The Laundry Room features custom built in cabinetry to conveniently hide any clutter for a simple, streamlined laundry room flanking the garage. A door was added for access to the side yard, and lanai.

The goal here is to install washer and dryer under countertop. To solve this task, countertop was elevated a little bit higher then average standard. Since space under countertop is busy with washer and dryer, the biggest challenge was to install sink boul. If simply put sink on the countertop, then it goes to high, because countertop already was elevated to allow washer and dryer remain under it. I did not consider shallow sinks, because they are not convenient at all. Also it was not possible to install under mount sink, because there are washer and dryer. Eventually i found sink that is half in, and half above countertop, and increase a little bit of countertop thickness. As a result this solution allow to have both washer and dryer, comfortable pretty deep sink and huge countertop to keep bathroom stuff on it. Another important element in the bathroom is tankless electrical water heater, Its New York, so water tank for all units installed on the roof. Building is old and big, so sometimes building tank is lack of hot water. To set tankless electrical water heater two extra valves were installed on hot and cold pipes. In case there is no hot water, i close main hot water valve, open cold one that right before heater, to let cold water go inside heater, and open another valve, that deliver hot water into the system after heater. This task also required installation of new electrical cable, because tankless heaters requires a lot of power. The last thing is pretty big, 48”x30”, embedded wall cabinet, with three big parts and mirror doors. To support this cabinet, extra wood frame structure was built inside wall, that was designed thicker to allow build-in cabinet set inside.

Three of them can be found upstairs, including an office that can easily be converted into an extra bedroom. The master suite is tucked away in its own private wing off the main level stair hall. Lastly, more entertainment space is provided in the form of a lower level complete with a theatre room and exercise space.

Clean lines and warm tones abound in this deliciously modern kitchen with hardworking stainless-steel appliances. Ivory walls and ceilings are trimmed with honey stained alder, a color seen again in the cabinetry. Off-white quartz countertops cap the perimeter cabinets and climb the backsplash creating a seamless look. An extra thick countertop of the same material covers the island and waterfalls to the floor on one end. The other end of the island features a raised bar supported by bronze hairpin legs. A set of Danish modern bar stools with green vinyl seats conveniently pull up to the counter. The island is punctuated by inset drawers which are clad in a durable laminate. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. All-white cabinetry offers a crisp look that allows your clothing to steal the spotlight. The high-contrast shaker style doors, create an elegant backdrop for your clothing. This young family has a great house on a great street in a great location. The kitchen was a large space with ample room and great view to the backyard. The dated cabinets and large peninsula layout however were not working for them, so they came in looking for a fresh start. Goals for the project included adding a large island with seating for four and a bright, open and cheerful space for daily meals and entertaining. Our clients also wanted to keep the existing breakfast table, but the original space did not allow for an island and breakfast table. Our solution was to create banquette seating which gave us the extra inches necessary to accomplish both. The larger awning window over the kitchen sink allows for ample light in the new space. The wall between the kitchen and family room was partially removed to provide the more open feeling our clients desired. The work triangle is centered on the island which serves as a big open prep space conveniently located across from the large pro style range. The island also houses the microwave and a 2nd oven for larger gatherings. A new counter depth fridge and beverage center provide options for refrigeration. A simple pallet of white cabinetry, Carrera marble countertops and polished nickel fixtures will be a timeless look and provide a lovely backdrop for entertaining and spending time with family. Many recent renovations had already taken place at this phenomenal old Tudor home. The kitchen redo was saved for last. Our mission, imposed by our client, was to create a jaw-dropping, ultra-functional space for family and friends to gather in for years to come. Naturally, the new kitchen would have to reflect the style of the home seamlessly. One challenge was to incorporate very large professional style appliances into the space while keeping the feel of a stately, yet warm home. Custom wood panels were designed for the refrigerator units to give a furniture feel. A copper hood was designed to bring in an old world element. Wood panels were applied to all other appliances – two dishwashers, a wine refrigerator, and a beverage refrigerator. An iron I-beam that separated the original kitchen from the butler’s pantry and back entry was covered in wood with chamfers to match the other ceiling beams in the home by a local woodworker. Due to the age of the home, the outside walls are concrete block. This necessitated chiseling troughs into the concrete for electrical wiring. Ceilings were studded randomly, so finding openings for recessed lighting was hit or miss. A large cluster of wiring and plumbing to the second floor had to be hidden behind cabinetry to the left of and above the refrigerators. HVAC wasn’t straight forward either. Toe kick heaters from the old kitchen had to be replaced with other sources. A propane tank had to be added to fuel the large dual fuel, double oven range. The homeowner wanted to add a walk-in pantry for extra storage, so space was taken from an existing exterior space. This created the need for extra insulation, supplemental heat and added lighting. Needless to say, mechanicals were a big challenge. Natural stone was added in backsplash areas to the ceiling to mimic the rectangular stone on the exterior of the home. Wood panels fill the backsplash areas under wall cabinets. Large chandeliers light the space. Open shelves at the wet bar/prep area offer convenient storage for grab and go service items. A built-in pantry with antique mirrored mullion doors hides a microwave, several other small appliances as well as dishes and food items. This pantry was tucked into an alcove for an added architectural element. Herringbone wood floors are classic and timeless. Wrought iron hardware and shelf brackets fit right in. This entry way is truly luxurious with a charming locker system with drawers below and cubbies over head, the catch all with a cabinet and drawer (so keys and things will always have a home), and the herringbone installed tile on the floor make this space super convenient for families on the go with all your belongings right where you need them.

This beverage center is located adjacent to the kitchen and joint living area composed of greys, whites and blue accents. Our main focus was to create a space that would grab people’s attention, and be a feature of the kitchen. The cabinet color is a rich blue (amalfi) that creates a moody, elegant, and sleek atmosphere for the perfect cocktail hour. This client is one who is not afraid to add sparkle, use fun patterns, and design with bold colors. For that added fun design we utilized glass Vihara tile in a iridescent finish along the back wall and behind the floating shelves. The cabinets with glass doors also have a wood mullion for an added accent. This gave our client a space to feature his beautiful collection of specialty glassware. The quilted hardware in a polished chrome finish adds that extra sparkle element to the design. This design maximizes storage space with a lazy susan in the corner, and pull-out cabinet organizers for beverages, spirits, and utensils.

This Arts and Crafts styled sprawling ranch has so much to offer the modern homeowner. A three car garage with extra storage adds space for a third automobile, workshop, or golf cart. Inside, each bedroom features elegant ceiling treatments, a walk-in closet and an adjacent full bathroom. A large utility room with a sink is conveniently placed down the hall from the secondary bedrooms. The large, gourmet kitchen includes a walk-in pantry and a large central island. The spacious dining room offers large windows and a buffet nook for furniture. Custom-style details abound in this luxurious plan with built-ins in the great room and breakfast areas. The well-appointed master suite includes a secluded sitting room that enjoys rear views, porch access and dual walk-in closets. The master bathroom is a spa-like retreat with dual vanities, a large walk-in shower, built-ins and a vaulted ceiling. A bonus space over the garage has nearly 800 square feet of space for future expansion, a large hobby space, home theatre or exercise room.
