Our clients were relocating from the upper peninsula to the lower peninsula and wanted to design a retirement home on their Lake Michigan property. The topography of their lot allowed for a walk out basement which is practically unheard of with how close they are to the water. Their view is fantastic, and the goal was of course to take advantage of the view from all three levels. The positioning of the windows on the main and upper levels is such that you feel as if you are on a boat, water as far as the eye can see. They were striving for a Hamptons / Coastal, casual, architectural style. The finished product is just over 6,200 square feet and includes 2 master suites, 2 guest bedrooms, 5 bathrooms, sunroom, home bar, home gym, dedicated seasonal gear / equipment storage, table tennis game room, sauna, and bonus room above the attached garage. All the exterior finishes are low maintenance, vinyl, and composite materials to withstand the blowing sands from the Lake Michigan shoreline.

Advance Design worked together with the homeowner to design a kitchen that would work for a large family who loved to gather regularly and always ended up in the kitchen! So the project began with extending out an exterior wall to accommodate a larger island and more moving-around space between the island and the perimeter cabinetry. Style was important to the cook, who began collecting accessories and photos of the look she loved for months prior to the project design. She was drawn to the brightness of whites and grays, and the design accentuated this color palette brilliantly with the incorporation of a warm shade of brown woods that originated from a dining room table that was a family favorite. Classic gray and white cabinetry from Dura Supreme hits the mark creating a perfect balance between bright and subdued. Hints of gray appear in the bead board detail peeking just behind glass doors, and in the application of the handsome floating wood shelves between cabinets. White subway tile is made extra interesting with the application of dark gray grout lines causing it to be a subtle but noticeable detail worthy of attention. Suede quartz Silestone graces the countertops with a soft matte hint of color that contrasts nicely with the presence of white painted cabinetry finished smartly with the brightness of a milky white farm sink. Old melds nicely with new, as antique bronze accents are sprinkled throughout hardware and fixtures, and work together unassumingly with the sleekness of stainless steel appliances. The grace and timelessness of this sparkling new kitchen maintains the charm and character of a space that has seen generations past. “With the open-concept floor plan, this kitchen needed to have a galley layout,” Ellison says. A large island helps delineate the kitchen from the other rooms around it. These include a dining area directly behind the kitchen and a living room to the right of the dining room. This main floor also includes a small TV lounge, a powder room and a mudroom. The house sits on a slope, so this main level enjoys treehouse-like canopy views out the back. The bedrooms are on the walk-out lower level.“These homeowners liked grays and neutrals, and their style leaned contemporary,” Ellison says. “They also had a very nice art collection.” The artwork is bright and colorful, and a neutral scheme provided the perfect backdrop for it. They also liked the idea of using durable laminate finishes on the cabinetry. The laminates have the look of white oak with vertical graining. The galley cabinets are lighter and warmer, while the island has the look of white oak with a gray wash for contrast. The countertops and backsplash are polished quartzite. The quartzite adds beautiful natural veining patterns and warm tones to the room.

AV Architects + Builders Location: Tysons, VA, USA The Home for Life project was customized around our client’s lifestyle so that he could enjoy the home for many years to come. Designed with empty nesters and baby boomers in mind, our custom design used a different approach to the disparity of square footage on each floor. The main level measures out at 2,300 square feet while the lower and upper levels of the home measure out at 1000 square feet each, respectively. The open floor plan of the main level features a master suite and master bath, personal office, kitchen and dining areas, and a two-car garage that opens to a mudroom and laundry room. The upper level features two generously sized en-suite bedrooms while the lower level features an extra guest room with a full bath and an exercise/rec room. The backyard offers 800 square feet of travertine patio with an elegant outdoor kitchen, while the front entry has a covered 300 square foot porch with custom landscape lighting. The biggest challenge of the project was dealing with the size of the lot, measuring only a ¼ acre. Because the majority of square footage was dedicated to the main floor, we had to make sure that the main rooms had plenty of natural lighting. Our solution was to place the public spaces (Great room and outdoor patio) facing south, and the more private spaces (Bedrooms) facing north. The common misconception with small homes is that they cannot factor in everything the homeowner wants. Size doesn’t matter when it comes to quality of design. For this petite Cape-style home along the Eagle River in Ipswich, Massachusetts, we focused on creating a warm, inviting space designed for family living. Radiating from the kitchen – the “heart” of the home – we created connections to all the other spaces in the home: eating areas, living areas, the mudroom and entries, even the upstairs. Details like the highly functional yet utterly charming under-the-stairs drawers and cupboards make this house extra special while the open floor plan gives it a big house feel without sacrificing coziness. In 2018, the home was updated with interior trim details, including new shaker paneling on the staircase and custom newel post, a TV built-in with shelves and drawers and beadboard back, and a half wall bookshelf with columns to replace the wall dividing the living room from dining room. The client also wanted a gas fireplace to enjoy during the winter, but didn't want to lose their beautiful marsh views. We designed the fireplace to go below the window, vented out the rear, with pebbled tile surround and benches flanking either side for storage.

Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

Deep soaker tub was a must for the client. This bath remodel started with the desire for a mini-spa in a small footprint. With concise planning a precious 10 SF was added, ending up with 51 SF. Everything that came into the new space was new, fresh and bold. A soaker tub (22” deep) was a must. A rain shower and a hand shower gave versatile water sprays. Unique accents shine like the embossed paisley low vessel sink. The tile on the floor was bold and accented with penny-rounds in tones of grey for the niche and splash. Other extras; a storage nook was made by cutting into the hall stair cavity, a great place for linens and necessities. General lighting was increased with a larger window, and a great lighted mirror. This small spa is now bold, functional and enjoyed by these busy professionals.

This project was completed for clients who wanted a comfortable, accessible 1ST floor bathroom for their grown daughter to use during visits to their home as well as a nicely-appointed space for any guest. Their daughter has some accessibility challenges so the bathroom was also designed with that in mind. The original space worked fairly well in some ways, but we were able to tweak a few features to make the space even easier to maneuver through. We started by making the entry to the shower flush so that there is no curb to step over. In addition, although there was an existing oversized seat in the shower, it was way too deep and not comfortable to sit on and just wasted space. We made the shower a little smaller and then provided a fold down teak seat that is slip resistant, warm and comfortable to sit on and can flip down only when needed. Thus we were able to create some additional storage by way of open shelving to the left of the shower area. The open shelving matches the wood vanity and allows a spot for the homeowners to display heirlooms as well as practical storage for things like towels and other bath necessities. We carefully measured all the existing heights and locations of countertops, toilet seat, and grab bars to make sure that we did not undo the things that were already working well. We added some additional hidden grab bars or “grabcessories” at the toilet paper holder and shower shelf for an extra layer of assurance. Large format, slip-resistant floor tile was added eliminating as many grout lines as possible making the surface less prone to tripping. We used a wood look tile as an accent on the walls, and open storage in the vanity allowing for easy access for clean towels. Bronze fixtures and frameless glass shower doors add an elegant yet homey feel that was important for the homeowner. A pivot mirror allows adjustability for different users. Every square inch of this home was magical -- from the secret staircase in the master bath leading to a private shuttered plunge pool to the vaulted kitchen with sky high mushroom colored cabinetry and handmade zellige tile. We met the builders during the cabinetry phase and watching their final, thoughtful design details evolve was such full of over-the-top surprises like the unique valet-like storage in the entry and limestone fireplace! As soon as we saw their vision for the home, we knew our furnishings would be a great match as our design style celebrates handmade rugs, artisan handmade custom seating, old-meets-new art, and let's be honest -- we love to go big! They trusted us to do our thing on the entire main level and we enjoyed every minute. The load in took 3 full trucks and fortunately for us -- the homeowners fell in love with several pieces so our uninstall trip was significantly lighter. I think we were all a little emotional leaving this masterpiece but sooooo happy for the owners and just hoping we get invited to a Christmas party... Here are some of the highlights -- 90% of the furnishings and rugs were from our shop and we filled in the gaps with some extra special pieces!

Our clients were looking to make this home their forever home and to create a warm and welcoming space that the whole family would enjoy returning to every day. One of our primary goals in this project was to change how our clients moved through their home. We tossed aside the existing walls that blocked off the kitchen and introduced a butler’s pantry to connect the kitchen directly to the dining room. Contrast is king in this home, and we utilized a variety of light and dark finishes to create distinctive layers and lean into opportunities for accents. To tie the space in this home together, we introduced warm hardwood flooring throughout the main level and selected a soft grey paint as our primary wall color. Kitchen- The heart of this home is most definitely the kitchen! We erased every trace of the original builder kitchen and created a space that welcomes one and all. The glorious island, with its light cabinetry and dramatic quartz countertop, provides the perfect gathering place for morning coffee and baking sessions. At the perimeter of the kitchen, we selected a handsome grey finish with a brushed linen effect for an extra touch of texture that ties in with the high variation backsplash tile giving us a softened handmade feel. Black metal accents from the hardware to the light fixtures unite the kitchen with the rest of the home. Butler’s Pantry- The Butler’s Pantry quickly became one of our favorite spaces in this home! We had fun with the backsplash tile patten (utilizing the same tile we highlighted in the kitchen but installed in a herringbone pattern). Continuing the warm tones through this space with the butcher block counter and open shelving, it works to unite the front and back of the house. Plus, this space is home to the kegerator with custom family tap handles! Mud Room- We wanted to make sure we gave this busy family a landing place for all their belongings. With plenty of cabinetry storage, a sweet built-in bench, and hooks galore there’s no more jockeying to find a home for coats. Fireplace- A double-sided fireplace means double the opportunity for a dramatic focal point! On the living room side (the tv-free grown-up zone) we utilized reclaimed wooden planks to add layers of texture and bring in more cozy warm vibes. On the family room side (aka the tv room) we mixed it up with a travertine ledger stone that ties in with the warm tones of the kitchen island. Staircase- The standard builder handrail was just not going to do it anymore! So, we leveled up designed a custom steel & wood railing for this home with a dark finish that allows it to contrast beautifully against the walls and tie in with the dark accent finishes throughout the home.

For this project we converted an old ranch house into a truly unique boat house overlooking the Lagoon. Our renovation consisted of adding a second story, complete with a roof deck and converting a three car garage into a game room, pool house and overall entertainment room. The concept was to modernize the existing home into a bright, inviting vacation home that the family would enjoy for generations to come. Both porches on the upper and lower level are spacious and have cable railing to enhance the stunning view of the Lagoon.

Updated Spec Home: Foyer and Great Room In our last post, we introduced you to my mom and sister’s Updated Spec Home; the Foyer and Great Room will be featured in this post. Foyer As you enter their home, to the right is a hall closet and a french door which leads to the Basement. To the left is a long wall which was perfect for an extra long console table in a rustic finish that served as a sofa table in their previous home. I love repositioning furniture, and by using this table in the entry, it makes it feel new. Additionally, we placed a vibrant piece of art previously used in my sister’s Bedroom above the table. This piece not only sets the tone for our color palette, it also makes the kind of statement you want in your Foyer – Wow! We added accessories and an unique lamp to complete the space. Great Room In the Great Room which is open to the Foyer, we installed our inspiration artwork in the place of honor over the mantel. Since the piece was vertical, it did not take up enough space. I do not like a “fussy” mantel with lots of accessories so we found these two vases in a silver leaf finish. They were perfect because they were large enough, but not too deep. Accessorizing mantels can be tricky because the majority of them are not deep. We went to Jan’s Floral Design to add vibrant color and interesting textures to the vases. The original mantel was too small and uninspired. Therefore, we had our contractor Brad Anderson built a new one based on a photo of a mantel we liked. The new mantel has lots of great detail and is the appropriate proportion for the fireplace. We replaced beige 12×12 ceramic tiles with gorgeous large pieces of smoked carrara marble for a striking fireplace surround. Check out this other mantel that we updated. For furniture, we purchased a shorter sofa in a gray tweed fabric. Typically, two throw pillows come with a sofa.We added a fun fringe to the pillows that came with the sofa. I recommend ordering pillows that match your sofa fabric and layering with custom pillows that support your color palette. We added a patterned custom pillow and a striped throw. Next, we got a small scale recliner in a yummy gray leather for my mom and a chair and ottoman in a small scale mint and gray geometric pattern for my sister. We added an accent chair in a fun small scale stripe to fill a corner and add additional seating – which is always a good thing. Remember that this was a Spec Home so there were no built-ins. As a result, we needed a media cabinet for the television and some bookcases to display my mom’s decorative box collection and my sister’s collection of blown colored glass. This set from Ballard Designs fit the bill perfectly. The back is open and airy with nice detail. The wood finish also adds a richness to the space. My mom needed a space for her computer, and this small writing desk fit the space perfectly. Finally, for finishing touches, we added a patterned rug, cornice boards in a mint leaf fabric, and great lamps for ambient lighting. These two rooms are stunning, vibrant and livable.
