public Library
-premium flush air vents that disappear out of site
-luxury appliances from GE Café and Signature
-elegant and resilient terrazzo field tiles
Ours was not a simple interior remodel and addition:
-gutted and remodeled the existing 2,000 SF
-added on approximately another 1,000 SF
-moved and installed all new major mechanicals i.e. heating, plumbing and electrical.
-knocked through foundation walls to extend the space back
-dug down and built up

The townhouse bathroom had a basic look and was lacking in both storage and looks. the main part of this project was the custom design and building of the vanity unit and the extra storage with bi-fold doors so not to take up too much space. the floors were done with porcelain tile that mimics the rich look of Calcutta marble.
the large format tile gives a sensation of space and minimalize the amount of grout lines on the floor.
The shower unit received a much-needed high end plumbing fixture and the shower head was raised to a normal height. the walls were tiled with the same floor tile in a staggered pattern.
the bench wall is the center focal point and is boasting a
chiseled texture dark gray tile that is been complimented by the slate shower pan tile work.
notice the bench top and the step into the shower, it is done with a single piece of quartz stone for a clean and grout-less look.

I recently went to survey a floor in Harrogate which I immediately recognised as beige Moleanos Limestone which comes from Portugal. If you have been reading my previous posts you will remember I am not a fan of this type of stone as it is very difficult to clean, polish or seal. This particular floor was laid around 5 years prior and was now looking quite dull and was in need of reviving.
The client didn’t want to spend much so l suggested l could spray burnish the floor to get her shine back again and remove the splash marks. We do this a lot for owners of polished stone floors as part of an annual maintenance package, it is a low cost option that uses a very fine 3,000 grit burnishing pad to renovate the stone and bring up the shine. However, I pointed out to her that this process wouldn’t clean her grout which was making her floor look scruffy.
I priced up the different options and after weighing up the quotes I’m pleased to say she decided to go for a full clean and seal. The full process involves the use of different grades of diamond encrusted burnishing pads from low to very fine grits to renovate the Limestone and also a chemical clean of the grout followed by a fresh seal.
I returned on the scheduled date and after preparing the floor I started cleaning the Limestone by running over the tiles with a 400-grit coarse burnishing pad lubricated with water. The soil was rinsed off with more water and extracted with a wet vacuum. This process was repeated with the 800 and 1500-grit pads which starts to build-up the polish on the stone.
I then turned my attention to the grout with a strong dilution of Tile Doctor Pro-Clean which was left to soak into the grout for ten minutes before scrubbing it by hand with a stiff brush. After a final rinse and extraction with the wet vacuum the tile and grout were looking much cleaner and was left to dry off overnight.
On Day 2 I stated with the application of the 3,000-grit pad which is the last step in the polishing processed and builds up a lovely satin finish on the stone floor. This is done using only a little water and is basically the spray burnish technique I referred to earlier. This process has the added advantage of leaving the floor dry.
With the stone tiles looking lovely and the grout clean the last step was to seal it all in and protect it from dirt and future staining with the application of a sealer. For this I used two coats of Tile Doctor Ultra Seal.
My client was very pleased she had spent the extra money to achieve the floor she had always wanted, apparently it had never looked this good even when new. We discussed the annual maintenance plan to ensure the floor remained looking this good.
