The existing home was deconstructed and salvageable material was reclaimed and donated for reuse. In its place, a custom 4-bedroom, 4.5-bath home was built. The new home incorporates many unique features including the “drive through” two-car garage that allows the homeowners access to the converging streets. The massive first-floor master bedroom suite encompasses a marble surround fireplace, 2 sizeable walk-in-closets as well as his and her luxurious master bathrooms. Two home offices provide the homeowners with ample room to take care of business. An elevator was installed to enable the homeowners and elderly guests to easily and safely access the second floor. Abundant storage areas throughout the home, including the cavernous full basement, offer plenty of space to stow extra belongings.

The hot runner of the Halifax indoor furniture collection is the white mahogany TV console & media center. Every home has one TV or more and there is no room in a home where this media center would not look great. It looks good in the family room or in an extra TV and movie room as well as in a bedroom, library or living room. The two drawers are great for storing away cables, connections and tools which are hard to keep stored in an orderly way. The shelves are spacy enough for any recorders, radios, and receivers as well as for DVD’s and tapes. The media center can stand alone or it can be integrated into Halifax book-shelves and hutch cabinets to create a whole entertainment wall. This furniture is well crafted and made to last. The beautiful window became the groundwork for the design. Glazed ivory melamine with raised panel faces enhanced the wood flooring and trim without overpowering the room. High pressure laminate coordinating work surfaces were used for both durability and eye appeal. Large lateral filing drawers and a vertical file along with ample drawers for miscellaneous items created the spaces needed to keep paperwork from cluttering up the desk. With the addition of tack boards above the coordinating counters, notes can be accessed easily. The under counter LED lighting in a glazed light box allows the proper lighting. This open gable screened in porch required a railing for safety. We opted for this knee wall to match the siding. Choosing a knee wall allows us to use siding to match the house as well as adding extra safety for children and pets who could easily break through a screen that was at a lower level.

Design objectives for the remodel were aimed at giving the kitchen a larger feel, more room for cooking and extra seating for entertaining: -Island with seating -Space for a larger range/cooking area -More storage with cabinets to the ceiling -Making the original dining room blend with the kitchen so it all feels like one space Design challenges to be solved: -Making the header between the kitchen and the old dining room make sense as we combined the two spaces -Avoid feeling crammed – a large island with seating still needed space for people walking around the space -Refrigerator location – the header and window placements needed to stay, so finding a new and functional place for the fridge was a priority -Add a large hood for wow-factor appeal Design solutions fell into place as the overall layout came together: -A large island to seat their four-person family comfortably. -Seating on two sides of the island improves conversation and has a great look. -Knocking out a dining room wall gave us more room for the island. The leftover part of the dining was perfect for a dry bar/beverage area. -The refrigerator needed to blend in and also be easily accessible. We removed the built-in pantry and used this space to house the refrigerator/freezer. Then we added tall pantry cabinets throughout the kitchen to make up for the loss of space. -A large metal hood broke up the space and made for a fun statement piece The new space is perfect for family time when the kids are back. It’s more conducive for being together, hanging out together, and entertaining with different friend groups together… the family simply spends more time together when they’re together in their new space. “It’s the design and the openness,” the mom says. “Everybody loves it and gathers around the island all the time. It’s the lighting, too – it’s brighter in here. It’s just more open. We love it!”

Kaplan Architects, AIA Location: Oakland, CA, USA We were asked by the client to design an addition to their existing two story Cape Cod style house. The existing house had two bedrooms with one bath on the second level. They wanted to create an in-law type space for aging parents that would be easily accessible from the main level of the house. We looked at various ways to develop the extra space they wanted, including a separate detached in-law unit. They went with a scheme that has the new space attached to the back of the house. During the planning stage, they also decided to add a second level over the new addition which converted one of the existing bedrooms into a master bedroom suite. The final scheme has a new in-law suite at the ground level and a master bedroom, bath, walk-in closet, and bonus craft room on the second level. We designed the addition to look like it was part of the original house construction and detailed the interior and exterior with that approach in mind. Blue cabinets in a study can create a vibrant atmosphere that is perfect for completing tasks. The color blue has been proven to be calming and help with focus, making it an ideal choice for a study or workspace. The cabinets also provide a great way to store supplies and documents, while adding an extra layer of visual interest to the room. Plus, the color blue can easily be matched with other colors and furniture pieces, so you can create a unique and stylish look.

The inspiration was based on European country homes. The exterior stone and brick work, ironwork, slate-looking roof, shake shingle siding, and even the landscaping were intentionally tied together to resemble something you might find on the countryside in England or Italy. Inside we used age old design concept to tie in with newer farmhouse styles. We aimed to focus on family-friendly materials, making each space efficient for daily living, and maintaining aesthetically beautiful finishing touches. We call it the treehouse because we feel like we are living on top of the backyard trees waving right outside the main level windows. An open concept paired with an abundance of windows create a light and airy feel in the main level of the home. Finishing off the vaulted ceilings with meaty exposed beams really made the main living space visually balanced and beautiful. Walking through the home you can find unique tile accents used on the walls and floors, natural wood flooring all throughout the main living space, and countertops of marble, granite, and stainless steel. With efficiency in mind, the two laundry rooms are coordinated in proximity to the closets. The office built-ins disguise a secret door to extra storage and the storm shelter. The kitchen sink was refurbished after we ripped it from the basement of Jason’s grandparent’s home! We used faucets, handle pulls, and mirrors to accessorize and bring beauty to each space. The lighting we chose was also intentional to maintain the aesthetic appeal from floor to ceiling. Built-ins all throughout the home provide subtle pops of color and were used to maximize function in each space. The exterior elements of the home were also important as our family loves being outdoors. We created multiple outdoor spaces including a large deck off of the dining area, a winding staircase to the covered brick patio surrounded by the fenced garden area, and an easily accessible pond, fire pit, and chicken coop in the back yard.

Our Met Condo project takes a small 1 bedroom + den in the heart of Vaughan and maximizes space and efficiency. A large, deep sectional provides a cozy area to entertain with practical accent tables that can easily move around the room and a counter height round dining table creates an extra prep area for meals in addition to eating. The client had a bold vision of a bar area in her home. We approached this with a unique long wall mount display for bottles and bar accessories while having the top be used as a practical counter for display or serving. The bedroom and den maximize space and a pop of earthy pink compliments purple and green accents throughout the home.

The clients enjoy entertaining guests in their home. They enjoy sports events, but don't necessarily enjoy the hustle 'n bustle of going to the stadium, finding a place to park, and in the case of football, freezing to death. They much prefer sharing the ambiance of their comfortable home, offering snacks and drinks from the bar, and enjoying a round of pool during intermissions and halftime, or watching halftime shows on a state-of-the-art home theater. These clients were so committed to this enterprise, they dedicated their 3,000 sq’ basement, except those areas already used for utility, storage, and mechanical needs, the renovation.To make sure the clients' every wish was met, a complete entertainment area was designed and constructed with ease of movement, lighting, and safety in mind. The area would include a home theater with totally wireless controls, a pool room, and a social area replete with a commercial-grade wet bar. The home theater consists of a screen within a custom cabinet system that also houses the complete audio-visual equipment center. Speakers are nestled in custom benches with the sound cones discretely hidden behind fabric panels. The motor for the panel that hides the screen when not in use is behind a similar fabric panel.The furniture style cabinet has Shaker style doors with walnut peg inlays and leaded glass panels. There are multiple lighting "scenes" for ambiance; low-voltage lighting inside the crown molding, and recessed can lights are discretely placed so that they can provide an extra level of illumination when required.The pool room was walled with a custom wainscot paneling with clear cherry stiles and rails finished with a clear satin lacquer. The panels are of Madagascar ebony with a light satin stain and a clear lacquer finish. A custom cue rack was constructed from clear cherry and backed with the Madagascar ebony panel.Drink rails were custom fabricated from cherry and custom crown molding was fabricated to match the rest of the house. The space is lit with a combination of recessed lights and a series of hidden lights behind crown molding for dramatic effect. The bar area is topped with a custom crown detail to contain the lighting. The bar is constructed in the same manner and fashion as the theater and pool rooms with Shaker style cabinetry with square walnut peg in the door corners and decorative leaded glass door fronts with more than enough front and back bar space to serve and enjoy drinks and snacks. Entry behind the bar is through custom, bi-directional butler doors. A custom bottle display and storage area takes up the bottom half of the bar's back wall. And, for the sake of convenience, a full size automatic dishwasher is installed under the bar for cleaning glasses and stemware. The bar is also tricked out with an espresso machine, its own flat screen TV and AmX video controller. The bar is lit with puck lights in the upper cabinets that illuminate downward through glass shelves, and low-voltage lighting is used behind the bottle display. The bar itself is lit by a series of earthen tone pendant lights.All three areas complement each other and are in total harmony with the remainder of the house. Moldings were matched, carpeting styles were chosen to complement rather than compromise, and muted, natural colors and textures were chosen that complement the surroundings. There is a seamless transition between the newer areas of the home and those already in everyday use. The entire area is a nebula of electrons operating servos, quietly opening and closing hidden switches, mysteriously dimming and brightening lights, and not only creating an alluring atmosphere, but one that is programmable, available at the touch of a finger to a heat sensitive screen, for an individual, or a group. At a single touch the lights in the theater and bar areas dim as the theater screen lowers into viewing position. Not only does the AMX controller open and close shades and window treatments to facilitate better viewing, but on an entirely different level it controls the very access to the property. It opens and closes entryways, external doors and gates as well.None of this magic came easily. Electrical circuits were at a premium. Over heating plagued the AV rack, and pesky rays of light seemed to creep in where and when they were least welcome. An exhaust fan was installed in the AV cabinet to dissipate the heat. New electrical outlets were scheduled and placed while others were moved. The bar area received custom wire chases hidden within the cabinetry. Exterior roll-a-way shutters, all controlled from the AMX controller, were installed and programmed as the answer to those pesky light rays.

Bathroom Universal Design considerations: * The master shower was designed with a curb-less/barrier-free entry * Grab bars were positioned in both bathrooms to reduce the likelihood of falls * Master shower has an extra long hand held shower head hose to easily reach a shower bench or chair * Shampoo niches were placed for easier access while standing or sitting in the shower

The front elevation sets the tone with its distinctive twin gable roofline and hipped main level roofline. Large forward facing windows are sheltered by a deep and inviting front porch, which is further detailed by its use of square columns, rafter tails, and old world copper lighting. Inside the foyer, all of the public spaces for entertaining guests are within eyesight. At the heart of this home is a living room bursting with traditional moldings, columns, and tiled fireplace surround. Opposite and on axis with the custom fireplace, is an expansive open concept kitchen with an island that comfortably seats four. During the spring and summer months, the entertainment capacity of the living room can be expanded out onto the rear patio featuring stone pavers, stone fireplace, and retractable screens for added convenience. When the day is done, and it’s time to rest, this home provides four separate sleeping quarters. Three of them can be found upstairs, including an office that can easily be converted into an extra bedroom. The master suite is tucked away in its own private wing off the main level stair hall. Lastly, more entertainment space is provided in the form of a lower level complete with a theatre room and exercise space.
