By opening up the wall to the dining room, I created an open, larger kitchen with more seating and added counter space. I used as many drawers as possible. In front of the stools in the peninsula I used upper cabinets for extra storage.

California modern rancher. Blend of warm and cool tones and material balance this space. Outdoor environment is low water use and drought resistant but still has greenery and inviting to hang out. In the kitchen we removed the walls that made up the tiny closet of a kitchen that was in the corner under the skylight and was able to hide the ceiling height differences at the small desk area and oven cabinets and keep the skylight. The effect is a wide-open concept with the least amount of construction possible. For the kitchen layout, we created a cozy zone for the chef to work in the corner without any cross traffic, seating area around the outside of the island keeps guest out of the work area but still close and part of the process. The warming drawer in the island positioned for proximity to the "buffet line" at the island when entertaining. On the dining end of the kitchen there is a coffee and wine bar. Coffee bar is hidden behind the metal roll up door, and the wine and liquor bar are to the left and both share the sink in the middle, making it a functional and useful space from the morning until the evening. I like to call this bar "Start and Stop" ha-ha. Even though this space is very open and airy, it has a ton of storage including underneath the seating area at the island and the little workstation, which is open and uncluttered, has lots of storage nestled in the wall and underneath the counter and hides any CPU and wires neatly. In the master bath, we updated all the colors and finishes in a clean modern European style with large format porcelain tiles and repurposed a small useless closet (with a window in it) to a second vanity for extra counter space and linen storage. Plus, we added storage over the toilet in the water closet and an updated door and casing into the walk-in closet with frosted glass panels so that at night the light in the closet glowing in those panels can act as a night light. This four-story townhome in the heart of old town Alexandria, was recently purchased by a family of four. The outdated galley kitchen with confined spaces, lack of powder room on main level, dropped down ceiling, partition walls, small bathrooms, and the main level laundry were a few of the deficiencies this family wanted to resolve before moving in. Starting with the top floor, we converted a small bedroom into a master suite, which has an outdoor deck with beautiful view of old town. We reconfigured the space to create a walk-in closet and another separate closet. We took some space from the old closet and enlarged the master bath to include a bathtub and a walk-in shower. Double floating vanities and hidden toilet space were also added. The addition of lighting and glass transoms allows light into staircase leading to the lower level. On the third level is the perfect space for a girl’s bedroom. A new bathroom with walk-in shower and added space from hallway makes it possible to share this bathroom. A stackable laundry space was added to the hallway, a few steps away from a new study with built in bookcase, French doors, and matching hardwood floors. The main level was totally revamped. The walls were taken down, floors got built up to add extra insulation, new wide plank hardwood installed throughout, ceiling raised, and a new HVAC was added for three levels. The storage closet under the steps was converted to a main level powder room, by relocating the electrical panel. The new kitchen includes a large island with new plumbing for sink, dishwasher, and lots of storage placed in the center of this open kitchen. The south wall is complete with floor to ceiling cabinetry including a home for a new cooktop and stainless-steel range hood, covered with glass tile backsplash. The dining room wall was taken down to combine the adjacent area with kitchen. The kitchen includes butler style cabinetry, wine fridge and glass cabinets for display. The old living room fireplace was torn down and revamped with a gas fireplace wrapped in stone. Built-ins added on both ends of the living room gives floor to ceiling space provides ample display space for art. Plenty of lighting fixtures such as led lights, sconces and ceiling fans make this an immaculate remodel. We added brick veneer on east wall to replicate the historic old character of old town homes. The open floor plan with seamless wood floor and central kitchen has added warmth and with a desirable entertaining space.

It’s not hard to see the drawers and the hanging areas and the attractive Rustic Cherry finish. It’s easy to notice how the handles accent the unit. One could, probably, guess that a company with the great reputation of CHP would be able to present a client with a choice of custom finishes, a wide variety of handles and partner with the client to design, exactly, the best storage solution. If you guessed those things, you would be right. But, it is the little things, the creative touches, that allow Chicagoland Home Products to stand above the crowd. You see that here, in the way they maximize space by using the perimeter area of the closet for hanging. You might not have thought about complementing the peninsula with a bench to provide a convenient place to put on your socks and shoes. It’s possible no one would have thought of an easy-to-reach, yet lockable, jewelry drawer that provides an extra level of security that will slow down everyone from inquisitive three-year olds to intruders.

The residents in this two-bedroom NoHo duplex designed by Raad Studio, are collectors -- from film memorabilia and vinyl records to toy robots. "We wanted to create a clean, warm space that would showcase these interests," said RAAD Studio, "whilst including as much flexible storage as possible." Not only is the Resource Furniture transforming, but the architecture of the duplex transforms too because nearly every surface folds, slides, or opens to reveal all sorts of new surprises. From a Penelope Murphy bed to a sliding bookcase to a closet that pops out from under the stairs, this place is full of space-saving tricks. With a little help from the Penelope wall bed, the second bedroom is extra versatile. When guests stay over, a portion of the desktop folds up to make room for a Murphy bed to fold down from the wall. The rest of the time, the space functions as a home office.

A dated and boring master bath was transformed into a luxurious master suite with expansive views to the mountains beyond made possible by a large glass wall/window that replaced a much smaller one. The tub is a freestanding heated whirlpool tub and offers a fantastic place to take in the views. A custom floating vanity and medicine cabinets give the space much needed storage and look gorgeous while doing so. The space is light and bright now, but with sooth textures of onyx in a soft gray and brown palette. The old stained trim was painted a modern white and the doors a coordinating soft gray. Glass mosaic tile accents the onyx porcelain and a unique graphite finish on the fixtures adds extra panache.

The objective of this design was to create a much larger and functional kitchen for the clients. They wished to have an updated, bright, and open space, feeling the old kitchen was cramped, they could not entertain in it, and wanted to utilize it better. The kitchen was created as a beautiful show piece with exquisite finishes, such as hand glazed custom cabinetry with walnut interiors, exotic marble countertops and splashes, finely made brass fixtures and fittings, as well as a custom hood centerpiece. It was also designed with as many top-of-the-line mechanical and storage features as possible, like lift up doors on remotes, interior cabinetry lighting, pull outs and organizers, and state-of-the-art specialty appliances. After extensive planning, the kitchen was renovated, incorporating an extra two hundred square feet from a hallway, desk area, utility room, walk-in pantry, unused pool bathroom and corner of the garage. The kitchen was opened to the dining room, living room and breakfast room, by removing several walls, replacing the support with two small columns and several engineered beams. Overall, the design and build team was able to achieve a very cohesive and stunning project for the homeowners, who are thrilled with the final result.

Jackie and Sean loved the Algonquin neighborhood they lived in with the peaceful neighborhood and the close proximity to work and school. What they didn’t love was how outdated their home had become. With a cramped kitchen and an unused dining room, they decided a remodel was the perfect solution to their problem. They would be able to continue to live in the area they loved, while at the same time they could have the dream home they envisioned. After a thorough search, Jackie came across Advance Design Studio. She was impressed by all of the positive reviews she saw on the internet and saw herself identifying with all of the project stories she saw on the website. Once they met with designer Scott Christensen and owner Todd Jurs, they knew Advance Design was the right company to make their dreams a reality. The project consisted of four main areas: the kitchen/dining/powder room, the laundry room, the master bathroom, and the kid’s bathroom. They wanted to expand the kitchen into the seldom used dining room and add a large island for hosting parties and family gatherings. They also wanted new hardwood flooring throughout the first level. The laundry room needed to be more functional, and all three bathrooms were in dire need of updating. The closed off kitchen was opened up to create a sweeping space between the new eating area and the much larger kitchen. A handsome dry bar complete with a beverage refrigerator and lighted glass door cabinetry makes an elegant transition across from a peninsula area filled with storage. An additional decorative cabinet lighting up elegant dishware through the mullioned glass sits directly across from the drybar. An expansive island was critical to the kitchen plans. Jackie, Sean and Scott worked closely together to create just the right details for their design. They wanted the island to be functional in addition to being the centerpiece of the room. Added storage for the kid’s school supplies was hidden behind cabinet doors so the children could do their schoolwork right at the island, and a microwave drawer glides open with the touch of a finger hidden inconspicuously within the island space. The easy to care for Cambria Britannica Quartz island top with its sweeping grey and white marble look perched atop hand-carved Craftsman corbels was absolutely what they were hoping for, blending both beauty and function perfectly. Adding a nice contrast to the brightness of the quartz and the white cabinetry, Kodiak - Leather granite countertops were used to balance the light and dark tones of the space. Dura Supreme Classic White painted cabinets grace the perimeter, while Maple Poppy Seed stained cabinets with a beautiful soft grey woodgrain were used in the beverage center and island. The two tones compliment the large space balancing it out nicely creating interest and elegance with the simple Craftsman style full overlay doors. A deep warm Barnwood White Oak flooring was added throughout the lower level. The new floor brings additional contrast to the bright kitchen and provides unity with the now open floorplan as it rolls in to the foyer and family room. Final details like the show-stopping lunar like duo light fixtures complete the space and intermix expertly with crisscross details of the glass door mullions, the island bar seating and even accessories in the space. The small cluttered laundry room needed more space and more storage. With a busy family it seemed to overflow daily and did not have anywhere to hide the families “in and out stuff.” Scott designed the new space with a stackable washer and dryer and much more efficiently organized cabinetry. Doing laundry is now (almost!) a pleasure and keeping everyone’s “stuff” hidden, but readily accessible is now a snap. The master bath was not a place where the couple enjoyed spending time getting ready for their day. The tub almost never was used, so removing it made it possible to build an extra-large shower, replacing the small cramped cube of the previous shower they hated. Clean, horizontal lines softly draw your eye around the space with porcelain tile called Driftwood Sea spray. Full overlay cabinetry in a soft white vanity with double sinks makes getting ready for the day much more convenient for the busy couple. Long floor planks made of porcelain tile mimic real hardwood floors in a soft grey to compliment the shower, but with the ease and care of a tile surface. Cambrian Black Granite counters with a matte finish and under mount porcelain sinks with handsome brushed chrome hardware complete the handsome space. A real bonus in any master bath; a custom built in storage nook was tucked in the corner of the space for linens and heavenly storage. The kid’s bath was in sad shape because it was original to the house. To keep the budget in control, the tub which was in great condition was retained, but focus was on the new large brick style porcelain charcoal tile on the floor, crisp white new Craftsman style cabinetry with pretty furniture details on the corner base, a striking granite top with white under mount porcelain sinks and fresh hardware and faucets. Some beautiful soft grey wood mirrors to match mom and dads were custom sized and placed under new lighting, and 4 hooks were smartly arranged down the wall for kids’ towels. This couple was determined not to move, and made their house their dream home. Not only does their home function greatly now, but Jackie says, “When the neighbors come to visit, they’re asking if they can “steal” the design”! This toddler was being promoted to big sister, so the guest bedroom was converted to fit her new role. This upholstered daybed from Restoration hardware was paired with the matching armoire. An ivory and pink rug on the dark hardwood was perfect for balancing the light colored walls. The ceiling was painted a pink hue and the damask wallpaper created the perfect backdrop for the bed. This washable coverlet is practical for children's rooms, while the custom pillows and neckrolls give an elegant and sophisticated look for the growing girl. Custom table skirts were made for the round side tables to keep a soft look in the room. Stationary drapery panels add a dramatic, yet soft effect on either side of the operable exterior doors to the patio. The attached bathroom features soft pink walls with a custom shower curtain to accommodate extra length and personalized with a monogram and ruffles for this little lady.

Detailed below is the restoration of a Victorian tiled hallway floor that we started back in June in Preston. Although we started in June there was so much damage to the subfloor and the tiles it took some time to complete, additionally, the client did not like the colour samples of the replacement tiles we had brought along and so decided to source their own which took some time. Three months later with replacement tiles now sourced we were given the go ahead to start the restoration. The first day’s focus was cleaning the original floor using very coarse 100-grit and 200-grit Diamond pads fitted to a rotary buffer machine and applied to the floor using a strong dilution of Tile Doctor Remove and Go to add extra cleaning power. Tile edges were given special attention using a flex machine fitted with small diamond grit pads. The floor was rinsed with water to remove the soil generated and this was followed up with an acid rinse using a 1:3 dilution of Tile Doctor Grout Clean Up. This last step in the cleaning process is especially recommend for old floors like this which don’t have a damp proof membrane and can suffer from efflorescence issues. The next stage focused on repairing the floor and started by carefully knocking out all the broken and chipped tiles. We had previously estimated over 30 tiles needed replacing and so the client had bought two boxes, meaning I had plenty of spares to work with. Before tiling however, the subfloor had suffered over the years and needed attention first. To deal with this the damaged areas were raked out, cleaned up and then back filled with rapid setting self-levelling screed from Mapie adhesives. Once the sub-base was fixed then we put the new tiles back in, they were not an exact match, about 5mm too short and lighter in tone, but the colour was pretty close. Tiling an old Victorian floor like this can be a bit like dominoes as you move one out of place 2 decent ones come loose and then they also need refixing. Some of the tiles had hair line cracks in them and once they were loose, they just cracked in half. As such the 20 spare tiles that I thought were spare came into good use and I actually ended up using all of them. I could have done with a few more so it was decided to reset the last four broken tiles and grout them in. Luckily for me the client was very understanding about the nature of tile restoration and had accepted that there would be some imperfections and they were not expecting a new floor. The Tiles were fixed down using Ultralite Rapid Flex (another product from Mapie) and then grouted using the same adhesive (not a grout, as they did not have grout back in the day, just cement and screed). The floor was left this to cure overnight, and we came back the next day to finish the clean using a 200-grit diamond pad fitted to a buffing machine and lubricated with water, then one last acid rinse to get the tiles as clean as possible and remove any lingering grout haze. This last clean helps to blend the new tiles in with the original. Before applying a protective sealer, the floor was left to dry for a couple of days, the tiles need to be thoroughly dry before sealing or you can end up with a patchy appearance. For this floor with no damp proof membrane, it was important to use a fully breathable sealer that will allow moisture to rise through the tile and evaporate at the surface, so Tile Doctor Colour Grow was chosen. This is a good choice for old floors like this as its fully breathable, head wearing, and it contains a colour enhancer that improves the overall appearance of the tile. Three coats of Tile Doctor Colour Grow which is a fully breathable, colour enhancing sealer hat works by soaking into the pores of the tile protecting it from within. It has a matt finish, and it works really well with all clay tiles and is ideal for these types of floors. You can probably spot the lighter coloured tiles in the after photos on this page, however it’s a very subtle difference and I think they have blended in quite well with the original. Certainly, my client was very pleased with the newly restored floor, its completely transformed from when we first visited the client, and the floor has now gained character and history. For aftercare we recommend Tile Doctor Neutral Cleaner, its an effective pH neutral product that is compatible with the new sealer. Russell Taylor Lancashire Tile Doctor

This remodel incorporated the client’s love of artwork and color into a cohesive design with elegant, custom details that will stand the test of time. The space was closed in, dark and dated. The walls at the island were the first thing you saw when entering the condo. So we removed the walls which really opened it up to a welcoming space. Storage was an issue too so we borrowed space from the main floor bedroom closet and created a ‘butler’s pantry’. The client’s flair for the contemporary, original art, and love of bright colors is apparent in the materials, finishes and paint colors. Jewelry-like artisan pulls are repeated throughout the kitchen to pull it together. The Butler’s pantry provided extra storage for kitchen items and adds a little glam. The drawers are wrapped in leather with a Shagreen pattern (Asian sting ray). A creative mix of custom cabinetry materials includes gray washed white oak to complimented the new flooring and ground the mix of materials on the island, along with white gloss uppers and matte bright blue tall cabinets. With the exception of the artisan pulls used on the integrated dishwasher drawers and blue cabinets, push and touch latches were used to keep it as clean looking as possible. Kitchen details include a chef style sink, quartz counters, motorized assist for heavy drawers and various cabinetry organizers.

This newly remodeled family home and in law unit in San Anselmo is 4000sf of light and space. The first designer was let go for presenting grey one too many times. My task was to skillfully blend all the color my clients wanted from their mix of Latin, Hispanic and Italian heritage and get it to read successfully. Wow, no easy feat. Clients alway teach us so much. I learned that much more color could work than I ever thought possible.

This small, dated bathroom had all sorts of quirky elements that needed updating. We tore it down to its studs and built it back up again, re-doing major parts of the plumbing along the way. We installed an extra-wide vanity, centered the toilet, added an alcove tub, installed twin sconces aside a new medicine cabinet, added overhead lighting and venting to the glass brick window, and installed large format tiling to minimize the grout lines. The color scheme we chose was neutral to keep this small space feeling as large as possible. The final look is clean, fresh, modern, and open.
